As warehouse market staggers, Brookfield makes a bold $428 million move
The Toronto-based firm purchased a $428 million portfolio of 53 warehouses located in and around Houston, Dallas, Nashville, and Atlanta—one of the largest property deals of its kind this year. The deal was completed in early July, according to a spokeswoman for the company.
The acquisition comes as the once red-hot warehouse sector cools following a boom in construction. Trade tariffs, meanwhile, are threatening to diminish demand for the goods and materials that warehouses are leased to store and distribute.
Andy Smith, the head of logistics investments at Brookfield in North America, said the purchase focused on properties that are more affordable to rent than the wave of newly built warehouses that have hit the market in recent years.
He said the older buildings will appeal to tenants looking to spend less as tariffs push up the cost of goods and materials, potentially diminishing consumer spending.
"It's put a pause on people taking new space for growth prospects," Smith said of the tariff threats.
"You're not going to pay up for something that you don't need when what you have perfectly gets the job done," Smith said, explaining that some tenants have grown more conservative in the current business environment and less eager to upgrade to more expensive, brand-new warehouse spaces.
The portfolio is 96% occupied, and Smith said Brookfield will seek to increase its average rents from "the mid-single digits" to the "high-single digits" as leases expire and tenants either renew or are replaced by new occupants.
Demand for warehouses has skyrocketed over the last decade as a surge in online shopping led to a mass transfer of goods from stores to storage. A record share of consumer spending, totaling 24.1%, was done online in the first quarter of 2025, according to CBRE, a commercial real estate services firm.
A record 1.45 billion square feet of newly built warehouses were completed from 2022 to 2024, according to JLL, another real estate services firm — leading to an oversupply that pushed the average national vacancy rate up to 7.3% in the first quarter, its highest level in more than a decade.
In April, just as President Trump began to levy foreign goods, sales of warehouse properties plunged by 34% to $4.5 billion during the month, according to MSCI, a real estate data services provider. In May, warehouse deals fell by 26% to $5.2 billion year over year, MSCI reported.
Rob Kossar, the head of JLL's industrial leasing and advisory business in the northeast, said that large corporate warehouse tenants "joined the sidelines" after April's tariff actions, putting warehouse leasing decisions on hold.
More recently, he's seen signs of a rebound, he said.
Kossar said that six warehouse leases had been signed in the past month in New Jersey, totaling about 2.2 million square feet.
"The demand has had a significant uptick over the last month, and we hope that that continues," Kossar said.

Canada Goose shares fall 10% after Q1 loss
Canada Goose ( shares fell over eight per cent Thursday morning after the company's first-quarter earnings call reported a net loss of $125.5 million, widening from a $74 million loss in the same period last year. As at 11:41 a.m. ET, Canada Goose was trading at $16.20 per share on the Toronto Stock Exchange, down 8.36 per cent. On an adjusted basis, the Toronto-based luxury parka maker posted a loss of $1.29 per diluted share, compared to an adjusted loss of 80 cents per share in the previous year's first quarter. The company attributed the increase in selling, general and administrative expenses to a one-time $149.5 million financial award to a former supplier, along with costs tied to expanding its global retail network, increased spending on its Spring-Summer 2025 collections, campaigns for designer Haider Ackermann's Snow Goose capsule collection, and investments in product design and merchandising. Canada Goose generated $107.8 million in revenue during the quarter, an increase from $88.1 million in the same period last year. Sales through its direct-to-consumer channels climbed nearly 23 per cent to $78.1 million, while wholesale revenue also grew, rising almost 12 per cent to $17.9 million. 'Our conversations with investors suggest the market isn't sure how much momentum the Canada Goose brand has with consumers. The market is not likely to know until November when the main outerwear season begins,' said UBS analyst Jay Sole, in a note. The market also believes luxury demand has slowed, and Canada Goose's first-quarter revenue beat isn't likely to change minds, he adds, as the quarter is too small to signify a trend change. Canada Goose continued to hold back its financial outlook this quarter, citing uncertainty around tariffs as the U.S. and Canada race to establish a trade deal ahead of U.S. President Donald Trump's August 1 deadline. 