One World Trade Center hunting tenants for top floors — the highest offices in NYC: ‘Once-in-a-generation'
Yes, businesses can occupy what's being billed as the highest-elevated offices available in New York City.
The 89th and 90th floors, totaling 46,000 square feet, are now available for lease as premium office space — a move that marks both a symbolic and financial turning point for the 3.1 million-square-foot tower, which is now 95% leased, according to a press release.
The Durst Organization, which co-developed the skyscraper with the Port Authority of New York and New Jersey, is seeking rents of up to $160 per square foot — a price more commonly associated with Midtown trophy towers.
9 For the first time since opening its doors, the highest office floors at One World Trade Center — the 89th and 90th stories — are hitting the leasing market, offering what's being billed as the tallest office space available in New York City.

9 The Durst Organization, which co-developed the tower with the Port Authority, is asking up to $160 per square foot for the roughly 46,000 square feet of panoramic space — a premium price point more in line with Midtown's trophy towers.
Durst Organization
'It's certainly likely to be something in finance,' Eric Engelhardt, who oversees leasing of the penthouse levels for Durst, told Bloomberg, which first reported the news. 'Maybe it's a venture capital that invests in these technology companies that we have all over the building.'
The offering arrives as companies continue to jockey for premiere space in a city where location and prestige remain levers to draw workers back to the office five years after COVID-19.
Manhattan leasing activity jumped 46% in the first four months of the year compared with the same period in 2024, and Lower Manhattan just notched its strongest office leasing quarter since before the pandemic.
9 Renderings show what the leased office space could look like.

9 The listing comes as demand for top-tier office space rebounds, with companies seeking to attract employees back with sweeping views and high-end amenities.
Durst Organization
The new tenants will ascend via a pair of elevators in just 75 seconds to floors with 20-foot ceiling heights and 360-degree views that span from the Atlantic Ocean to the bridges of the East River.
The space includes floor-to-ceiling windows on both levels and an abundance of natural light — elements developers say are key in today's amenity-focused office climate.
'For a decade after 9/11, it was just a giant hole in the ground and it was very sad for us New Yorkers to endure,' Shaia Hosseinzadeh, founder of OnyxPoint Global Management, which moved into the 45th floor of the tower in 2017, told Bloomberg. 'You have this tower that stands as a testimony to the resilience.'
9 Until now, the 89th and 90th floors had been occupied by a Chinese business center and broadcast equipment, both of which have since vacated.
Durst Organization
Until recently, the top floors served unconventional purposes.
The 90th housed bulky broadcast equipment for the tower's antenna — now largely obsolete due to tech advances — while the 89th was leased by a Chinese business center affiliated with Vantone Holdings that ultimately never occupied the space.
Now, with the market's renewed appetite for ultra-prime locations, the Durst Organization believes the penthouse office could appeal to top-tier tenants once again.
'Tenants are looking for premium, top-of-house offices in New York City's trophy buildings — and supply is limited,' David Falk, President of Newmark's New York Tri-State Region, said in a statement.
9 The building is already 95% leased.
Durst Organization
'The new penthouse floors at One World Trade Center are truly unique spaces that present the opportunity to build a custom office with endless possibilities.'
The project also reflects the evolution of the Financial District.
Once defined by the towering presence of banks and brokerages like Morgan Stanley — now headquartered farther uptown — today's FiDi has become a mixed-use hub for commerce, dining and high-end living.
9 The building is already home to tenants like Condé Nast and Energy Capital Partners.
Durst Organization
9 Brokers say a major firm could soon take the plunge downtown, as Midtown's soaring rents push companies to reconsider Lower Manhattan.
Durst Organization
'The Port Authority has reimagined the World Trade Center as not just a workplace, but a destination,' Jolene Yeats, World Trade Center Director at the Port Authority stated in the release.
'We're looking forward to welcoming even more unique companies to this vibrant neighborhood offering top-notch shopping, dining and cultural experiences.'
One World Trade already hosts a diverse slate of tenants, including Condé Nast, Wunderkind Corp., Carta, Ameriprise, Celonis, Stagwell and Energy Capital Partners.
9 The neighborhood transformed in the years since 9/11 from a finance-dominated district into a dynamic mix of luxury condos, retail and next-generation office space.
Christopher Sadowski
Building amenities include a 'Well& by Durst' sky lobby on the 64th floor — offering curated events, gourmet meals, and event space.
'The penthouse at One World Trade Center offers a once-in-a-generation chance for a visionary company to develop an office that soars above,' Jody Durst, president of The Durst Organization said in a statement.

