Financial discipline drives momentum in Indian real estate sector, bank credit surges: Report

New Delhi: India's real estate sector has significantly improved its financial discipline, resulting in more credit from banks, credit rating upgrades and investor enthusiasm, according to a report on Tuesday.
The credit rating of real estate companies rose due to better operating margins, profitability margins and leverage ratios, the report from real estate management firm Colliers India said.
After the Covid-19 pandemic, the real estate sector showed a 'V-shaped' recovery, with its credit and financial metrics outperforming other major industries, it added.
From FY21 to FY25, bank credit to this sector has doubled from Rs 17.8 lakh crore to Rs 35.4 lakh crore, outperforming the average bank credit to other industries by 30 per cent. Nearly one-fifth of bank credit deployment was in real estate, indicating lender confidence.
Further, the quality of loans has also improved significantly. The proportion of Gross Non-Performing Assets (GNPA) in the banks' loans to the construction industry significantly reduced from 23.5 per cent in March 2021 to 3.1 per cent in March 2025.
'During FY25, real estate sector had more credit rating upgrades than other economic sectors, demonstrating its robust financial health. The relatively higher credit quality of real estate loans is well supported by underlying strong demand-supply dynamics across multiple asset classes such as residential, commercial, industrial and warehousing, retail, hospitality, etc.,' said Badal Yagnik, Chief Executive Officer, Colliers India.
Around 62 per cent of the top 50 listed real estate companies reported higher profitability margins for FY25 up from 23 per cent in FY21. Consistent strong demand, higher revenue realisation, and better operating efficiencies can be attributed to the increasing profitability of real estate companies. The debt-to-equity ratio has also improved in five years, the report mentioned.
This led to the real estate sector outperforming the broader industry in the number of credit rating upgrades. Consequently, real estate companies increasingly access equity markets, signalling growing investor confidence in the sector. The real estate sector raised nearly Rs 138 billion in FY24 -- almost double the amount raised in the previous year.
'The strong momentum seen in 2024 has carried into 2025, with seven real estate IPOs raising more than Rs 76 billion until July. Moreover, the diverse listings across segments such as flex spaces, hospitality, office, residential, etc., and the anticipated upswing in SM REIT and REIT activity is promising for the entire real estate sector,' said Vimal Nadar, National Director and Head of Research, Colliers India.

Property prices in Lucknow will see an increase of up to 25 per cent from Friday with the implementation of revised circle rates -- the minimum cost of a property to determine the stamp duty charges. Under the latest rate revision that has come after 10 years, circle rates have been increased in the range of 15-25 per cent, depending on the area and the type of the property. Circle rates in Lucknow were last revised in 2015, Assistant Inspector General of Stamps Ramesh Chand said. "The price of agricultural land has increased by 15 per cent, while the prices of land meant for housing (non-agriculture) have seen a rise of 20 per cent to 25 per cent," Chand told PTI. He further said the rates have been revised as per the potential of the particular area. As far as the quantum of percentage increase is concerned in this year's revision, it is almost the same as that of 2015, Chand said. The rates have been revised on three parameters. The first category is non-agriculture land located along roads that are less than 9 metres in width. Other properties have been classified as 'ordinary' and 'premium'. Flats or apartment complexes that house any two facilities out of swimming pool, club, gym and segment road are counted in the premium category, and the construction cost will also be applicable likewise. "The flats which do not have these facilities will come under the ordinary category," Chand explained. Premium category properties in Ashok Marg saw a revision of 25 per cent (from Rs 26,000 per sq m to Rs 32,500 per sq m), while the ordinary category property rates have been revised from Rs 24,000 per sq m to Rs 30,000 per sq m. Land under non-agriculture category located along roads with less than 9 metres of width in Ashok Marg will now be priced 10 per cent higher from Rs 30,500 per sq m to Rs 33,500 per sq m. Rates in Gulistan Colony have been increased by 29 per cent for both premium as well as ordinary categories. Indiranagar Sector-1 properties have witnessed an increase of 31 per cent in the circle rates, while those at AP Sen Road and Clay Square areas saw a hike of 29 per cent.

A Reddit user's post about a dissatisfactory experience with a bakery based in Delhi-NCR recently went viral. It stemmed from a misunderstanding of the customer's instructions for what needed to be written on a cake. The resulting mistake was frustrating to the person who ordered it. However, social media users couldn't stop laughing at it. The Reddit user posted a picture of the cake with the caption, "Ordered this cake from Creme Castle. 300 grams for a whopping Rs 400, and this is what I got. Plus, the customer service is so bad." The customer also posted a picture of their bill, which showed the exact instructions they sent to the bakery while placing the order. The customer note read, "Add 'happy birthday mummy' text with frosting." Can you guess what ended up happening? The Chocolate Bento cake arrived with two flat chocolate pieces on top. One simply had the word "Mummy" written with icing. The other had the words "Text With Frosting...." on it. No happy birthday topper was visible in the photo. We don't know whether it wasn't sent in the first place or whether it was removed by the user before clicking the photo. The Reddit user also shared a screenshot of their WhatsApp chat with Creme Castle's customer care. As per the messages, the user wanted to complain about the problem, but the representative was not being helpful. The user mentioned wanting a "resolution" of the issue. The customer care team replied, "Refund or change not possible from our side." In the comments below the viral post, the user later clarified, I didn't ask for a refund. I asked for a replacement or at least for them to fix the issue. They were refusing to co-operate at all, which was frustrating."
