IGB REIT proposes RM2.65bil acquisition of The Mall, Mid Valley Southkey in Johor

KUALA LUMPUR: IGB Real Estate Investment Trust (IGB REIT) has proposed to acquire The Mall, Mid Valley Southkey (MVS Mall) in Johor Bahru for RM2.65 billion.
In a filing with Bursa Malaysia today, IGB REIT said the acquisition will be undertaken by MTrustee Bhd, acting as trustee for and on behalf of IGB REIT, from Southkey Megamall Sdn Bhd (SMSB).
The proposed acquisition includes the mall, its operational assets, tenancy agreements, essential contracts and related components, it said.
"MVS Mall comprises five levels of retail mall with a mezzanine floor, together with eight levels of split-level elevated car parks and two levels of basement car parks,' it said.
IGB REIT said the purchase consideration will be settled via a combination of RM1 billion in cash and RM1.65 billion through the issuance of new IGB REIT units.
The acquisition is not expected to have any material effect on IGB REIT's earnings, earnings per unit and distributable income per unit for the financial year ending Dec 31, 2025, as the deal is only expected to be implemented and completed in the fourth quarter of 2025, it said.
In a separate statement, IGB REIT said MVS Mall would be a new addition to its portfolio, with expectations of stable recurring income and potential for future growth.
"This is underpinned by its prime location within the integrated Mid Valley Southkey development in Johor Bahru, a key economic zone.
"MVS Mall also features a robust tenant mix, which includes anchor tenants such as Sogo, Village Grocer, Golden Screen Cinemas, Aurum Theatre and MVEC Exhibition Hall,' it added. - Bernama

PETALING JAYA: Former MP and Suaram director Kua Kia Soong has questioned whether DAP's stance on social justice and equality has changed after the party's national adviser Lim Guan Eng made remarks opposing the minimum wage and EPF contributions for migrant workers. Kua said the party, which has long styled itself as 'the conscience of Malaysian politics', risks appearing like a 'hollow vessel' when it comes to defending labour rights. 'What is the point of maintaining a wing called 'DAP Socialist Youth' (DAPSY) if its members remain silent while the party publicly defends wage discrimination and violates international labour norms?' he asked in a statement today. PUTRAJAYA: The government's upcoming 2026 Budget will focus on safeguarding public welfare while addressing structural economic challenges, said Finance Minister II Datuk Seri Amir Hamzah Azizan. Speaking at the opening of the Budget 2026 consultation sessions here today, Amir Hamzah said the government remains committed to implementing reforms that are necessary, even if they are not always popular. 'Fixing a broken economic structure is not easy. Some policies may be unpopular, but they are needed to bring long-term benefits to the rakyat,' he said. He emphasised that raising household incomes and reducing the cost of living will remain top priorities under the upcoming budget. The government, he added, is also committed to enhancing public service delivery, particularly in education and healthcare. Driving value-creation-led growth through digitalisation and artificial intelligence (AI) is also a priority. Amir stressed that any fiscal reforms, including subsidy rationalisation, would not compromise the wellbeing of the people. He cited the restructuring of targeted electricity and diesel subsidies as examples. 'The targeted electricity subsidy rationalisation in 2023, along with the July tariff adjustment, did not burden most Malaysians. In fact, 85% of users saw a decrease in their bills this month. 'Diesel subsidies are still provided to key sectors like public transport, fisheries, and logistics. Farmers and eligible gig workers also receive RM200 in monthly cash assistance.' Despite external and internal pressures, Malaysia's economy remains resilient. 'GDP grew by 4.4% in the first quarter of 2025, and early reports indicate it may reach 4.5% in the second quarter,' he said. 'The ringgit has also performed well, ranking among Asia's best-performing currencies.' He acknowledged persistent fiscal challenges, including a national debt exceeding RM1 trillion and a narrow tax base. However, he said the government's long-term fiscal strategy is guided by the Madani Economic Framework and the Fiscal Responsibility Act. Over 300 participants from the public and private sectors — including economists, NGOs, and international organisations — attended today's session. Their feedback will help shape what Amir described as a 'people's budget.' 'The question now is how we mature our business and fiscal management. That's why your ideas and input today are critical,' he said. 'We must shape the country's future together by contributing bold, practical ideas that can bring real impact.' Amir also encouraged the public to submit their views through the Finance Ministry's online portal for 2026 Budget proposals. The 2026 Budget is expected to be tabled in October.

Kota Kinabalu: The Sabah United Chinese Chambers of Commerce (SUCCC) has committed to supporting Kota Kinabalu High School's five-year artificial intelligence development blueprint, which aims to establish the institution as a leader in Artificial Intelligence (AI) education within the State's digital ecosystem. SUCCC President Datuk Michael Lui Yen Sang who is also Kota Kinabalu Chinese Chamber of Commerce and Industry (KKCCCI) President received a delegation from the school's Board of Governors led by Chairman Datuk Lim Kiat Kong, to discuss the comprehensive development plan coinciding with the school's 76th anniversary celebrations.
