Axiata's Edotco stake key to balance sheet strength

The Star14-07-2025
PETALING JAYA: Axiata Group Bhd 's efforts to strengthen its balance sheet could gain traction if it decides to monetise its 63% stake in tower subsidiary Edotco Group Sdn Bhd – a move that could yield between RM3.2bil and RM8.3bil, according to Maybank Investment Bank Research (Maybank IB).
In a recent report, the research house noted that Axiata's balance sheet leverage remains a major overhang, with its net debt-to-earnings before interest, tax, depreciation and amortisation (Ebitda) staying 'elevated' at about three times as at the end of the first quarter of 2025 (1Q25).
Maybank IB simulated a full disposal of Edotco at an enterprise value-to-Ebitda multiple of seven to 12 times.
It estimated that a full divestment could reduce Axiata's net debt-to-Ebitda to between zero and 1.6 times.
'Our simulation indicates a significant improvement to Axiata's gearing if it hypothetically divests its entire stake in Edotco,' the investment bank said.
Although Axiata is undertaking other corporate exercises – including the XL-Smartfren merger and the divestment of its Myanmar tower operations in the second quarter of 2025 – these are unlikely to materially shift the group's leverage profile, Maybank IB said.
Notably, Edotco itself carries a relatively high net debt-to-Ebitda ratio of 3.9 times and remains a material contributor to Axiata's consolidated gearing, it said.
As part of its broader strategy, Maybank IB said Axiata has already identified Edotco as one of its monetisable assets.
It maintained its 'buy' call on the stock, with an unchanged target price of RM2.90 a share.
'We continue to view Axiata's overall risk-reward as positive, with net profit recovery and balance sheet repair (increasingly gaining traction among investors) being potential re-rating catalysts,' Maybank IB said.

LBS POWERS KWASA DAMANSARA GROWTH

KUALA LUMPUR: Kwasa Land Sdn Bhd (KLSB), a wholly-owned subsidiary of the Employees Provident Fund (EPF), through its group of subsidiaries, has entered into a Development Rights Agreement (DRA) with LBS Bina Group Bhd, a Malaysian property developer guided by people-first values, via its subsidiary, LBS Kwasa Damansara Sdn Bhd. Under the DRA, LBS Kwasa Damansara has been granted exclusive rights to progressively develop 11 parcels of prime freehold land, totalling 77.83ha (192.32 acres), within the thriving Kwasa Damansara township in the Petaling district of Selangor. The gross development value of the project is estimated at approximately RM8.3bil, representing a strategic investment by LBS into one of Klang Valley's most anticipated future-ready townships. The proposed development located in the 'PJ West' area of Kwasa Damansara is set to feature 2,922 residential units, comprising a balanced mix of low- and mid-rise condominiums as well as landed homes, tailored to meet a wide spectrum of market needs and lifestyle aspirations. Supporting infrastructure and amenities will be integrated in line with approved master plans, prioritising connectivity, liveability and sustainability. The development will be executed in phases over a 14-year period. The RM1.216bil development rights, largely representing the total land cost of the project, reflects the long-term investment potential of the Kwasa Damansara township. Strategically located, it is poised to emerge as one of Klang Valley's leading sustainable and future-proof townships. It marks a significant milestone in both LBS' growth trajectory and the continued transformation of Kwasa Damansara – a master-planned, 913.4ha (2,257-acre) township positioned as Greater Kuala Lumpur's new northern growth corridor. Kwasa Damansara is envisioned as a vibrant, transit-oriented and green township featuring a comprehensive mix of residential, commercial, institutional and recreational components. 'We are pleased to partner with LBS, a developer with a proven track record in delivering quality and community-focused developments. This collaboration marks a progressive step forward in realising the vision of Kwasa Damansara as a sustainable and inclusive township that caters to Malaysia's growing urban population,' said Kwasa Land managing director Datuk Adenan Md Yusof. 'With its integrated design and strategic connectivity – including access to multiple MRT stations – we believe this project will significantly contribute to the township's appeal and long-term value.'. LBS group executive chairman Tan Sri Ir Dr Lim Hock San said, 'This collaboration marks a significant milestone in our ongoing mission to deliver well-connected and high-quality residential communities that prioritise long-term liveability. 'Drawing on our strong track record and extensive experience in township development, we are committed to maximising the value of this prime land by delivering a sustainable, high-quality, and future-ready neighbourhood that meets the evolving needs of modern homebuyers. 'Moving forward, this strategic development is expected to strengthen the group's financial performance and position, while diversifying our portfolio with high-value, premium offerings.' Lim highlighted that this opportunity aligns seamlessly with the group's 8 x 8 Strategy, propelling LBS to new heights in the property development industry, through its commitment to innovation, sustainability and community-centric living. PJ West will also be home to the proposed Kwasa Community Forest, a lush green sanctuary nestled atop the township's highest point. Serving as the township's green lung, this forest will be seamlessly connected to surrounding development plots through a network of green corridors, providing multiple access points for residents. The park is envisioned to include scenic lookout points, serene forest walks, dedicated mountain biking trails, a boardwalk, an open-air amphitheatre, and a host of other recreational features designed to promote outdoor living and community engagement. Strategically located near mature neighbourhoods such as Kota Damansara, Tropicana, Subang Bestari and Sungai Buloh, the site enjoys proximity to retail, dining and commercial hubs. Future residents will benefit from excellent connectivity via two MRT stations linked to the Putrajaya and Kajang lines and accessibility through major highways including the North Klang Valley Expressway (NKVE), Guthrie Corridor Expressway (GCE) and Damansara-Shah Alam Elevated Expressway (DASH). It is also just 4km from the Sultan Abdul Aziz Shah Airport in Subang. Destined to become a model city for business, living and leisure, Kwasa Damansara will offer over 101.2ha (250 acres) of surrounding green spaces encompassing nine parks and complemented by more than 25km of cycling and walking trails. The township will also host 25,000 new housing units - including 10,000 affordable housing and land designated for 15 new schools. To date, Kwasa Land has entered into collaboration agreements with 17 development partners, granting them development rights over approximately 394ha (973 acres) within the township. These projects account for roughly 73% of the total 539ha (1,331 acres) of saleable land in Kwasa Damansara and represent a combined Gross Development Value of over RM40bil.

