
Economic development officials tout business competitiveness to national site selectors
Apr. 17—Real estate expert Mark Urbanowicz's first impressions of Albuquerque? Good infrastructure, a beautiful environment offering balanced quality of life and a unique place to do business.
He and three other commercial real estate officials from outside of New Mexico joined a Thursday luncheon hosted by the economic development organization Albuquerque Regional Economic Alliance, or AREA, at Albuquerque Academy to learn more about the metro area's investment potential from local executives.
This week, AREA drove the out-of-state visitors around town to tout the city's business competitiveness. AREA CEO and President Danielle Casey at the luncheon described the tour as letting the visitors "get to know what's going on and kind of look under all the rocks and learn about the market and understand what we're doing to really advance our economic development ecosystem."
AREA also took the real estate officials to local events like an Isotopes game and golfing, which Urbanowicz said is an important factor business leaders consider when setting up shop somewhere.
"What's going to be more important in attracting business and attracting talent in the future will be quality of life," said Urbanowicz, an executive managing director with Vestian.
Chad Matheson, senior vice president for AREA, broke down some state and metro-area economic and jobs statistics for the visitors at the luncheon, particularly highlighting the growing market for research and development. In terms of job count in the Southwest, New Mexico has the fourth-largest R&D market and it grew 23% from 2018-2023, he said.
"From a research and development perspective, really honing our core competencies and material sciences is one that I feel we have a tremendous potential in," Matheson said.
In addition to science and technology-related fields, the state has a demand for professionals in health care, manufacturing and construction, finance and insurance, and education, Matheson added.
Officials with Central New Mexico Community College, Presbyterian Healthcare Services and Sandia National Laboratories attended the Thursday event as well to explain some of their program offerings to the visitors, from quantum computing partnerships to health care simulation labs.
"There's likely some way that we can work with just about anybody," said David Kistin, manager of technology and economic development at Sandia Labs.
This was site selector Jeffrey Garza Walker's fourth tour of Albuquerque, initially coming to the state six years ago to consider its business opportunities. He's the executive vice president and managing principal of SRS Real Estate Partners and lives in Phoenix.
It's exciting to see New Mexico "starting to move forward with your initiative" to become a hub of economic development, Garza Walker said. He said it's important for an area to be ready for big companies to move in to, pointing to site readiness and a strong labor force as being key.
"One company can change the whole dynamic. And I believe you've got the right people in the room that are trying to get you ready for that," Garza Walker said of AREA.

One of America's best small cities is in WA, says US News & World Report
Looking for the best place to live in Washington state? You might want to consider Sammamish, according to a new ranking from U.S. News and World Report. On June 4, the publication released its list of the 15 best small cities in the U.S. to live in this year. Sammamish took the No. 6 spot. This comes after U.S. News named Sammamish the No. 11 city to live in nationwide in late May. The King County city, located east of Bellevue, earned high marks from U.S. News for its job opportunities, which the publication attributes to its proximity to Seattle-area tech companies. It ranked No. 3 in the nation for its job market and its median household income of just over $235,000 a year was nearly triple the national rate, right around $80,000. Its proximity to nature and location on Lake Sammamish, meanwhile, helped the city place in the top 25 in the country for desirability and quality of life. There is a catch, though. As with much of Washington, Sammamish has a high cost of living. The median home price is $1,185,433, according to U.S. News, while the median monthly rent is $2,403. Sammamish was the only west coast city to make the list of the best small cities. Here's the rest of the top ten: Johns Creek, Georgia Apex, North Carolina Leander, Texas Rochester Hills, Michigan Troy, Michigan Sammamish, Washington Ellicott City, Maryland Flower Mound, Texas Pflugerville, Texas Plymouth, Minnesota While Sammamish was the only place in Washington on the list of the best small cities in the U.S., a few others made the list of the top 250 cities overall, with Seattle's eastern suburbs featuring heavily. Redmond was the next Washington city on the list at No. 83, followed by Bellevue at No. 126. Kirkland was the last Washington city to make the list at No. 133. According to U.S. News, each city is given a score across five categories: quality of life, value and affordability, desirability strength of the job market and net migration. Quality of life accounts for 26% of each city's score, and is determined by the quality of the area's schools, infrastructure, health care, economy and natural environment. The other categories account for between 23% and 25% of the total score, with the exception of net migration, which accounts for 2%.

