DLD launches pilot phase of the ‘Real Estate Tokenisation Project'

As part of its ongoing efforts to strengthen Dubai's position as a global leader in property technology, and in line with the Dubai Real Estate Sector Strategy 2033, Dubai Land Department (DLD) launched the pilot phase of the 'Real Estate Tokenisation Project.' This initiative, introduced under the Real Estate Innovation Initiative 'REES,' establishes DLD as the first real estate registration entity in the Middle East to implement tokenisation on property title deeds. The project is being implemented in collaboration with the Dubai Virtual Assets Regulatory Authority (VARA) and Dubai Future Foundation (DFF) through SandBox Real Estate.
DLD anticipates that this groundbreaking initiative will drive significant growth in the real estate tokenisation sector, with its market value projected to reach Dhs 60 billion by 2033, representing 7% of Dubai's total real estate transactions.
As part of this initiative, DLD organised a specialised workshop on 'Real Estate Tokenization,' bringing together leading proptech companies, including top global firms specialising in real estate asset tokenisation.

'Amid rapid technological advancements and the increasing reliance on digital solutions, real estate tokenisation emerges as a revolutionary tool driving fundamental change in the real estate sector. By converting real estate assets into digital tokens recorded on blockchain technology, tokenisation simplifies and enhances buying, selling, and investment processes. This aligns perfectly with Dubai Land Department's vision to achieve global leadership in real estate investment, leverage technology to develop innovative real estate products, and foster an ecosystem that supports real estate innovation.'
He added: 'This pioneering project is part of the recently launched 'REES' Real Estate Innovation Initiative, designed to attract diverse technology firms. It aligns with our strategy to unlock new opportunities for innovative real estate products, enhance property sector innovation, promote transparency and governance, and enable a wider pool of investors to participate in large-scale real estate projects in Dubai.
We are pleased to collaborate with partners from both the public and private sectors to advance the real estate industry's digital ecosystem and enhance our operations' efficiency and effectiveness. Following this year's pilot launch, we will thoroughly assess the outcomes and leverage key insights to refine the project ahead of its full-scale implementation.'
The Real Estate Tokenisation Project aims to attract global technology firms and open new investment opportunities for the investor market. It seeks to diversify property ownership by allowing multiple investors to co-own a single property through tokenised real estate assets. Additionally, the project strengthens Dubai's position as a regional and global hub for virtual assets, enhancing its competitiveness on both local and international levels. It also promotes investment awareness in virtual asset services and products, encourages real estate innovation, and supports the development of cutting-edge solutions in the sector. Furthermore, the initiative contributes to attracting investments and virtual asset companies to establish their operations in Dubai while ensuring the necessary regulatory frameworks are in place to protect investors and stakeholders.
Real estate tokenisation transforms real estate assets into digital tokens using blockchain technology. Each asset is divided into shares based on an investor's budget and financial strategy, enabling fractional property ownership. This innovative approach marks a significant shift by allowing investors to acquire a portion of a property without fully purchasing it, leveraging advanced technology. Unlike crowdfunding, which grants investors access to the real estate market with small investments through digital platforms, tokenisation offers a distinct and more structured model for real estate investment.

Being open to learning and adapting is what sets great hoteliers apart,' Bachruddin told Gulf Today. Utari said: 'Keep learning. Never lose the essence of hospitality. It is a gift we give every day.' They are among the founding members of the IUHC, the membership of which had increased to 1,616: 1,257 in Dubai; 253, Abu Dhabi including the Al Ain Eastern Municipal Region; 46, Ras Al Khaimah, 46; 37, Fujeirah; 13, Sharjah; and three, Umm Al Quwain. From chief guest, Consul General in Dubai and the Northern Emirates Denny Lesmana, a panelist at the 'Inspirational Talk: Challenges and Opportunities in Hospitality Employment in the UAE' alongside Bachruddin and Utari: 'Consistently demonstrate your best abilities. The Awards Committee, members and allied industry players, unanimously decided that Accor Dubai Deira Cluster-Rooms Division manager Savitri Rahmadani and Emirates Culinary Guild-Public Relations vice president/Taaza Healthy Food Industries LLC-Culinary head Atim Suyatim merit the Lifetime Awards. Voted as well were the best, across the rank-and-file and management levels, in 11 award categories divided into five divisions: Rooms, Food & Beverage Service, Culinary, Administration & General/Sales & Marketing/Engineering, Spa & Recreation. Rahmadani began her career as a hotel receptionist in Surabaya. Nineteen years thereafter, she has become 'known for her dedication to operational excellence, mentoring emerging talents, and driving guest satisfaction through service leadership.' From being a hotel pastry chef in 1997 in South Sumatra, Suyatim, with a 28-year work experience