Egypt-based property developer Mountain View for Development and Real Estate Investment has signed a partnership pact with STM Investment to develop a new project in Kayan City, East Cairo.
The project, spanning 500 feddans, will feature over 1,200 ready-to-move-in villas, Mountain View said in a press statement.
Financial details and project timelines weren't disclosed.

The group, established with Emirati expertise and Saudi–Egyptian capital, emphasized during a press conference that its presence in Egypt is not just a geographic expansion but a strategic step to transfer accumulated Gulf market experience into the Egyptian real estate sector — one of the most dynamic and attractive markets in the region. Sheikh Abdullah Al-Amoudi, Chairman of the Board, expressed his pride in being part of Egypt's development journey, stating: 'The Egyptian market is one of the largest in the region, with real and sustainable demand. We are proud to contribute to this important stage of Egypt's economic growth. Our projects will meet customer aspirations and help create high-quality integrated urban communities.' Dr. Nour El-Sorougy, Board Member, Regional CEO, and official spokesperson of the group, highlighted that the Egyptian–Emirati alliance within the company is designed to achieve strong success by offering world-class real estate products. He added: 'We bring more than 10 years of experience in Abu Dhabi, where we have developed over 25 successful projects. Today, we are entering Egypt to replicate those successes in a market defined by strong demand and continuous growth. Our first project — a residential, hospitality, and commercial compound in East Cairo — comes with initial investments of EGP 60 billion.' Abdel Aziz Farhat, General Manager of Methaq Arab Group, underlined that the group's entry into Egypt reflects the strength of Arab cooperation among Egypt, the UAE, and Saudi Arabia: 'We are a unified Arab entity that combines Emirati expertise with Saudi–Egyptian investment, aiming to deliver innovative solutions to the Egyptian market. Bassem El-Sherbiny, CEO of Etqan Consultancy (Egypt), explained that the partnership with Methaq Arab Group was established after more than a year of in-depth market studies: 'We are very pleased with our experience with Methaq Arab Group. Egypt is a promising country full of opportunities, and the real estate sector is experiencing a strong boom. Our new project is being planned with rigorous attention to detail to guarantee success.' Eng. The cooperation aims to facilitate customer access to mortgage financing services through the platform, where interested clients will be able to calculate an estimated mortgage value and communicate directly with the bank via the platform. Arab Finance: Beltone Mortgage has successfully concluded its first securitized bond issuance at a total value of EGP 1.32 billion, according to a press release. Beltone Investment Banking acted as financial advisor, lead arranger, and bookrunner. Executed under Beltone Securitization's second program, the offering attracted strong investor demand with 2.3x oversubscription. This highlights the market confidence in the quality of Beltone Mortgage's portfolio and the strength of its financial position. The bond is structured into four auctions, with tranche A valued at EGP 551 million. It holds a tenor of 24 months, with a 'AA+' rating. Tranche B stands at EGP328 million, with a 36-month tenor and a rating of 'AA'. Rated 'A-', tranche C amounts to EGP 238 million over 48 months, while tranche D stands at EGP 203 million, carrying a 60-month tenor and a 'A-' rating. Hassan Abdelnabi, CEO of Beltone Mortgage, commented: 'This first securitization issuance marks a strategic turning point for Beltone Mortgage. It reflects the strength and quality of our mortgage finance portfolio and reinforces our ability to structure innovative funding solutions that support our sustainable growth ambitions.' On his part, Sherif Hassan, Group Treasurer and Managing Director of Debt Capital Markets at Beltone, said: 'This issuance represents another step in our expansion within Egypt's structured finance space.' The transaction was supported by key institutions, including Matouk Bassiouny & Hennawy, which acted as legal advisor, while KPMG served as the External Auditor. Abu Dhabi Commercial Bank (ADCB) served as both custodian and backup servicer, and Banque Du Caire acted as the placement agent. The issuance was underwritten by the National Bank of Egypt (NBE), Banque Du Caire, Al Baraka Bank, and Ahli Bank of Kuwait.