'I don't want to pretend that I know what's going to happen in three weeks because I don't think any of us do,' CEO Dani Reiss told Yahoo Finance Canada in an interview. In the absence of the financial outlook, Reiss says investors should focus on the company's revenue increase of 22 per cent year-over-year, and 23 per cent growth in its direct-to-consumer channel. 'We're an outlier and our brand is resonating on a pop culture level with consumers in a way that others perhaps aren't. And, we're really leaning into that momentum as we head into our busier seasons,' he said. According to chief financial officer Neil Bowden, the company has remained relatively unscathed by tariffs so far. Roughly 75 per cent of products are manufactured in Canada, and comply with USMCA requirements, making them currently exempt from tariffs, he says. For European products, the company pays modestly higher tariffs, 'but they will continue to have a minimal financial impact,' Bowden says. The impact will hurt global trade and growth, and that's likely to bring equities down from their recent peaks. While most of the levies just announced are lower than the extremes flagged on April 2, there's a lack of rationale for many of the rates set that will add to the air of policy volatility. CNBC Daily Open: Trump's (new) new tariff rates are here (again)
The first time U.S. President Donald Trump unveiled his "reciprocal" tariffs on the rest of the world, the April 2 event had a cinematic, even grand, quality. It took place at the White House Rose Garden. There was a live band playing, according to The Wall Street Journal. Trump hoisted huge physical charts of his tariff rates, which were helpfully color-coded for visual clarity. This time, Trump's updated "reciprocal" tariffs, released the night before they come into effect on Aug. 1, seemed in comparison stripped of pomp and glamor. The White House's executive order popped up around 7 p.m. ET, just as people in the U.S. were getting off work. There was no live event, no big chart and certainly no entertainment — just a stern website with a black-and-white table. That austerity — and, one might even say, stealth — surrounding the recent announcement suggests two things. First, the White House could be aware that the dramatic shock of tariffs has less power to sway trade deals when staged a second time. The "90 deals in 90 days" that trade advisor Peter Navarro had promised in April are, after all, nowhere in sight. Second, the U.S. might actually be fine not making trade deals with some countries, leaving them with higher-than-hoped-for tariffs. In June, the U.S. Treasury Department reported an unexpected surplus thanks to tariff revenue, which were more than four times higher from a year ago. And economists aren't as alarmed by tariff-driven inflation as they once were. All that's speculation, of course. Little else is known about the latest tariffs except the numbers — it's been barely two hours since they were out and there have been no other official communication thus far. The order could have been released in this low-key fashion simply because the Rose Garden is now more like a Concrete Path. Or perhaps Trump doesn't want the penguins on the Heard and McDonald islands to hear about his levies this time. The U.S. rejigs tariff rates ahead of Aug. 1 deadline. Trump's executive order imposed tariffs ranging from 10% to 41% on dozens of countries, and subjected all goods considered to have been transhipped to an additional 40% duty. The S&P 500 falls, retreating from an intraday high. Microsoft shares, however, rose around 4% to push the company's market cap above $4 trillion. The Stoxx Europe 600 fell 0.75% amid a flurry of earnings from companies such as Rolls-Royce and AB InBev. Apple beats expectations for profit and revenue. The Cupertino-based company's iPhone sales grew 13% year over year, while overall revenue rose 10% in its fiscal third quarter, the fastest growth since December 2021. Amazon's gloomy guidance overshadows its earnings. Even though the company surpassed Wall Street's estimates for its second-quarter results, its expected operating income for the current quarter wasn't as high as analysts had hoped for. [PRO] Novo Nordisk's stock plunge isn't that surprising. On Tuesday, the firm's shares fell as much as 26% after it slashed its full-year guidance — and appointed a new CEO.
