Emaar Misr's consolidated net profits retreat to $65mln in Q1-25

Cairo: Emaar Misr for Development recorded an annual drop in consolidated net profit after tax to EGP 3.32 billion during the first quarter (Q1) of 2025, compared to EGP 5.73 billion in Q1-24.
Basic and diluted earnings per share (EPS) plummeted to EGP 0.59 in Q1-25 from EGP 1.25 a year earlier, according to the financial results.
The revenues hit EGP 5.84 billion as of 31 March 2025, marking a plunge from EGP 1.57 billion in Q1-24.
Standalone Business
In the first three months (3M) of 2025, Emaar Misr witnessed year-on-year (YoY) lower standalone net profits after tax at EGP 3.17 billion, compared to EGP 5.61 billion.
Non-consolidated EPS amounted to EGP 0.56 in Q1-25, down from EGP 1.22 at the end of March 2024.
In 2024, Emaar Misr's consolidated net profits after tax hit EGP 15.40 billion, while the standalone net profits reached EGP 12.37 billion.

South Africa urged to rethink EU agri-food export strategy amid trade slowdown

South Africa may need a new strategy to boost agri-food exports to the European Union (EU), as existing trade agreements are no longer sufficient to support long-term competitiveness. This is according to a recent study by researchers at Stellenbosch University and Mendel University in Brno, Czech Republic. Despite strong trade ties and being the EU's largest trading partner in Africa, South Africa's agri-food trade with the EU is under pressure. The study, published in the journal Agrekon, attributes this to growing trade barriers, including non-tariff measures (NTMs), and changing demand across different regions of the EU. Growth slowing despite steady export volumes Using trade data from 1999 to 2019 and the Constant Market Share (CMS) model, the researchers examined how EU import practices may be affecting the competitiveness of South Africa's agricultural exports. While agri-food exports have grown over the past two decades — with citrus, grapes, wine, apples and pears, and avocados making up the top five products — the pace has slowed significantly since the 2008 global financial crisis. "Although exports increased between 1999 and 2019, growth slowed noticeably after the global financial crisis, a trend linked to the lingering effects of the recession and the rise of non-tariff barriers," the researchers noted. They observed that different regions within the EU have shown varying levels of demand recovery. In Eastern Europe, agri-food imports initially grew after EU accession and trade liberalisation, but the annual growth rate declined from 6.5% to 3.5% post-recession. Southern Europe saw an even sharper drop — from 6.3% to 2.6% — while growth in Central and Northern Europe has largely plateaued. Current trade deals 'no longer sufficient' The findings suggest that South Africa's current trade arrangements with the EU are becoming less effective in supporting its agri-food sector's development. The study warns that local producers are increasingly competing in markets that are either saturated or growing more slowly. 'The substantial trade surplus and foreign direct investment generated through EU trade highlight the broader development benefits of strong agri-food exports. These include job creation, the adoption of green and digital technologies, and improved market access — all central to current trade and development debates,' the authors said. Strategic focus on infrastructure, policy, and new markets The researchers recommend that South Africa: • Prioritise agri-food products with strong global demand, particularly horticultural goods. • Target fast-growing EU markets, including emerging Eastern European countries. • Invest in domestic infrastructure — such as ports and electricity supply — to reduce transaction costs and increase competitiveness against subsidised EU producers. • Revisit trade barriers and resolve regulatory disputes through diplomatic engagement with EU partners. 'Policymakers should engage in dialogue with EU counterparts to revisit NTMs, resolve disputes that limit market access, and explore ways to help local exporters adapt to stringent regulatory requirements.' HONG KONG SAR - Media OutReach Newswire - 11 August 2025 - Henderson Sunlight Asset Management Limited (the " Manage r") announces the interim results of Sunlight REIT for the six months ended 30 June 2025 (the " Reporting Period"). Sunlight REIT recorded a 4.8% year-on-year decline in revenue to HK$391.2 million for the Reporting Period. Net property income was down by 5.4% to HK$307.4 million and the cost-to-income ratio was 21.4%. Distributable income was relatively sturdy with a mild drop of 1.8% to HK$168.6 million, reflecting the positive impact from an approximately 14% savings in cash interest expense to HK$91.5 million. The Board has resolved to declare an interim distribution per unit of HK 9.1 cents, representing a payout ratio of 93.8% and an annualized distribution yield of 8.1% based on the closing price of HK$2.26 on the last trading day of the Reporting Period. At 30 June 2025, the appraised value of Sunlight REIT's real estate portfolio was HK$17,630.5 million. Total assets stood at HK$18,220.2 million, while its net assets attributable to unitholders came in at HK$12,634.1 million, implying a net asset value of HK$7.27 per unit. Operating Highlights The overall occupancy rate of Sunlight REIT's portfolio at 30 June 2025 was 89.2% as compared to 91.3% at 31 December 2024, of which the office occupancy rate dropped to 90.0%, while the retail occupancy rate came in at 87.6%. At 30 June 2025, the passing rent of the office portfolio declined mildly by 1.2% from six months ago to HK$31.7 per sq. ft., while that of the retail portfolio was stable at HK$65.5 per sq. ft. At 30 June 2025, the occupancy rate of Dah Sing Financial Centre was 90.6%, while its passing rent remained steady at HK$36.3 per sq. ft. As for the retail portfolio, Sheung Shui Centre Shopping Arcade recorded a lower occupancy rate of 87.0% at 30 June 2025, but its passing rent registered a slight improvement to HK$105.2 per sq. ft. Meanwhile, due to the departure of an education tenant in the second quarter of 2025, the occupancy rate of Metro City Phase I Property slipped to 87.1%, while its passing rent was HK$53.9 per sq. ft.