California scrambles to find solutions for rising gas prices as departing refineries could cut supply by 20%
As of June 6, the average gas price in California for regular fuel was $4.72 per gallon, according to AAA, making it the most expensive place to fuel up in the country. That's because some experts believe gas prices in the state could rise significantly following the impending wind-down of two major refineries if lawmakers don't intervene soon. Valero, meanwhile, said in April it intends to 'idle, restructure, or cease refining operations' at its Benicia, California, refinery by April 2026. Phillips 66 says its decision was due to uncertainty about the refinery's 'long-term sustainability.' Valero cited 'the uncertainties that remain with respect to current or contemplated legal, political or regulatory developments that are adverse to or restrict refining and marketing operations' as a diver of its decision. The company was also hit with a record $82 million fine by the Bay Area Air Quality Management District last year after regulators uncovered a long history of unreported toxic emissions. On May 28, Petroleum Market Oversight Director Tai Milder, California Energy Commission Vice Chairman Siva Gunda and California Air Resources Board Chair Liane Randolph testified before state lawmakers. The regulators were put on the hot seat, as lawmakers wondered if they were plunging California into a gas crisis. Experts say this could have a major impact at the pumps. 'I think if we are not prepared for the closure of these two refineries, we could see a very abrupt increase in prices,' Severin Borenstein, UC Berkeley professor and director of the Energy Institute at Haas, told the broadcaster. 'That is a real threat right now. California needs to get out ahead of it. This is a fire drill, this is not a long-term planning problem.' A report by USC professor Michael Mische warned that California gas prices could rise to an estimated average of $7.348 to $8.435 by the end of 2026 if both refineries shut down. Upon their closure, the state would have to import more gas, and in the absence of inbound pipelines to California, it would cost even more to bring gas to residents, fueling higher prices. Additionally, the report stated that California retail gas prices are routinely 40% to 50% higher than the national average. State regulatory fees and taxes add a significant amount to the price of gas per gallon. Even without the closures of the two refineries, the report estimates the price could potentially increase by $1.18 per gallon. Similar to the sentiments of Alvarez, the report calls the state's gas crisis largely "self-created." Despite more cars being on the road, the number of refineries in the state has dropped over the last 30 to 50 years. Meanwhile, the report says regulatory costs affecting refiners, distributors and local operators have had a compounding effect on retail prices. The report included a number of suggestions, such as incentivizing Phillips 66 and Valero to remain in the state and relaxing regulations. For example, Executive Order N79-20, which is set to take effect in 2035, bans the sale of new gas-powered vehicles. Bill Abx2-1 allows regulators in California to set minimum petroleum inventory levels for refineries located in the state. And so on. A $91K salary is needed to afford rent in the Seattle area
You have to make nearly $91,000 per year to afford the typical monthly rent in the Seattle metropolitan area, according to a new report. Why it matters: That's about 23% higher than what a Seattle-area household would have needed to earn five years ago, per the analysis from Zillow. It's also about $10,000 more than the income needed to afford the typical rent nationwide, Zillow found. What they did: Zillow assumed that rent should take up no more than 30% of household income — a common standard for calculating affordability. Zoom in: By that measure, affording the typical Seattle area-rent — which came in at $2,271 in April — requires an annual income of $90,840. That's the 11th-highest income needed among the dozens of U.S. metros analyzed by Zillow. Yes, but: The median household income in the Seattle-Tacoma-Bellevue area was $110,744 in 2023 — well above what is needed to afford the typical monthly rent, per Zillow's analysis. That said, a single person may be in for more of a struggle. Census data pegged the per capita income in Seattle at $82,508 in 2023. What they're saying: "Housing costs have surged since pre-pandemic, with rents growing quite a bit faster than wages," Orphe Divounguy, senior economist at Zillow, said in a news release.
