SINGAPORE – Property platform PropertyGuru launched an 'Everyone Welcome' feature in December that allows landlords to tag their listings as being open to tenants of all races, genders, religions and sexual orientations.
According to PropertyGuru, one in four rental listings – or around 10,000 of the 40,000 on the platform – are now tagged as 'Everyone Welcome'. This proportion has remained stable since the feature's introduction, the company shared alongside the release of its 2024 Sustainability Report, published on May 21.
Dr Tan Tee Khoon, country manager for PropertyGuru Singapore, says the feature addresses a pressing need in the market as rental discrimination remains a persistent issue for some.
'In Singapore, one in four Singaporeans has faced racial discrimination when looking to rent property,' he says, pointing to data from a 2019 YouGov survey of more than 1,500 Singaporeans.
'While values of a multicultural society are broadly accepted, unconscious bias and stereotypes still influence some decisions when it comes to renting personal spaces, like homes,' he adds.
Dr Tan describes adoption of the 'Everyone Welcome' tag in Singapore as 'promising', though the company hopes to see more properties carry the tag in the future. The platform also plans to roll out the feature in Malaysia, where it says rental discrimination is also a concern.
This feature complements PropertyGuru's other anti-discrimination features. The platform's content guidelines and acceptable use policy prohibit agents from indicating race or ethnic preferences when creating listings.
The platform also uses content moderation in the form of a tool which detects and removes listings with discriminatory language before they are posted, as well as a feature allowing users to report listings with unfair practices.
'Building tools is just part of the solution,' said Dr Tan. 'To really address the root causes of discrimination, we must also partner with agents to encourage non-discriminatory practices, empowering them to guide property owners towards more inclusive choices.'
In its report , PropertyGuru also reported a 17 per cent reduction in its carbon emissions in 2024 – as well as 63 per cent female representation in the company's employees.
A 2022 survey of more than 2,000 Singapore residents by CNA and the Institute of Policy Studies (IPS) found that over 90 per cent said they would rent a property they own to a Singaporean Chinese.
In contrast, only 62 per cent of those surveyed said they would accept Malay tenants in a property they own, and 57 per cent, Indian tenants.
In response to a parliamentary question about rental discrimination in 2022, the Ministry of National Development noted that members of the public can lodge a complaint with the Council for Estate Agencies if they come across discriminatory advertisements by property agents.
The council's regulatory guidelines require agents to be sensitive to the multicultural nature of Singapore's society.

May marks the midway point and it is a good time to take stock. Between December 2024 and May 2025, the Motoring section featured 37 local car reviews, consisting of 24 new models. The rest were facelifts or variants of existing models. So, what have we seen from the class of 2024/2025 so far and what is to come? 1. EVs, especially Chinese ones, dominate There were 19 electric vehicles (EVs) among the cars reviewed, with 14 of them from Chinese carmakers. Then there are EVs like the Tesla Model Y and Mini Aceman, which may not be Chinese brands, but are built in China. Beyond their attractive price tags and generous list of standard luxury features, the Chinese EVs also seem to be really energy-efficient. Many of the EVs tested managed to post better-than-average energy consumption figures than claimed. Among those EVs reviewed are 11 that come from brands which have not been in Singapore for more than a year. Deepal and Jaecoo, for example, were launched as recently as January. And if you cannot tell an Aion from a Skyworth or a Dongfeng, things are about to get even more confusing in the coming months. More brands are going to open shop in Singapore, like Leapmotor, which is a Chinese brand with backing from Stellantis, a global auto group with brands like Alfa Romeo and Peugeot. With more brands and more dealers in the game, i t will be difficult for the premiums for certificates of entitlement (COEs) to come down as everyone jostles for prominence, while the existing ones fight for survival. 2. Plenty of cars with three out of five stars The Volvo XC90 was just one point away from getting a fourth star. PHOTO: VOLVO In the past six months, all but seven cars reviewed scored three out of five stars. Among them was the Volvo XC90 that was just one point away from getting a fourth star. As a rule, cars with two or fewer stars are struck out of Coty contention, but even the three-star cars will go through a round of culling nearer December. While car reviews are quantitative in nature, ST's scoring system helps to focus the reviewer, measuring the car against its class rivals, awarding up to five points in the following areas: performance, handling, ride, build quality, efficiency, styling and X-factor. For practicality and value for money , the maximum score is doubled to 10. This is to help balance the driver-centric nature of the other components. 3. The cautionary tale that is Neta Chinese EV brand Neta's last two units were registered in January. PHOTO: ST FILE Chinese EV brand Neta was launched in Singapore at the end of 2024 . By April, the brand folded after registering just four cars in the few months that it was active. The last two units were registered in January. It was reported that the distributor pulled the plug after the shipment of ordered cars never arrived. The fate of the brand in other countries is also unclear at this point. As for the cars themselves, the V, which is a compact hatchback, felt like it needed more work. It also holds the record of being the only car rated one star since the current scoring system was implemented in 2022. The X, which is a sport utility vehicle (SUV), seemed more competent, but it did not offer compelling enough reasons to be picked over other cars in the segment. The lesson here is to spend some time to research and shop when considering a car purchase, even if you are not 'into' cars. As the industry continues to change, there will be brands that turn out to be the next standard-bearers, like Toyota , but there will be others that may not outlast the 10-year lifespan of a COE. 4. Streamlining of body types Every other new car has been some kind of SUV and it does not matter if they are in the mass market or the more exclusive end of the spectrum. Practically, the SUV form is suited for EVs because the boxier profile and loftier driving position leave space for batteries. SUVs also seem more popular with buyers, selling in bigger numbers than two-door coupes or the traditional three-box, four-door saloon. After the SUV, the multi-purpose vehicle (MPV) is the next most popular type of car. There are new offerings across size segments, from the compact Honda Freed to the gigantic Xpeng X9, which is nearly 5.3m long – bigger than limousines like the Mercedes-Benz S-Class. 5. Momentum for the next six months There will be more new brands arriving in the coming months. For sure, some will be electric, Chinese or both. But there are also interesting models that seem to be marching to a different beat, like the Corvette, which will be the first time the American supercar will be officially sold in Singapore. Gold could test US$4,000 an ounce amid fiscal fears, escalating trade tensions: market watchers

