TORONTO — Although U.S. retailers are navigating a rise in cautious consumer behavior, Americans' discretionary spending habits (e.g., non-essential purchases) remain resilient. Nearly three-fourths of consumers (72%) have made an unplanned in-store discretionary purchase in the past month, even as 69% say they plan to decrease (34%) or maintain (35%) their discretionary spending over the next six months.

That's according to U.S. Consumer Spending Habits: Insights for Retailers for 2026, a new report released today by Optimum Retailing, the in-store experience management platform. The report explores current habits and attitudes toward discretionary spending among U.S. consumers, shining light on the delicate balance retailers must strike between operational efficiency and customer experience.

'This new data reinforces how critical it is for retailers to be prepared for shoppers with varied purchasing motivations,' said Sam Vise, CEO of Optimum Retailing. 'Consumers today are cautious, but not unengaged. What's changing is that shoppers are more intentional about when and why they make unplanned purchases; the moment and experience must both feel correct. It's up to retailers to meet shoppers where they are with the right mix of value and smarter merchandising strategies.'
The data also underlines the importance of quality in-store retail experiences today. Only 5% of shoppers say in-store shopping doesn't feel worth it anymore, indicating a clear opportunity for retail leaders to drive sales and engagement.

1,000 U.S. consumers were polled in June 2025 on their current spending habits and attitudes toward discretionary spending. At the time of the survey, all respondents were 18 years or older and had made discretionary purchases in the past six months.

Divergent spending outlooks: While 34% of respondents expect to reduce their discretionary spending over the next six months, nearly the same share (30%) anticipate increasing it — highlighting a cautiously optimistic U.S. consumer base.
Budget-conscious behaviors: Shoppers are working to stay on budget. Nearly half (46%) say they do a good job of sticking to their discretionary budget, while 25% admit it's 'hit or miss.'
Key cutback categories: Dining out/takeout (48%), clothing/accessories (44%), and electronics/gadgets (37%) are the top three product categories where consumers plan to trim unplanned purchases.

