The global capability centres (GCCs) have contributed to almost 40%–60% of total leasing demand of India's office asset REITs compare to 28%–29% share in overall office leasing over the last four quarters up to Q1 2025, suggesting institutionally owned assets are preferred by many multinational occupiers India's office REIT stocks outperformed the Bombay Stock Exchange (BSE) Realty Index as in the 12-month up to June 2025, all three office REIT stocks delivered more than 15% capital appreciation.In contrast, the BSE Index experienced a correction.According to Cushman & Wakefield 's comparisons of the five largest REIT markets in Asia - Japan, Singapore, the Chinese mainland, Hong Kong, China and India, India's and China's Real Estate Investment Trust (REIT) markets showed robust growth in 2024 and are expected to continue to attract strong investor interest this year.The report revealed that the Chinese mainland REIT (C-REIT) market achieved a 85% increase in market value at the end of 2024, surpassing Hong Kong and becoming one of the region's top three REIT markets.'The unprecedented growth in the C-REIT market highlights its role as a critical driver of regional expansion, while India's performance emphasizes the growing strength of the country's institutional-grade real estate ,' said Catherine Chen, Director, Investor Client Intelligence & Insights, Asia Pacific at Cushman & Wakefield.In the same period, India's REIT market demonstrated robust growth in the office sector, driven by strong leasing demand for institutional-grade office space. Meanwhile, mature markets such as Japan, Singapore and Hong Kong moved toward stabilization, underlining their long-term resilience.The financial year 2024–2025 (ending March 2025) was a strong one for India's office REITs. The three office REITs collectively garnered leasing volumes of more than 16 million sq ft, which accounted for close to a fifth of the gross leasing volume (GLV) across the top eight cities in the country.'Multinational companies, especially GCCs have driven record leasing activity, which now accounts for a significant share of the nation's Grade A office stock . There has also been a growing preference among occupiers for premium grade assets, thereby significantly benefiting REITs. All three office REITs in India achieved occupancy rates close to 90% at the end of Q1 2025,' said Somy Thomas, Executive Managing Director, Valuations and Co- Head, Capital Markets, India at Cushman & Wakefield.Interestingly, the REIT assets have managed to attract a considerable share of demand coming from global capability centers (GCCs), which is an important growth driver for India's office markets.As of June 2025, the Indian REIT market comprised three office REITs and one retail REIT, collectively managing an operational portfolio of over 105 million sq. ft. While the number of listed REITs remained constant over the past year, their combined portfolio grew by more than 12%,raising the institutional share to approximately 13% of India's total Grade A office stock.Apart from this, more than 23 million sq ft of new office space is under construction or is planned by the existing office REITs, and it is expected this new supply to be added to the total REIT portfolio in the coming years.After nearly two years of underperformance, India's office REIT stocks outperformed the Bombay Stock Exchange (BSE) Realty Index significantly.A fourth office REIT in India is expected to make its listing debut by the end of the calendar year 2025. With 48 million sq ft of Pan-India Grade A office space (37 million sq ft operational and 11 million sq ft under development), Knowledge Realty Trust, which is backed by Blackstone and Sattva Developers is expected to become one of the largest real estate investment trusts listed in India.Cushman & Wakefield's data showed a total of 263 active REIT products in the Asia market as of December 31, 2024, with a combined market value of US$235.8 billion, reflecting a year-on-year decline of 6.5%. The contraction was primarily driven by declines in the U.S. dollar values of the Japan, Singapore and Hong Kong markets due to the widespread softening in REIT stock prices and unfavorableexchange rate movements.In the mature markets, Japanese REITs experienced significant gains in dividend yield, led by stock price moderation and asset performance improvements, particularly among hotel REITs, which benefited from inbound tourism.In Singapore, positive total returns were observed across multiple property types in 2024, including data centres at 9.7%, and healthcare at 6.9%. Elsewhere in Asia, Thailand demonstrated robust performance with a 41% increase in market value, marking it as the second-highest growth market in the region. The Philippines, Malaysia and India reported increases of 37%, 21% and 13% respectively, supported by their favourable economic fundamentals and attractive real estate sectors.

