Waterfront development reveals rising costs behind new apartment builds
Located in Pelican Waters, Comino at the Cove by Henzell Property Group has placed several penthouse and sub-penthouse offerings on the market: ranging from a 2 bedroom home at $1.95 million to a massive luxury penthouse for $5.6 million.
Designed by OGE Architects, each unit – ranging from two to four bedrooms – has east access to the Sunshine Coast's beaches, along with a private marina, and has a series of shared amenities such as a resort-style swimming pool within the complex.
The property's high-ticket item, Comino Penthouse 2601, takes up 511 sqm of property, with a direct northeast view of the water and a wine cellar, along with a six car garage.
Henzell Property Group's Mclean Henzell said the project had attracted a large sum of interested downsizers from within Pelican Waters, and was happy to see strong word of mouth for the project.
'It's [also] an amazing home base for people if they are still working,' he said. 'All of the apartments have beach rooms; so you walk down the corridor, and you have views to the glass mountains.'
The apartments are being marketed by Realm Projects. Managing director Shane Foley said a big appeal of this project was to give a more accessible place for people who love the Sunshine Coast to live in, without some of the pains of home maintenance.
'What downsizers want is space,' he said. 'They want to maintain that feeling of space, but they don't want the maintenance anymore.'
The Pelican Waters community sits near Caloundra's growing coastal community, along with the Sunshine Coast University hospital.
'We're very proud of the master plan that's being created there, and the lifestyle that it offers,' Mr Foley said.
With its build already completed, homes purchased within the complex are available to move into shortly after purchase.
Mr Foley said a project such as this would be significantly more expensive if built today, due to rising construction costs throughout the state.
'There are very few places [now] that people can buy genuine house-sized apartments they can afford,' he said.

E-Safety Commissioner says social giants ‘turning a blind eye' on child sexual abuse and exploitation
E-Safety commissioner Julie Inman-Grant has lashed tech giants including Apple, Google, Meta and Microsoft for 'turning a blind eye' on rife child sexual exploitation and abuse circulating on its platforms. Types of abuse include grooming and sexual extortion, and the proliferation of images and material. None of the social media giants surveyed used tools to detect child sexual exploitation, the e-safety report found. The first biannual report uses findings submitted by the tech giants themselves, and covers eight platforms including Apple, Discord, Google (the parent company of YouTube), Meta (which houses Facebook and Instagram), Microsoft, Skype, Snap and WhatsApp. Apple, Discord, Google and Microsoft were singled out for not using hash matching, a kind of file comparison tool to detect the spread of harmful content on known abusive material, which has already been detected by child abuse hotlines and law enforcement. The report also attacked Apple services and YouTube for not tracking the number of reports they received on child sexual abuse, or how long they took to respond to the complaints. Both platforms also failed to disclose the number of trust and safety staff hired by the platform, according to the report. It also found that despite warnings from the eSafety office dating back to 2022 and 2023, only Meta used tools to detect grooming, while only Meta and WhatsApp had tools to identify sexual extortion. Ms Inman-Grant said that 'when left to their own devices' social media companies don't 'prioritising the protection of children and are seemingly turning a blind eye to crimes occurring on their services'. She also urged the eight companies to make 'meaningful progress' to protect children. 'We need to keep the pressure on the tech industry as a whole to live up to their responsibility to protect society's most vulnerable members from the most egregious forms of harm and that's what these periodic notices are designed to encourage,' she said. 'No other consumer-facing industry would be given the licence to operate by enabling such heinous crimes against children on their premises, or services.' This comes after Communications Minister Annika Wells confirmed YouTube would be included in the under-16s social media ban, with the video streaming giant already threatening the federal government with a High Court challenge. However children and teens under 16 will still be able to access the platform in a logged out state or through an adult's account.

Darwin's ‘Jim Beam House' hits market
Darwin's most iconic home is set to smash real estate records after hitting the property market with a listing price of $10m. The 'White House' at 94-96 East Point Rd, Fannie Bay, known locally as the 'Jim Beam House' was listed for sale on Tuesday through Chris Hyland and Julie Neal of Colliers International Darwin. The property was previously the most expensive home to sell in the Top End, after it changed hands for $6.495m in 2004. That record was broken by the $6.5m sale of 6 Emery Ct, Larrakeyah, in 2013. The current record holder is just up the street from the 'Jim Beam House' at 108 East Point Rd, which sold for $8.5m in 2022. The selling agent of 94-96 East Point Rd was not available for comment, but the listing said the home had a ballroom, 10 bathrooms, five bedrooms and a rooftop pool, all on a prime 2010 sqm block on Darwin's golden mile. 'A remarkably majestic residence built for grand scale living and extraordinary palatial entertaining,' the listing said. 'Brimming with light, space and architectural flair the White House enjoys privileged ocean views and spectacular sunsets.' Millionaire bourbon importer Norm Forster built the palatial home in the 1980s while living in a modest red brick home on the neighbouring block. When the mansion sold in 2004 it included 4880 sqm of land, the original red brick home, a caretaker's cottage, a tennis court and three swimming pools. When the 'Jim Beam House' sold again in 2011, then named 'Bellevue', the sale included a 2010 sqm block and the mansion. The neighbouring red brick home sold for $3,488,888 in 2014, sitting on a 2860 sqm block. That house was recently demolished and a new home is under construction on the block.