[SINGAPORE] While gold has cemented itself above US$3,000 an ounce in 2025 amid trade uncertainty and US fiscal fears, a bullish forecast could see US$4,000 an ounce within a year's time, said market watchers. In Asian trading on Friday (Jun 6), spot gold was trading around US$3,371 an ounce as at 12.19 pm, up 29 per cent year to date. As the US' debt-to-GDP ratio has exceeded 120 per cent, a level unseen since World War II, investors are seeking a safe haven asset alternative to the greenback, noted Bank of Singapore's currency strategist Sim Moh Siong. He highlighted that the past glory of the US dollar as a safe currency has been eroded by the fiscal concerns, which will likely drive further decline in the greenback beyond the next six months. This is especially given the absence of any signal from Washington to address the fiscal deficit concern, on top of a sweeping budget bill that has now been presented to the US Senate. 'That 'big, beautiful bill' points to large fiscal deficits… that could continue to fuel concerns about fiscal sustainability, to the detriment of the US dollar,' said Sim, adding that gold's projection is tied to the US dollar's value in a historically inverse relationship. Sign Up Sign Up Since last month, all three major credit ratings agencies have downgraded the US debt, which will pressure US dollar's value if foreign capital begins to question the reliability of US fiscal governance, wrote State Street Global Advisors in its gold mid-year outlook report released on Wednesday. 'The potential for trade wars has exacerbated these concerns,' the asset manager noted, adding that gold has stood out as a resilient store of value because it has no liability, does not depend on repayment, and does not require yield to justify its role in a portfolio. The asset manager added that the gold prices could test US$4,000 an ounce to US$5,000 an ounce over the next 12-24 months, while trading above US$3,000 an ounce for the rest of 2025. Uncertainty in the first half-year The early days of the US President Donal Trump administration in 2025 have corresponded with heightened US economic uncertainty, consumer anxiety and a weaker US dollar – which created a tailwind for gold, highlighted State Street Global Advisors. While gold prices have been climbing consistently, the market also experienced several dips during times of trade tension de-escalation and easing recession concerns, noted Bank of Singapore's Sim. These included a retreat from the all-time high US$3,500 an ounce in April. On the other hand, a worsening tariff situation would fuel the gold rush even more, pushing gold prices to touch US$4,000 within 2025, he added. This is despite a low likelihood after an amicable call between US President Trump and Chinese President Xi Jinping overnight that calmed investors' nerves. Firm gold prices in the second half-year Joshua Rotbart, managing director of Singapore-based bullion house J Rotbart & Co, expects gold to break its all-time high in the coming weeks, given the current geopolitical and fiscal uncertainties. 'However, we expect the pace of price appreciation to moderate, forecasting a 35 per cent year-over-year increase,' he noted. Such an increase represents a price trading around US$3,526 an ounce in 2025. State Street Global Advisors has increased the probability of a base case to 50 per cent, with gold to trade between US$3,100 and US$3,500 an ounce in 2025, on lingering risk sentiments on the back of greenback weakness and policy uncertainty, despite loosened tariffs. Bank of Singapore's Sim noted the bank's unchanged forecast on gold – which is to trade at US$3,500 per ounce in the coming six-month period and at US$3,900 within the next 12 months.

MAS, SPF to block website access to unlicensed trading platforms Octa and XM from Jun 20

[SINGAPORE] The websites of unlicensed trading platforms Octa and XM will be blocked for Singapore residents with effect from Jun 20, said the Monetary Authority of Singapore (MAS) and the Singapore Police Force in a joint statement on Friday (Jun 6). 'Consumers with active accounts with Octa and XM will not be able to access their websites through Internet Access Service Providers based in Singapore,' the authorities said, noting that information on the platforms' websites constitutes prohibited content under the Internet Code of Practice. The platforms had offered and marketed services – such as trading in foreign exchange on a leveraged basis, commodities, indices and equities – to customers in Singapore without licences, which breached the Securities and Futures Act 2001 (SFA). Section 82 of the SFA states that entities require a capital markets services licence to conduct business in the regulated activity of dealing in capital markets products – which includes securities and leveraged foreign exchange trading. The Octa platform is operated by two entities, Octa Markets and Uni Fin Invest, which were purportedly incorporated in the Union of Comoros and Mauritius respectively. Meanwhile, the XM platform is operated by XM Global, which was purportedly incorporated in Belize. As the entities operating the two platforms do not hold the requisite licence, they are prohibited from carrying out such businesses, said the MAS and the police. Sign Up Sign Up This prohibition extends to entities operating outside of Singapore should they solicit or advertise products or services targeting Singapore persons, or if a substantial number of Singaporeans use their products or services, they added. The MAS and the police urged members of the public to deal only with regulated online trading platforms with valid capital markets services licences, which are listed in the MAS Financial Institutions Directory. They highlighted that most unregulated online trading platforms are located outside Singapore and pose a greater risk of fraud as the credibility of their operations cannot be easily verified. 'In addition to being subject to the risk of financial loss, members of the public may face challenges in pursuing claims against operators based overseas,' they warned. 'Online trading platforms may also require payment for trades to be made using credit or debit cards, which gives rise to a further risk of unauthorised card transactions.'