Target names longtime insider Michael Fiddelke its next CEO as retailer tries to break sales and stock slump
Target on Wednesday said that company veteran Michael Fiddelke will become its next CEO at a critical point in its effort to break out of a sales slump and win back Wall Street's favor. Fiddelke, the company's 49-year-old chief operating officer and former chief financial officer, will succeed Brian Cornell effective Feb. 1. Cornell, who took the helm of the cheap chic retailer in 2014, will transition to the role of executive chair on Target's board of directors. The Minneapolis-based retailer made the announcement on the same day it reported fiscal second-quarter results. It topped Wall Street's quarterly sales and earnings expectations, but stuck by a full-year outlook that forecasts another annual sales decline. Fiddelke steps into Target's top role as the discounter tries to find its footing and get back to growth. Target's annual sales have been roughly flat for the past four years after the company's sales soared during the Covid pandemic. On a call with reporters, Fiddelke said he is "stepping in with urgency to rebuild momentum and return to profitable growth." He laid out three priorities: Reestablishing Target's reputation as a retailer with stylish and unique items, providing a more consistent customer experience and using technology more effectively to operate an efficient business. "We've built a solid foundation, and we're proud of the many ways that Target is unique in American retail," he said. "We also have real work in front of us." Fiddelke is a 20-year Target veteran. During his decades with the company, he has held leadership roles across merchandising, finance, operations and human resources. He became Target's chief financial officer in late 2019 and stepped into the role of chief operating officer in early 2024. In May, he was tapped to oversee a new effort, the Enterprise Acceleration Office, created to turn around Target's results. Target cut its full-year outlook in May and reiterated that guidance on Wednesday, saying that it expects a low-single-digit percentage point decline in sales this fiscal year. Target's performance has shaken Wall Street's confidence. Shares of the company have tumbled about 60% since their all-time high in 2021. Target's stock had dropped 22% in 2025 alone as of Tuesday's close. Customers, former employees and suppliers told CNBC that the company's best-known traits of eye-catching merchandise, tidy stores and friendly employees have become weaker. The retailer also is facing stiffer competition from rivals including Walmart, contending with cost pressures because of tariffs and dealing with backlash to its reversal of key diversity, equity and inclusion policies. And last week, Ulta Beauty and Target announced they are ending a deal that opened mini beauty shops in nearly a third of Target's stores. The partnership will end in August 2026. Wall Street had favored an outsider for the CEO job, according to a June survey of 51 investors by Mizuho Securities, an equity research firm. About 96% of investors polled favored an external hire for Target's next CEO. Christine Leahy, lead independent director of Target's board of directors, said in a news release that the board chose Fiddelke after "an extensive external search and assessment of many strong candidates" over several years. "Michael's tenure gives him unmatched enterprise insight and a base of strong team trust," she said. "But what sets him apart is how he combines those strengths with a 'fresh eyes' mindset, challenging the status quo to evolve how the business operates, differentiates and delivers long-term value." On a call with reporters, Cornell and Fiddelke were asked what they would say to investors who had hoped for Target to hire an outsider who would bring fresh ideas. Fiddelke answered the question. "I understand this business," he said. "I understand what makes Target distinctly unique. And I've seen us at our best, and I've seen us when we're not at our best, and that informs my candid assessment today of where we have work to do as well." "But I'll go back to some of what I started with: My number one goal is to get us back to growth."