The S&P 500 added 0.1 per cent to its all-time high set the day before. The Dow Jones Industrial Average fell 316 points, or 0.7 per cent, while the Nasdaq composite rose 0.2 per cent to its own record. Alphabet climbed one per cent after the company behind Google and YouTube delivered a fatter profit for the latest quarter than analysts expected. It's leaning more into artificial-intelligence technology and said it's increasing its budget to spend on AI chips and other investments this year by US$10 billion to $85 billion. That helped push up other stocks in the AI industry, including a 1.7 per cent rise for Nvidia. The chip company was the strongest single force lifting the S&P 500 because it's the largest on Wall Street in terms of value. But an 8.2 per cent drop for Tesla kept the market in check. Elon Musk's electric-vehicle company reported results for the spring that were roughly in line with or above analysts' expectations, and Musk is trying to highlight Tesla's moves into AI and robotaxis. The focus, though, remains on how Musk's foray into politics is turning off potential customers, and he said several rough quarters may be ahead as 'we're in this weird transition period where we'll lose a lot of incentives in the U.S.' Stocks have broadly been rallying for weeks on hopes that U.S. President Donald Trump will reach trade deals with other countries that will lower his stiff proposed tariffs, along with the risk that they could cause a recession and drive up inflation. The record-setting gains have been so strong that criticism is rising about how expensive stock prices have become. That in turn puts pressure on companies to deliver solid growth in profits in order to justify their gains. Chipotle Mexican Grill also helped weigh on the market despite delivering a profit for the spring that topped analysts' expectations. The restaurant chain's growth in revenue came up short of expectations, and its stock fell 13.3 per cent. IBM dropped 7.6 per cent even though it likewise reported a stronger profit than expected. Analysts pointed to slowing growth in its software business, among other things underneath the surface. American Airlines lost 9.6 per cent despite reporting a stronger profit than expected. The company said it expects to report a loss for the summer quarter. It also gave a forecast for full-year results that had a wide range: between a loss of 20 cents per share and a profit of 80 cents per share, depending on how the economy performs. Reactions in the stock market have generally been stronger than usual when companies beat or miss their profit targets by a wide margin, according to Julian Emanuel at Evercore. Other extreme moves have also been roaring underneath the market's surface, including huge swings for 'meme stocks.' Those are stocks where traders are looking to jump in amid online cheerleading and ride it higher, before a halt in momentum leaves some investors holding the bag. Opendoor Technologies rose 5.7 per cent following a manic stretch where it swung by at least 10 per cent, up or down, in 10 straight days. Such swings, though, haven't been showing up in overall market indexes, which have been gliding recently. The S&P 500 hasn't had a day where it moved by at least 1% in a month. All told, the S&P 500 rose 4.44 points to 6,363.35. The Dow Jones Industrial Average fell 316.38 to 44,693.91, and the Nasdaq composite rose 37.94 to 21,057.96. In the bond market, U.S. Treasury yields held relatively steady following the latest signals that the U.S. economy seems to be holding up OK despite pressures from tariffs and elsewhere. One report said that fewer U.S. workers applied for unemployment benefits last week, a potential signal of easing layoffs. A separate report from S&P Global suggested growth in U.S. business activity accelerated in July, and the preliminary results easily topped economists' expectations. That helped solidify expectations on Wall Street that the U.S. Federal Reserve will hold interest rates steady at its next meeting next week, even though Trump has been agitating angrily for cuts. The European Central Bank, which had earlier been cutting its rates, also held steady on Thursday as it waits to see how Trump's tariffs affect the economy. The yield on the 10-year U.S. Treasury note briefly approached 4.44 per cent in the morning before pulling back to 4.40 per cent, where it was late Wednesday. In stock markets abroad, indexes rose across much of Asia and Europe. GO RESIDENTIAL REAL ESTATE INVESTMENT TRUST FILES FINAL PROSPECTUS FOR INITIAL PUBLIC OFFERING OF TRUST UNITS
TORONTO, /CNW/ - GO Residential Real Estate Investment Trust (the " REIT") announced today that it has filed, and obtained a receipt for, a final long-form prospectus (the " Final Prospectus") for its initial public offering (the " Offering") of trust units of the REIT (" Units") with the securities regulatory authorities in each of the provinces and territories of Canada. The Units will be issued at a price of US$15.00 per Unit (the " Offering Price") for gross proceeds from the Offering of US$410,100,000. The Offering is being underwritten by a syndicate of underwriters led by CIBC Capital Markets and BMO Capital Markets as joint active bookrunners, and including BofA Securities, acting as passive bookrunner, RBC Capital Markets, National Bank Financial, Scotiabank, Desjardins Capital Markets, Canaccord Genuity Corp., and BTIG, LLC (collectively, the " Underwriters"). The REIT has granted to the Underwriters an over-allotment option (the " Over-Allotment Option"), exercisable in whole or in part at any time for a period of 30 days following the closing of the Offering, to purchase up to an additional 4,101,000 Units at the Offering Price which, if exercised in full, would increase the total gross proceeds of the Offering to US$471,615,000. The REIT is a newly created, internally managed, open ended real estate investment trust established under, and governed by, the laws of the Province of Ontario. The REIT has been formed to provide investors with an opportunity to invest in luxury high-rise multifamily properties (" LHRs") located in the New York metropolitan area and other major metropolitan cities in the United States. The REIT will initially own and operate a portfolio of five LHRs consisting of 2,015 luxury suites located in the borough of Manhattan, New York (the " Initial Portfolio"). Upon closing of the Offering, the REIT will be led by a team of seasoned industry leaders with diverse experience across the real estate sector in both the United States and Canada. In connection with the Offering, funds, accounts and/or investment vehicles managed by Cohen & Steers Capital Management, Inc. (collectively, the " Cornerstone Investor") have agreed to purchase 6,000,000 Units on a private placement basis at the Offering Price for gross proceeds of US$90 million to the REIT (the " Cornerstone Private Placement"). The net proceeds of the Over-Allotment Option and Cornerstone Option, if exercised, will be used by the REIT to fund the repayment or partial repayment of debt, capital expenditure activities, future acquisitions and general business purposes. The REIT initially intends to make its first distribution on September 15, 2025 for the period from closing of the Offering to August 31, 2025 in the amount of US$0.05325 per Unit (assuming that closing occurs on July 31, 2025). The REIT intends to make subsequent monthly distributions in the estimated amount of US$0.05325 per Unit thereafter, reflecting an expected initial annual cash distribution yield of 4.26%. The Toronto Stock Exchange (the " TSX") has conditionally approved the listing of the Units under the symbol "GO.U". City Office REIT to be taken private in near US$1.1 billion deal

MCME Carell will acquire all the outstanding shares of the real estate company it does not already own for $7.00 per share, representing a 26 per cent premium to the stock's last close. Shares of City Office rose more than 24 per cent to $6.92 in morning trading, their highest since March 2023. They have risen 25 per cent since the start of the year. 'In light of a challenging environment for the office sector, this transaction delivers immediate and significant value to our shareholders,' CEO James Farrar said. Morning Calm Management, another affiliate of MCME Carell, said the deal underscored its continued belief in the recovery of the office sector and its interest in acquiring high-quality office assets in strong growth markets. The deal 'provides a shorter timetable (for shareholders) to realizing $7/share of value, but obviously takes additional upside off the table,' said Robert Stevenson, analyst at financial advisory firm Janney Montgomery Scott. Vancouver-based City Office owns and operates office properties mainly in Sun Belt markets. It owns about 54 office buildings in Dallas, Denver, Orlando and Phoenix among others. A post-pandemic switch to hybrid and remote work models by companies knocked down demand for office spaces significantly below pre-pandemic levels and vacancy rates to historic lows. At the same time, higher borrowing costs make it more expensive for builders to finance or re-finance their properties. The deal, expected to close in the fourth quarter, is subject to certain agreements including among other things, the sale of the company's Phoenix portfolio.
