
Foxtons revenues surge amid homebuyer stamp duty rush
Foxtons revenue surged at the start of 2025 as the London-based estate agency cashed in on homebuyers flocking to complete before April's stamp duty changes.
The group told shareholders on Wednesday it enjoyed its highest quarterly sales revenue since before the Brexit vote in 2016 in the opening three months of the year, with sales up 24 per cent.
The ending of temporary tax incentives for affordable homes and first-time buyers at the end of March spurred potential buyers to accelerate their purchases.
Foxtons said that with many completions accelerated due to the relief deadline, with its sales pipeline entering the second quarter around 10 per cent ahead of the same point a year ago.
Guy Gittins, the group's chief executive, said on Wednesday: 'Despite ongoing macro volatility, with our market leadership position and resilient business model, I am confident we can drive further growth this year.'
Group revenues came in at £44.1million for the three month period ending 31 March, with sales revenue growth of 73 per cent and lettings revenue growth of 5 per cent.
Sales revenue surged to £16.4million, driven by a £5.6million increase in revenue on a like-for-like basis and a further £1.3million of additional revenue from acquisitions in 2024.
Gittins added: 'In lettings, we produced another robust performance with revenues up 5 per cent, including contributions from our new offices in the Watford and Reading areas.
'Lettings remains a key area of focus for Foxtons, with high quality non-cyclical and recurring revenues underpinning the Group's financial profile and driving resilient earnings.'
Looking ahead, Foxtons said: 'With good momentum within the Sales business, the under-offer pipeline is expected to rebuild over the second quarter.
'The speed and extent of future interest rate reductions will likely determine the number of buyers entering the market, with faster interest rate cuts providing an opportunity for accelerated growth.'
Foxtons shares rose 1.28 per cent or 0.73p to 58.03p on Wednesday, having risen around 6 per cent in the last year.
Adam Vettese, a market analyst at eToro, said: 'With a backdrop of house prices at record highs in the UK, buyers seem to be anything but put off as they rush to beat the April stamp duty hike and in turn, Foxtons has seen revenue surge by 24 per cent.
'The under-offer pipeline is at its strongest since the 2016 Brexit vote as cooling interest rates have seen home buyers start to shift from the staying-put stance we have seen in recent times.'
He added: 'It's fair to say that this quarter will be a one-off and the trajectory of further interest rate cuts will be a telling indicator as this pre-stamp duty rush loses steam.
'Shares have seen modest gains this morning, likely for this reason. Investors eyeing up a UK property market recovery will be looking to see if Foxtons can regain levels seen around the turn of the year, albeit still a long way off historical highs.'

Firm linked to Baroness Bra 'must pay back £122m for faulty PPE': Government suing over Covid contract 'initiated' by Tory peer
A firm linked to Michelle Mone must repay £122million for allegedly breaching a Covid PPE contract, a court heard yesterday. The bra tycoon had recommended PPE Medpro, which went on to provide 25 million 'faulty' surgical gowns. The consortium, led by the Tory peer's husband Doug Barrowman, was awarded contracts by the former Conservative administration during the pandemic. PPE Medpro is now being sued by the Department of Health and Social Care (DHSC), with Government lawyers claiming the gowns couldn't be used because they were not sterile. Baroness Mone and the firm both deny any wrongdoing. The Government is seeking to recover the costs of the contract, plus an additional £8,648,691 for transporting and storing the items. PPE Medpro said it 'categorically denies' breaching the contract, with its lawyers claiming the company has been 'singled out for unfair treatment'. Opening the trial, Paul Stanley KC, for the DHSC, said: 'This case is simply about whether 25 million surgical gowns provided by PPE Medpro were faulty. It is, in short, a technical case about detailed legal and industry standards that apply to sterile gowns.' Mr Stanley said in written submissions the 'initial contact with Medpro came through Baroness Mone', with contract discussions then going through one of the firm's directors, Anthony Page. Baroness Mone remained 'active throughout' negotiations, he said, with the peer stating Mr Barrowman had 'years of experience in manufacturing, procurement and management of supply chains'. But he said Baroness Mone's communications were not part of this case, which was 'simply about compliance'. He added: 'The department does not allege anything improper happened, and we are not concerned with any profits made by anybody.' In court documents from May this year, the DHSC said the gowns were delivered to the UK in 72 lots between August and October 2020, with almost £122million paid to PPE Medpro between July and August that year. The department rejected the gowns in December 2020 and told the firm it would have to repay the money, but this has not happened and the gowns remain in storage. Mr Stanley said 99.9999 per cent of the gowns should have been sterile under the terms of the contract. The DHSC claims the deal also specified PPE Medpro had to sterilise them using a 'validated process', attested by CE marking, which indicates a product has met certain medical standards. He said 'none of those things happened', and that of 140 gowns tested for sterility, 103 failed. He added that the DHSC 'was entitled to reject the gowns, or is entitled to damages, which amount to the full price and storage costs'. Charles Samek KC, for PPE Medpro, said the 'only plausible reason' for the gowns becoming contaminated was due to 'the transport and storage conditions or events to which the gowns were subject' after delivery. He said testing was done several months after the gowns were rejected, and that the samples were not 'representative of the whole population'. Mr Samek described the DHSC's claim as 'contrived and opportunistic', with PPE Medpro 'made the fall guy for a catalogue of failures... and uncontrolled buying spree with taxpayers' money'. Neither Baroness Mone nor Mr Barrowman is due to give evidence during the five-week trial. A PPE Medpro spokesman said it 'categorically denies breaching its obligations' and will 'robustly defend' the claim.