China's Huawei Technologies showed off an AI computing system on Saturday that one industry expert has said rivals Nvidia's most advanced offering, as the Chinese technology giant seeks to capture market share in the country's growing artificial intelligence sector. The CloudMatrix 384 system made its first public debut at the World Artificial Intelligence Conference (WAIC), a three-day event in Shanghai where companies showcase their latest AI innovations, drawing a large crowd to the company's booth. The system has drawn close attention from the global AI community since Huawei first announced it in April. Industry analysts view it as a direct competitor to Nvidia's GB200 NVL72, the U.S. chipmaker's most advanced system-level product currently available in the market. Dylan Patel, founder of semiconductor research group SemiAnalysis, said in an April article that Huawei now had AI system capabilities that could beat Nvidia. Huawei staff at its WAIC booth declined to comment when asked to introduce the CloudMatrix 384 system. A spokesperson for Huawei did not respond to questions. Huawei has become widely regarded as China's most promising domestic supplier of chips essential for AI development, even though the company faces U.S. export restrictions. Nvidia CEO Jensen Huang told Bloomberg in May that Huawei had been 'moving quite fast' and named the CloudMatrix as an example. The CloudMatrix 384 incorporates 384 of Huawei's latest 910C chips and outperforms Nvidia's GB200 NVL72 on some metrics, which uses 72 B200 chips, according to SemiAnalysis. The performance stems from Huawei's system design capabilities, which compensate for weaker individual chip performance through the use of more chips and system-level innovations, SemiAnalysis said. Huawei says the system uses 'supernode' architecture that allows the chips to interconnect at super-high speeds and in June, Huawei Cloud CEO Zhang Pingan said the CloudMatrix 384 system was operational on Huawei's cloud platform.

Upcoming IPO: Medical devices company Sahajanand Medical Technologies has filed its draft red herring prospectus (DRHP) with the capital markets regulator, the Securities and Exchange Board of India (Sebi), on Friday, July 25, 2025. Founded by Dhirajlal Kotadia in 2001, Sahajanand Medical Technologies (SMT) Limited specialises in advanced medical devices in vascular and structural heart intervention. Ashish Kacholia, Samara Capital Markets Holding Limited, Kotak Pre-IPO Opportunities Fund and Plutus Wealth Management LLP are the major shareholders in the company. According to the DRHP filing, the company is offering a book-built initial public offering (IPO) with an entirely offer for sale (OFS) component. The company proposed to make an offer-for-sale of up to 2,76,44,231 equity shares to shareholders with a face value of Re 1 apiece. The offer also provides a discounted subscription reservation for eligible employees within the employee reservation section. Washington is jumping into rare earths. Investors have run the other way.