has 'become a respected leader in institutional catering and professional development; recognised for his mentorship, industry advocacy, and commitment to promoting Indonesian talent on international platforms.' Bucharaddin to all aspiring hoteliers: 'Do not rush. Each role, each shift, and each challenge is a chance to grow. The best leaders in this industry are those who understand it from the ground up.' Abu Dhabi Fund for Development (ADFD) has published its 2024 Annual Report, showcasing its pioneering achievements in advancing strategic objectives aligned with the UAE's foreign aid policy. The report underscores the ADFD's vital role in supporting global sustainable development and enhancing the quality of life for communities worldwide. The report emphasizes ADFD's significant contributions to major national agendas, including the UAE Export Development Policy, UAE Centennial 2071, and Abu Dhabi Economic Vision 2030. These efforts are led by the Abu Dhabi Exports Office (ADEX), part of Abu Dhabi Fund for Development (ADFD), aimed at strengthening the global competitiveness of the UAE's industrial sector. By the end of 2024, ADFD's cumulative development financing reached Dhs216.5 billion, benefitting 107 countries across various continents. This total comprises Dhs 157 billion in concessional loans, Dhs 57.6 billion in government grants, and Dhs 1.9 billion in direct contributions. The financing supported strategic projects in critical sectors including renewable energy, infrastructure, such as housing, transportation, education, technology, and water security —helping to drive economic growth and improve quality of life in partner nations. ADFD remains committed to supporting the national economy and the long-term growth of Emirati companies, while enhancing their international reach. In this context, ADEX allocated Dhs 4 billion in financing by the end of 2024 to support UAE national exports, facilitating access to over 40 global markets. ADFD also prioritised the role of the UAE private sector, allocating Dhs 6 billion in financing, which benefitted 19 Emirati companies implementing strategic projects across 8 countries. From an investment perspective, the Fund saw robust growth, with total investments reaching Dhs 12.2 billion across 22 countries. ADFD currently invests in 17 companies across a range of sectors, helping to strengthen financial resources, stimulate key economic activities in partner countries, and create sustainable job opportunities for local communities. In a strategic reflection on the 2024 Annual Report, His Highness Sheikh Mansour bin Zayed Al Nahyan, Vice President, Deputy Prime Minister, Chairman of the Presidential Court, and Chairman of ADFD's Board of Directors, said: 'Late Sheikh Zayed bin Sultan Al Nahyan believed that the essence of civilized progress is measured by the value of the individual and their good deeds, whose impact lasts a lifetime. This philosophy formed the foundation upon which Abu Dhabi Fund for Development (ADFD) was established in 1971, transforming it into a developmental institution that embodies the values of the UAE and a shining beacon spreading its sustainable impact around the world. President His Highness Sheikh Mohamed bin Zayed Al Nahyan, follows the same path, carrying forward a legacy of giving, and supporting the objectives of the Abu Dhabi Fund for Development, in a way that achieves global prosperity." Sheikh Mansour stated: 'The Fund plays an exceptional role in supporting the UAE's foreign aid policy, which is based on principles of development and achieving economic and social stability in developing countries. Additionally, it strengthens partnerships with international and regional organizations to establish a sustainable developmental impact, reflecting the UAE's position as a global force driving sustainable development.' Sheikh Mansour added: 'Based on its strategic vision, the Fund seeks to expand its operational activities and innovate sustainable solutions that contribute to the development of partner countries. It also continues supporting the national economy by providing innovative financing tools that empower UAE companies to expand and reach new markets.' Sheikh Abdullah bin Zayed Al Nahyan, Deputy Prime Minister, Minister of Foreign Affairs, and Vice Chairman of ADFD's Board of Directors, stated: 'ADFD continues to achieve more milestones, using its developmental and economic tools to enhance the UAE's position regionally and internationally, solidifying its role as an active and influential global player. Thanks to the visionary of the leadership, the Fund has become a pioneering model in adopting a strategic approach to financing vital projects that create a lasting impact and contribute to supporting the developmental programs of developing nations to meet their aspirations and strengthen their infrastructure and economies.' Sheikh Abdullah added: 'In 2024, the Fund made exceptional efforts to help countries overcome their economic and social challenges, financing many major developmental projects with a sustainable impact in areas such as energy, water, infrastructure, education, , technology, food security, and other key sectors that contribute to supporting the Sustainable Development Goals and improving the well-being of people.' Sheikh Abdullah also emphasised: 'In addition to the sustainable development impact the Fund has achieved globally, it continues to play a vital role in supporting the national economy by enhancing UAE exports and developing the capabilities of local companies to compete in global markets. That contributes to achieving sustainable