Velesto set for stronger 2H25 as rig utilisation rises

KUALA LUMPUR: Velesto Energy Bhd is poised for stronger earnings visibility for the remainder of the year as five out of its six jack-up drilling rigs have secured contracts, according to Maybank Investment Bank (Maybank IB). The firm raised its financial year 2025 (FY25) earnings forecast by three per cent to account for a higher blended utilisation rate assumption of 72 per cent since the Naga 5 rig started work one month earlier than scheduled. While second quarter (2Q25) results may be weaker on a quarterly basis due to scheduled maintenance for two rigs and slightly lower average daily charter rates (DCRs), Maybank IB expects earnings to be backloaded in the second half. The firm projects a strong recovery with utilisation rates at 83 per cent for both the third and fourth quarters. Maybank IB said Velesto's earnings peaked in FY24 in line with the local oil and gas services and equipment sector cycle. "Earnings will likely decline annually, but the company should remain comfortably profitable. Despite lower DCRs from the peak, its rigs are well-utilised, providing Velesto with cash flow comfort," it said. As at end-March 2025, due to strong operating cash flows from its drilling operations, Velesto's net cash position grew by 60 per cent on a quarterly basis to RM104.7 million. This represents about seven per cent of Velesto's current market capitalisation. "With a healthier balance sheet ahead, we raise our dividend payout ratio assumption to 100 per cent from 70 per cent previously, translating into a dividend per share of 2.1 sen and an attractive yield of over 11 per cent," Maybank IB added. The firm said Velesto's drilling operations also benefit from a natural hedge against foreign exchange fluctuations as about 70 per cent of its operating and capital expenditures are denominated in US dollars. Maybank IB kept its "Buy" call on Velesto with a target price of 18 sen.

Muted 2Q earnings likely

PETALING JAYA: Malaysia's upcoming second-quarter of financial year 2025 (2Q25) earnings season is expected to be relatively muted, with overall corporate performance continuing to reflect challenges from external uncertainties, particularly the ongoing US-Malaysia tariff negotiations. While earnings growth may remain soft, the reporting cycle begins against a backdrop of stabilising macroeconomic indicators and fewer forecast revisions compared to the previous quarter. As such, Maybank Investment Bank Research (Maybank IB) believes the worst of the earnings downgrades may now be behind. 'The 2Q25 results season may yet be another unexciting one but at least one with fewer earnings downgrades in our view,' the research house said in its latest strategy note. Maybank IB has forecast a modest 2.5% earnings growth for the FBM KLCI in 2025, primarily weighed down by the banking sector. It anticipates a stronger rebound in 2026 with a projected growth of 7.7%. The research house's base case target for the FBM KLCI stands at 1,660, pegged to 14.4 times 2026 estimated price-to-earnings ratio (PER), representing minus 0.5 standard deviation of the 10-year mean, amid continued market volatility and uncertainty over trade policy. 'Our base case assumes further de-escalation in trade tensions and favourable outcome from tariff negotiations,' the report noted. Conversely, in a bearish scenario where earnings growth moderates to 5%, the index could dip to 1,450 based on 13 times PER. Despite a softer external environment, Malaysia's domestic economic fundamentals appear encouraging. The research house points to robust consumer activity, a sustained investment cycle, and signs of resilient private demand as cushioning the impact of weaker exports, particularly in May and June. 'The 2Q25 real gross domestic product growth advanced estimate of 4.5% year-on-year, with a rebound quarter-on-quarter from 4.4% in 1Q25, suggests a steady growth momentum and indicates external headwinds due to US tariffs are being mitigated by domestic tailwinds,' it said. Inflation has also cooled to 1.1% in June, while the labour market remains firm with the unemployment rate steady at 3%. Maybank IB attributed rising disposable incomes – fuelled by civil servant pay hikes, minimum wage increases, and a surge in Employee Provident Fund contributions – as supportive of its positive stance on the consumer, real estate investment trusts (REITs), and construction sectors. Sector-wise, consumer, construction, healthcare, REITs, and renewable energy remain Maybank IB's key 'overweights', with minimal changes to its top stock picks apart from Solarvest Holdings Bhd , which has outpaced its target price. 'We expect some positive momentum for construction, healthcare, property and, more selectively, the oil and gas and utilities sectors,' the research house added. The technology sector may face near-term weakness, but Maybank IB noted that most of the necessary earnings downgrades have already been made. 'From our channel checks, we expect most sectors are likely to deliver flattish earnings with few surprises,' it said. Notably, while plantation firms may post weaker quarterly numbers due to lower crude palm oil prices, some could benefit from disposal gains and foreign exchange tailwinds. The recent 25 basis points cut to the overnight policy rate, announced in July, is expected to have a limited impact on second-quarter bank earnings. 'We had already factored this rate cut into our bank forecasts; we stay 'neutral' on banks,' Maybank IB stated.
