Diversification likely to buoy CapitaLand

Kenanga Research anticipates the trust's positive trajectory to continue into FY25 and FY26.
PETALING JAYA: Analysts are positive on Capitaland Malaysia Trust 's (CLMT) diversification efforts, which are expected to enhance earnings visibility and help mitigate retail sector volatility.
Maybank Investment Bank Research (Maybank IB) said CLMT's ongoing share placement exercise – aimed at raising up to RM250mil to fund acquisitions and reduce debt – will increase the company's industrial and logistics exposure to 7.9%, up from 2.8% of its assets under management (AUM).
'Proceeds from the placement (to be completed in the third quarter of financial year 2025 [3Q25]) is expected to partly refinance borrowings for RM400mil of completed and pending logistics/industrial acquisitions, including Glenmarie Distribution Centre (retrofitting completed in January 2025), Senai Airport City, and upcoming assets in Elmina Business Park and Nusajaya Tech Park,' it said.
The research house expects CLMT's gearing to fall from 44.1% (post-acquisitions) to 39.6% post-placement.
Moving forward, Maybank IB forecasts full contributions from the logistics assets beginning in 3Q25, with annualised gross rental income of RM20mil, or about 4% of revenue for the financial year ending December 2026 (FY26).
CLMT also benefitted from positive rental reversions, and full-quarter income from Glenmarie Distribution Centre (from January 2025) and initial contributions from Senai Airport City from June.
Meanwhile, Kenanga Research anticipates the trust's positive trajectory to continue into FY25 and FY26, given the promising developments in Penang.
'The group will continue its direction in acquiring and expanding its industrial segment, with a focus on logistics assets as part of its strategy to diversify portfolio income streams.
'Currently, industrial assets make up less than 5% of the group's net property income (NPI).
'It aims to increase the composition mix from its industrial segment to 20% of its total AUM in approximately three years,' the research house said.
Kenanga Research kept its FY25 earnings forecast for CLMT, noting that the ongoing share placement will likely contribute less than 2% of the group's total NPI.
However, it increased its FY26 earnings estimate by 8% to incorporate income contribution from the newly acquired Senai Airport City assets and interest savings from the proposed placement.
That said, the resulting dilution is expected to reduce CLMT's FY26 net dividend per unit to 4.7 sen, down from five sen.

KUALA LUMPUR: SD Guthrie Bhd is poised for a stronger headline profits in the second half of 2025 (2H25), lifted by RM500 million land disposal gains, said Maybank Investment Bank Bhd (Maybank IB). Its senior analyst Ong Chee Ting said the potential gains is expected to lift earnings despite weaker plantation performance on lower average selling prices (ASPs). He said the group's second quarter FY25 core profit after tax and minority interests (Patmi) once again beat market expectations, largely driven by higher-than-expected ASPs supported by forward sales earlier in the year. SD Guthrie posted a core Patmi of RM466 million for the quarter, up 16 per cent on yearly basis but down 14 per cent from the first quarter. This brings the first half core Patmi to RM1.01 billion, a 61 per cent jump from the same period last year and equivalent to 61 per cent of Maybank IB's and 58 per cent of consensus full-year estimates. Tan said SD Guthrie maintained its full-year fresh fruit bunches growth guidance at 3-5 per cent, with Maybank IB forecasting the upper end at five per cent. Meanwhile first half output, up three per cent, represented 46 per cent of FY25 estimates. On pricing strategy, the group has limited forward sales for the rest of the financial year, averaging around RM4,100 per tonne. Despite guiding for a stable full-year unit cost of RM2,500 per tonne, SD Guthrie expects improving yields to lower second half of the year's (2H25) cost below the RM2,600 per tonne recorded in 1H25. "Following the strong set of results, we raise our financial year 2025 (FY25) core Patmi by six per cent mainly on higher upstream contribution on higher crude palm oil ASP while trimming downstream earnings. "Our FY26-FY27 core Patmi estimates are kept broadly unchanged. Our earnings forecasts have yet to factor in potential land sales gains in 2H25," Tan added. The firm kept its "Buy" call on SD Guthrie with a higher target price of RM5.64.

THERE is no plan to build motorcycle lanes on all federal roads due to the high cost involved, says Works Minister Datuk Seri Alexander Nanta Linggi ( pic ). However, he said the government has allocated RM20mil to upgrade existing motorcycle lanes on the Federal Highway as part of ongoing efforts to enhance motorcyclist safety. This upgrade is part of Rolling Plan 5 under the 12th Malaysia Plan, he said. 'We have constructed motorcycle lanes in selected locations on federal roads for over a decade. These included exclusive motorcycle lanes, physically separated from main roads, and non-exclusive lanes built on widened road shoulders,' he said in a written parliamentary reply to Hassan Saad (PN-Baling).

PETALING JAYA: Maybank Investment Bank Research (Maybank IB) has upgraded Ranhill Utilities Bhd to a 'hold' after its 80%-owned unit, Johor state water operator Ranhill SAJ Sdn Bhd (RSAJ), raised water tariffs. Effective Aug 1, RSAJ raised tariffs – particularly for non-domestic users – with the rate for usage below 35 cubic m (m³) increased to RM4.15/m³ from RM3.15/m³, and above 35 m³ to RM5.30/m³ from RM3.55/m³. Tariffs for the shipping segment were raised to RM8.03/m³ from RM7.05/m³, and a new data centre category has been introduced at RM5.33/m³. Domestic tariffs were largely unchanged, except for consumption above 35 m³, which saw a smaller hike from RM3.15/m³ to RM3.50/m³. Maybank IB noted that RSAJ's previous tariff revision in 2023 only saw a 30 sen/m³ increase for the below-35 m³ band (non-domestic users), compared to the RM1/m³ hike this time. 'By our estimates, every 10 sen/m³ increase in average non-domestic tariff would raise annual net profit by RM15mil.' It also said the tariff hike provides RSAJ with a financial buffer to cope with 'escalating' lease payments to Pengurusan Aset Air Bhd, although the total amount of these payments was not disclosed. 'However, the ad hoc timing of the hike suggests the water industry's transition to a more robust tariff framework (such as that of electricity and gas) remains some time away,' it cautioned.