economic diversification, benefiting society as a whole.' On the release of the 2024 Annual Report, Mohamed Saif Al Suwaidi, Director General of ADFD, said: 'The achievements of ADFD are a testament to the UAE's unwavering commitment to sustainable development, a vision set forth by the founding father, Sheikh Zayed bin Sultan Al Nahyan. This foundation paved the way for ADFD to become a key partner of development in emerging countries and a significant contributor to building a prosperous and sustainable future for generations to come.' Al Suwaidi continued: 'Recent accomplishments reflect the steadfast support of President His Highness Sheikh Mohamed bin Zayed Al Nahyan, whose visionary leadership serves as a beacon of inspiration. Equally, the guidance of H.H. This is the first time the award has been granted to an institution from the Middle East and North Africa region. In a move that reflects its institutional development and forward-looking vision, ADFD launched its new corporate identity in 2024 under the slogan: 'Shaping the Future Together', reaffirming its commitment to the UAE's vision for supporting the 2030 Sustainable Development Goals and building a prosperous, sustainable future for people around the world. Dubai Airports and Etihad Esco light up path to sustainability

Dubai Airports has signed an agreement with Etihad Energy Services Company (Etihad ESCO), a wholly owned subsidiary of Dubai Electricity and Water Authority (DEWA), to launch the final phase of its airport-wide lighting retrofit project, a key milestone in its ongoing sustainability agenda and a major step towards energy-efficient operations at both of Dubai's airports. This newly signed phase will see over 180,000 conventional lighting fixtures replaced with energy-saving alternatives across Dubai International (DXB) and Dubai World Central - Al Maktoum International (DWC), with Concourse A at DXB being the largest single area covered. Combined with the first phase completed earlier and covering 150,000 lighting units at DXB, the project will upgrade more than 330,000 lighting units in total, making it one of the most extensive airport lighting retrofit initiatives in the region. The project is expected to cut annual energy consumption by 47 million kilowatt-hours (kWh), equivalent to powering over 4,300 homes for an entire year, a significant result that highlights the real-world impact of operational sustainability. The initiative will also deliver annual cost savings of more than Dhs 20 million, contributing to Dubai Airports' efforts to optimise efficiency while supporting Dubai's wider environmental targets. Saeed Mohammed Al Tayer, MD & CEO of DEWA, said: 'Aligned with the UAE's commitment to climate change resilience and sustainable growth, DEWA is dedicated to supporting Dubai's journey towards a green economy. This aligns with the Dubai Clean Energy Strategy 2050 and the Dubai Net-Zero Carbon Emissions Strategy 2050. The partnership between Dubai Airports and Etihad ESCO is a prime example of our collective efforts to promote energy efficiency, reduce emissions and advance Dubai's Clean Energy Strategy. Dr Waleed Alnuaimi, CEO of Etihad Energy Services Company, added: 'At Etihad ESCO, we are driven by the mission to transform Dubai's infrastructure as an outstanding example of energy efficiency. This final phase of the lighting retrofit project with Dubai Airports is a testament to how strategic partnerships and innovative solutions can deliver measurable impact - from substantial energy savings to a reduced carbon footprint. It reaffirms our shared vision of making Dubai a global leader in sustainable development.' Installation work is scheduled to begin later this year and conclude by H2 2027. This milestone reflects Dubai Airports' commitment to decarbonising operations through practical, high-impact projects and reinforces Dubai's position as a global hub for sustainable aviation infrastructure. Meanwhile, the US production of renewable diesel and biodiesel fell sharply in the first quarter of 2025 (1Q25) because of uncertainty related to federal biofuel tax credits and negative profit margins. US Energy Information Administration, Petroleum Supply Monthly and Short-Term Energy Outlook, May 2025, forecasts production of both fuels to increase as the year progresses but biodiesel production to remain less than in 2024. US renewable diesel production averaged about 170,000 b/d in 1Q25, down 12% from 1Q24. The decrease in renewable diesel production was not as large on a percentage basis as the decrease in biodiesel production, mostly because renewable diesel production increased at a greater rate than biodiesel production in 2024. Reduced output at renewable diesel plants was partially offset by the nearly 20% increase in renewable diesel production capacity since 1Q24. However, compared with 4Q24, when renewable diesel production capacity was comparable to current levels, 1Q25 production was down almost 25%. Poor profitability in 1Q25 contributed to production declines. Diamond Green Diesel, Phillips 66, and Marathon all reported operating losses from renewable diesel in the quarter. In addition, trade press has suggested negative margins for biodiesel. Another reason US production of biomass-based diesels declined in 1Q25 was uncertainty about federal biofuel tax credits. Before 2025, producers and importers of biomass-based diesel received a $1 per gallon (gal) blender's tax credit (BTC) for each gallon blended with petroleum diesel. Under the Inflation Reduction Act, the BTC was slated to be replaced with the Section 45Z Clean Fuel Production Credit in 2025. WAM