A promising mining find in Wyoming aims for lightning-fast production of a resource that is a key chokepoint in America's standoff with China. Federal officials have signaled a potential investment in the project of close to $500 million. Yet the company behind it is a penny stock. The paradox of American Rare Earths, whose biggest prospect is the Wyoming site about three hours north of Denver, is endemic to the mostly small firms trying to extract rare-earth elements crucial to everything from electric vehicles to jet fighters. Shares often trade on smaller stock exchanges in Canada or Australia. Banks proceed with caution toward projects that can take a decade to materialize, if they ever do. That has left the U.S. with a quandary as China wields its dominance over global rare-earths production as a cudgel in the countries' simmering trade dispute. The U.S. has rare earths. What it lacks are investors willing to gamble on an industry dominated by Beijing. Washington in recent years has tried to pump the market, throwing hundreds of millions of dollars at new mines and processing plants. A Pentagon deal this month with the country's largest producer may be the biggest such investment ever. Even so, the difficulty of standing up a domestic industry backed by limited private capital has exposed a weak point in the White House's push to wean America off cheap Chinese supplies. 'The financing piece is a big question mark," said Joe Evers, president of American Rare Earths' Wyoming project. Ubiquitous commodities like oil boast corresponding financial markets where companies can shield themselves from volatility and traders can bet on it. The resulting prices help investors value companies and banks structure loans. That isn't the case for the 17 rare-earth elements needed in relatively tiny quantities across many high-tech industries. For rare earths, Evers added, the market 'really hasn't evolved at all, in my opinion, because there's such a dominant player in the form of China." Beijing has spent decades expanding its rare-earths footprint at home and abroad, commanding a huge portion of the world's ability to refine the elements and process them into magnets used by robotics firms, phone makers and other businesses. More than two-thirds of U.S. imports last year came from China, according to S&P Global. China also dominates many of the industries that rely on rare earths, including EVs. After China imposed export controls earlier this year, automakers like Ford Motor scrambled for supplies, giving Beijing leverage over Washington in trade talks. June shipments abroad were down 38% from a year earlier, even after the countries struck a deal that included China lifting some of the restrictions. Now, American miners hope tension with China's state-backed model will push the feds to fight fire with fire—and gin up interest among unenthusiastic investors. 'The government has realized that that game ain't gonna work," said Randall Atkins, chief executive of Ramaco Resources, a Kentucky-based coal producer that recently opened a coal and rare-earths mine in Wyoming. Earlier this month, Nevada-based MP Materials announced a massive Defense Department investment to expand rare-earths production and processing capacity. Analysts say the deal, which includes a loan, a decadelong offtake agreement and equity investment that makes the Pentagon MP's largest shareholder, could total billions and require additional money from Congress. Apple soon after announced its own supply deal with MP. The moves set off wild price swings in stocks of similar companies that are draping themselves in the American flag—both figuratively and literally—as they vie for government cash. Shares in Sydney-based American Rare Earths, which last year earned a letter of interest from the Export-Import Bank for debt financing up to $456 million, nearly doubled in value within a week to 46 Australian cents apiece. Spanning less than half a square mile, the company's proposed Cowboy State Mine sits on land where the state of Wyoming owns both the surface and the minerals, giving it the potential for expedited permitting. The find holds metals including the 'core four" rare earths necessary for powerful permanent magnets: neodymium, praseodymium, dysprosium and terbium. But the chief executive of American Rare Earths, which aims to start mining and processing as soon as 2029, resigned Monday in the second such shake-up since last year. On Thursday, the company announced a capital raise equivalent to nearly $10 million. Ramaco stock similarly rocketed higher after the MP deal. At a ribbon-cutting ceremony this month attended by Energy Secretary Chris Wright, Atkins described Ramaco's Wyoming project as 'America's mine" and part of a broader push 'to win a war being waged below our soil." The executive said in an interview that his firm will seek private and public backing as it pilots a processing facility and builds out the mine's full capacity in the coming years. 'We have to have realistic throughput agreements that aren't subject to Chinese manipulation," he added. There are dangers to relying on government aid. U.S. policy toward critical minerals—a broader basket of materials that includes rare earths—has long been inconsistent. Tax credits for domestic production were included in President Joe Biden's Inflation Reduction Act, but now will sunset starting in 2030 under Trump's new tax-and-spending law. With a drawdown in other credits for EV purchases and renewable-energy development, 'you risk killing a demand signal to ensure that these new industries, many of which are coming from startups, are going to have a market," said Milo McBride, a fellow at the Carnegie Endowment for International Peace. It is unclear if the MP deal can or will be replicated for other rare-earth miners. The Pentagon didn't respond to requests for comment. But analysts warn that jumping headfirst into the mining business comes with risks inherent to sometimes speculative projects. An Idaho cobalt mine three decades in the making has been mothballed for years despite tens of millions in government support. 'For any of these projects, [commercial production] is probably a long shot," said Rod Eggert, an economics professor at the Colorado School of Mines. 'But that's the nature of the business."