OnlyFans is giving HMRC what it wants
Fenix International occupies the ninth floor of an innocuous office block on London's Cheapside. The street's name comes from the Old English for marketplace, and once upon a time Cheapside was just that: London's biggest meat market with butcher shops lining either side of the road. Today, the street houses financial institutions and corporate HQs. But Fenix still runs a marketplace. Some may even call it a meat market, albeit one that operates on the phones of hundreds of millions of users worldwide. Its name: OnlyFans. OnlyFans is best understood not just as a porn site, but as a social media platform with a paywall. Creators – mostly women – post photos, videos and voice notes behind monthly subscriptions. Users pay extra to tip the women, customise content and have one-to-one chats with their favourite models. Not everything on OnlyFans is X-rated, but that's the content that makes the money. An entire ecosystem has grown around OnlyFans since it was founded nine years ago by two British brothers, Tim and Thomas Stokely. One 'e-pimp' explained that successful models outsource much of their work to offshore call centres to give the illusion of intimacy with customers. Low-paid workers in Venezuela or the Philippines are hired to impersonate creators over text chats, maintaining dozens, even hundreds, of relationships with lonely men. OnlyFans' profits are enormous. In 2023, it generated nearly £5 billion in sales – up more than 2,000 per cent in four years. The company paid £127 million in tax last year, £110 million of that in corporation tax. Because Fenix is based in London, the bulk of that cash is flowing straight into the Treasury. For comparison: Britain's fishing industry – supposedly a red-line issue in Brexit – brings in just £876 million and pays next to nothing in corporation tax, while also receiving £180 million a year in tax concessions. We don't think of OnlyFans as a media company (if we think of it at all) and so we ignore what it is in business terms: a staggering success. With more than four million 'content creators' and 305 million subscribers, it would easily rank in the top three British publishing companies. It is perhaps the most successful creator-based subscription service ever. Traditional platforms can't compete – OnlyFans' revenues are twice that of North America's Aylo, which operates the world's biggest porn websites. Britain's sex industry brings in far more to the economy than politicians are comfortable admitting Britain's sex industry brings in far more to the economy than politicians are comfortable admitting. The Office for National Statistics estimates Britons spend in excess of £6 billion annually on it. It is one of the few British industries which remains a net (digital) exporter. Indeed, OnlyFans is perhaps the strongest unicorn (a privately held start-up worth more than $1 billion) in the country. It's more profitable than any other British tech start-up. And it's doing something our other digital start-ups can't: exporting to America while keeping tax revenues onshore. Two-thirds of its revenue now comes from the US, proving that even in a global tech economy dominated by Silicon Valley, British firms can still compete. OnlyFans' success makes it all the more striking that, according to Reuters, Fenix is in talks to sell. Los Angeles-based Forest Road Company is leading a group of investors in negotiations to buy the business for £6 billion. It's rumoured that other suitors are vying for attention and that shares may be sold on the stock market. Either way, one of Britain's few successful exports could soon be gone. It's awkward to defend pornography, and so politicians don't try. Parliament hosts thousands of lobbying events every year – payday lenders, bookies, vape companies, even arms dealers turn up for drinks and canapés. There is no 'sex tech reception'. Ministers fall over themselves to visit impressive-looking factories that are in fact barely relevant. For example, Glass Futures, a research and production plant for the glass industry based in St Helens, was recently picked by Keir Starmer as the perfect location for his speech decrying 'Farage's fantasy economics'. The plant is a not-for-profit that makes £7 million in annual sales. OnlyFans pays more in tax in a month than Glass Futures earns in a year. But no MP would be caught dead at OnlyFans' Cheapside HQ, despite, I'm told, many invitations to visit. Neither has any politician ever defended the porn industry in a debate on innovation, exports or growth. The most recent House of Lords research note on 'the impact of pornography on society' contains no mention of the words 'economy', 'tax' or 'finance'. Of course, money isn't everything. The harms of porn – to women, to relationships, to the minds of teenage boys – are real and considerable. We might well be better off banning the whole thing. But if we are going to wage a moral war on porn, we should at least be honest about what we're sacrificing. The money is real – and it's already in the bank of HMRC.