India and China agree to resume direct flights as Trump shakes up ties
NEW DELHI — India and China agreed on Tuesday to resume direct flights and step up trade and investment flows as the neighbors rebuild ties damaged by a 2020 border clash. The Asian giants are cautiously strengthening ties against the backdrop of President Donald Trump's unpredictable foreign policy, staging a series of high-level bilateral visits. The two countries will resume direct flights and increase trade and investment, including reopening border trade at three designated points, and facilitate in visas, the Indian foreign ministry said. Direct flights have been suspended since the Covid-19 pandemic in 2020. No date was given for their resumption. The latest statements came at the end of Chinese Foreign Minister Wang Yi's two-day visit to New Delhi for the 24th round of talks with Indian National Security Adviser Ajit Doval to resolve their decades-old border dispute. The border talks covered issues related to pulling back troops both countries have amassed on their Himalayan border, delimitation of borders and boundary affairs, the Indian ministry said. Both countries have agreed to set up a working group to consult and coordinate on border affairs to advance demarcation negotiations, a Chinese foreign ministry statement released on Wednesday showed. It said the mechanism will extend talks to cover the eastern and middle sections of the border. Meanwhile another round of talks on the western section will be held as soon as possible, the ministry said. Beijing also said both countries agreed to meet again in China in 2026. 'Stable, predictable, constructive ties between India and China will contribute significantly to regional as well as global peace and prosperity,' Prime Minister Narendra Modi posted on X after meeting Wang. Modi is scheduled to travel to China at the end of this month to take part in the summit of the Shanghai Cooperation Organization — his first visit to the country in more than seven years. A readout from the Chinese foreign ministry said Wang told Doval that 'the stable and healthy development of China-India relations is in the fundamental interests of the two countries' people.' The two sides 'should enhance mutual trust through dialogues and expand cooperation,' Wang said, and should aim for consensus in areas such as border control and demarcation negotiations. India said Foreign Minister Subrahmanyam Jaishankar had underlined in his talks with Wang India's concerns with regard to the mega dam China is building on the Yarlung Zangbo river in Tibet. Yarlung Zangbo becomes the Brahmaputra as it flows into India and Bangladesh, a lifeline for millions. The dam would have implications for lower riparian states and the need for 'utmost transparency' was strongly underlined, New Delhi said. To that, China agreed to share with India emergency hydrological information on relevant rivers on humanitarian principles, China's foreign ministry said. Both sides agreed to engage an expert-level mechanism on cross-border rivers, and maintain communication to renew flood reporting arrangements, the ministry said. Chinese officials had previously said hydropower projects in Tibet will not have a major impact on the environment or on downstream water supplies, but India and Bangladesh have nevertheless raised concerns.

Is Lowe's (LOW) a Good Stock to Buy before Earnings?
Home improvement retailer Lowe's (LOW) is set to report its second-quarter earnings results on August 20 before the market opens. Analysts are expecting earnings per share to come in at $4.24 on revenue of $23.95 billion. This equates to 3.4% and 1.5% year-over-year increases, respectively, according to TipRanks' data. Although these growth rates aren't exciting, the fact that earnings per share are growing faster than revenue demonstrates a high degree of operating and financial leverage in the business. This is especially impressive since customer transactions have been steadily declining since the COVID-19 boom, as per the image below. Elevate Your Investing Strategy: Take advantage of TipRanks Premium at 50% off! Unlock powerful investing tools, advanced data, and expert analyst insights to help you invest with confidence. Furthermore, it's worth noting that Lowe's has beaten earnings estimates every quarter since its 2021 Q2. However, analysts aren't exactly rushing to recommend buying the stock. Indeed, Evercore ISI, led by five-star analyst Greg Melich, has added Lowe's to its 'Tactical Underperform List' ahead of the company's Q2 earnings report on August 20. While the firm believes Lowe's full-year guidance is still on track, it argues that the stock may have run too far too fast due to a 15% rise over the past month. Meanwhile, Stifel's four-star-rated W. Andrew Carter raised his price target on Lowe's from $240 to $265, but still maintained a Hold rating. Interestingly, despite mixed trends in Q2, he attributes the stock's recent strength to optimism over falling interest rates, which has lifted valuation back to levels he believes more accurately reflect the company's medium- and long-term outlook. What Do Options Traders Anticipate? Using TipRanks' Options tool, we can see what options traders are expecting from the stock immediately after its earnings report. The expected earnings move is determined by calculating the at-the-money straddle of the options closest to expiration after the earnings announcement. If this sounds complicated, don't worry, the Options tool does this for you. Indeed, it currently says that options traders are expecting a 3.7% move in either direction. What Is the Price Target for LOW? Overall, analysts have a Moderate Buy consensus rating on LOW stock based on 15 Buys, eight Holds, and two Sells assigned in the past three months, as indicated by the graphic below. Furthermore, the average LOW price target of $262.43 per share implies 2.4% upside potential. At the same time, TipRanks' AI analyst has a Neutral rating and $241 price target.
