Sweid & Sweid, the Dubai-based international real estate development and investment group, has announced completion of its first phase of apartments at The Nelson, a 370-unit multifamily development located in the thriving Austin, Texas submarket.
The milestone comes at a pivotal time in Austin's real estate landscape, said the key developer.
Following several years of elevated development activity, new construction in the city has slowed significantly, while demand remains resilient, it stated.
According to CoStar, first-quarter absorption reached 5,470 units—the strongest first-quarter performance on record—while new construction starts dropped to their lowest level since 2011, signalling a substantial tightening in the supply pipeline.
With a presence in both the UAE and US markets, Sweid & Sweid continues to serve as a conduit for delivering regional development expertise and investment capital to the US, which has historically been counter-cyclical to the UAE's market.
"Our activity in the US is a long-term strategic diversification play. We currently see great opportunities in both markets, albeit driven by different forces. In the US, the tight supply pipeline driven by high interest rates and low construction starts is predicted to create an acute shortage in the coming years," said Maher Sweid, the Managing Partner of Sweid & Sweid.
"In contrast, Dubai is witnessing a significant amount of oncoming supply, but the demand growth has been impressive and unprecedented," he added.
For Sweid & Sweid, The Nelson represents the latest chapter in a growing portfolio of UAE and US projects.
With a track record of identifying opportunities in high-growth, economically diverse markets, the firm continues to expand its footprint across both countries.

Circle's Arc blockchain to debut with institutional access via Fireblocks

Circle's new layer-1 blockchain Arc will integrate with Fireblocks, a New York–based digital asset custody and tokenization platform serving more than 2,400 banks, asset managers and fintechs. Arc is not yet live, but Circle plans to roll out a public testnet this fall ahead of a full launch by year-end. Fireblocks said it prepares custody and compliance support so clients can transact on Arc once the network launches. Its platform supports over 120 blockchains and facilitates settlement for institutions across global markets. The unusually early integration drew some criticism on X. Solana, for example, launched in 2020, but wasn't added to Fireblocks until late 2021, after its ecosystem reached critical mass. Arc will instead debut with Fireblocks integration, giving banks and asset managers 'day one' access. Moving along with US stablecoin regulations While US regulators advanced clarity around stablecoins with the GENIUS Act signed on July 18, Circle has been expanding its footprint. On June 5, Circle raised $1.05 billion in the first IPO by a stablecoin issuer. Shares opened at $69, climbed as high as $103.75, and closed at $83.23 — a gain of 168% from the IPO price. The stock reached as high as $298.99 on July 23, and is currently trading around $145. The company's first earnings report since going public was released on Tuesday, reporting $658 million in Q2 revenue, a 53% increase year-over-year. It said circulation of USDC grew 90% over the same period, reaching $61.3 billion by June 30 and climbing above $65 billion in early August. That same day, Circle moved to expand its payments infrastructure with the launch of the Circle Payments Network, and announced Arc — describing it as a layer 1 purpose-built chain for 'stablecoin finance.' While Circle was ahead of the curve with its IPO, the Arc announcement comes amid a broader wave of new blockchain launches, including Stripe developing Tempo with Paradigm and Robinhood rolling out a tokenization-focused L2 in June. Stablecoin rivals drive market growth The stablecoin market cap now stands at roughly $277.16 billion, up from $253.87 billion on July 1, according to data from DefiLlama. While Circle's USDC accounts for about a quarter of the fiat-backed stablecoin market, Tether continues to dominate globally with around 60% market share. Tether reported $4.9 billion in profit in Q2 2025, a 277% increase compared with the same period a year earlier. Most of that profit came from Treasury yields, with the company's $127 billion short-term US debt generating steady income. Oil prices dipped on Tuesday morning, following an increase on Monday after US President Donald Trump and Ukrainian President Volodymyr Zelenskyy expressed hope that talks with European leaders at the White House could pave the way for a trilateral summit with Russian leader Vladimir Putin to end Moscow's years-long invasion of Ukraine. Brent, the global benchmark for crude, was down 0.50 per cent at $66.27 per barrel as of 7.34am UAE time on Tuesday. West Texas Intermediate, which tracks US crude, was 0.54 per cent lower at $63.08. Both benchmarks ended Monday about 1 per cent higher. The talks held at the White House were expected to focus on security guarantees for Ukraine, a possible annexation of Ukrainian territory to Russia and a peace agreement. 'We are ready for a trilateral [meeting with Russia],' Mr Zelenskyy said during a meeting with Mr Trump. At the meeting with Mr Trump and European leaders, he said he would be willing to have the US President present during a meeting with Mr Putin. The hastily arranged meeting came days after Mr Trump and Mr Putin held talks in Anchorage, Alaska. Oil prices surged to $140 a barrel in March 2022 after Russia's invasion of Ukraine, and sanctions imposed on Moscow by Washington and London. Prices fell in the months since with factors including an inflationary surge, a decrease in Chinese demand and fears of a global economic slowdown. Mr Trump has lately sought to punish Russia by doubling the tariff rate placed on India to 50 per cent as New Delhi continues to buy oil and military machinery from Moscow. The latest tariff is due to go into effect in a couple weeks. 'India's dependence on Russian crude is opportunistic and deeply corrosive of the world's efforts to isolate Putin's war economy,' White House trade adviser Peter Navarro wrote in an opinion piece for the Financial Times on Sunday. 'In effect, India acts as a global clearinghouse for Russian oil, converting embargoed crude into high-value exports while giving Moscow the dollars it needs.' Eyes turn to Jackson Hole Major indexes on Wall Street, meanwhile, were largely muted as traders awaited incoming economic data and Federal Reserve chairman Jerome Powell's address at Jackson Hole this week. The Dow Jones Industrial Average dropped 33.93 points, or 0.08 per cent, when trading closed on Monday. The S&P 500 ticked 0.01 per cent lower while the Nasdaq Composite rose slightly at 0.03 per cent. Mr Powell was due to speak at the annual symposium in Wyoming as traders increasingly expect the Federal Reserve to cut interest rates when it meets next month. The odds of a September rate cut have climbed considerably since a weaker-than-expected jobs report last month. The Fed has held interest rates steady this year after cutting rates three times to its current range of 4.25-4.50 per cent in the final three months of 2024. 'The risk of an earlier cut increased following the release of the July employment report. However, of the Fed's two policy objectives, inflation is still furthest from its target and that gap is likely to widen as the full impact of tariffs becomes apparent in the data,' Oxford Economics lead analyst John Canavan wrote to clients. The Fed is also due to release minutes from its July meeting on Wednesday, where traders will scrutinise a debate among Fed officials in which two governors dissented against last month's decision to hold rates steady. Big-box retailers including Home Depot, Lowes, Walmart and Target were also scheduled to release their earnings reports this week. Jobless claims and fresh housing data are due to be released before Mr Powell's keynote address on Friday.
