Delhi, Faridabad take a back seat
While real estate prices are rapidly moving up across India, Delhi-NCR seems to be leading the pack, with average residential prices in the region jumping by as much as 81% over the last 5 years, according to ANAROCK's recent report titled 'NCR Real Estate—A Beacon of Growth and Opportunity.'Greater Noida in Delhi-NCR saw the maximum rise in property prices, with average residential prices increasing by a whopping 98% between 2020 and 2025. In the first quarter of 2020, property prices in the area stood at Rs 3,340 per sq. ft., which surged to Rs 6,600/ ft. in the first quarter of 2025, i.e. by the end of March this year.Noida followed this region on its heels in terms of a rise in residential prices, with an average hike of 92% between 2020 and 2025. In the first quarter of 2020, average prices in the area were around Rs 4,795/sq.ft, which zoomed to Rs 9,200/sq.ft by the end of March 2025.Notably, in Greater Noida West, also known as Noida Extension, property prices have appreciated by 24% in just the last year, reaching Rs 8,450 per sq.ft by the end of 2024.This area includes sectors 1, 2, 3, 4, 10, 12, 16, 16B, 16C, as well as Tech Zone IV and Knowledge Park 5, as per the report.While NCR, as a whole, witnessed over 30% year-on-year (YoY) growth in average property prices during 2024, Noida and Greater Noida outpaced NCR, with 34% and 33% YoY growth in average property prices.According to Kirthi Chilukuri, Founder & Managing Director, Stonecraft Group, real estate investments in Noida are not simply to be seen as an asset but also as an avenue to long-term wealth creation.'Emerging areas such as Noida and Sohna Road in Delhi NCR also exhibit strong potential, driven by excellent connectivity, infrastructural upgrades, and increasing interest from both end-users and investors. These locations are becoming hotbeds for appreciation due to planned developments, strategic positioning, and a strong influx of demand. Real estate in these areas is not just an asset but a gateway to future value creation,' he adds.As the report highlights, the average property price in New Gurgaon as of 2024 was around Rs 10,350 per sq. ft. This marks a 76% hike since 2019 and a 34% increase since last year.Overall, Gurgaon witnessed an 84% jump in property prices, from Rs 6,150/sq.ft in the first quarter of 2020 to Rs 11,300/sq.ft by the end of March 2025.Residential prices along the Dwarka Expressway, which connects Delhi and Gurgaon, alongside establishing connectivity to prominent locations such as Dwarka, Golf Course Road, Golf Course Extension, and Old Gurgaon, saw over 2x price appreciation in the last 5 years. While prices here stood at Rs 5,360/sq.ft in 2019, they zoomed to Rs 11,000/sq.ft as of last month.Similarly, Sohna Road, located in the south of Gurgaon, recorded average residential property prices of about Rs 6,000/sq.ft as of 2024. The report notes that Sohna is rapidly emerging as the preferred destination for homebuyers looking for affordable housing projects.A previous ANAROCK report last month had highlighted that capital values in this area, i.e. potential returns on investments in properties on Sohna Road, had zoomed by 59% between 2021-end and 2024-end. In contrast, rental values only grew by 47% during the same period.On the other hand, Delhi recorded a modest 38% increase in residential prices during this 5-year period-from Rs 18,200/sq.ft in Q12020 to Rs 25,200/sq.ft in Q12025. Notably, this is the lowest amongst all its NCR peer cities.Even Faridabad saw property prices appreciating by just 50%, which is relatively lower compared to its other regional peers, such as Gurgaon and Greater Noida. In Faridabad, residential property prices inched up from Rs 3,200/sq. ft in Q12020 to Rs 4,800/sq. ft. as of Q12025.Ghaziabad property prices saw an increment of 72% in the past 5 years, from Rs 3260/sq.ft in Q12020 to Rs 5,600 in Q12025.

Solar body urges govt to extend transmission fee waiver for delayed projects
The National Solar Energy Federation of India ( NSEFI ) has urged the government to protect the viability of numerous renewable energy projects facing risks from delays beyond the control of developers, according to a person familiar with the matter. In the letter to the advisor to the Prime Minister's Office, the federation urged that the Inter-State Transmission System (ISTS) charges waiver be extended to projects getting commissioned by June 2026 and meeting a specific criterion relating to connectivity application status, financial closure, land acquisition beyond the 50 per cent threshold, and if orders for equipment have been made. The federation, representing a broad spectrum of stakeholders across the solar value chain, stated that while the ISTS waiver, originally announced by the Ministry of Power (MoP), has played a "pivotal role in making renewable power more competitive", its delayed implementation by the Central Electricity Regulatory Commission (CERC) in February 2023 left many developers in a limbo. They are imposed to cover the costs relating to building and maintaining transmission lines and other infrastructure required for interstate electricity transfer. According to an energy expert, industry estimates state that renewable energy projects of nearly Rs 5 lakh crore would be impacted if the waiver of ISTS charges is not extended. Live Events "Several RE developers made early investments, securing land, achieving financial closure, and signing definitive agreements based on the original MoP notification," the federation said. However, due to aspects like the nearly two-year lag in CERC's ratification and other uncontrollable factors, these developers are now at risk of missing the commissioning deadline of June 30, 2025, making them ineligible for the waiver. The federation flagged multiple aspects, including prolonged approvals under Section 68(1) of the Electricity Act due to an ongoing Supreme Court case on Great Indian Bustard conservation, delay in transmission planning and connectivity effectiveness, and delayed commissioning of critical transmission infrastructure. "Several developers applied for ISTS connectivity well before June 2023, in line with the ISTS waiver policy timelines. However, the effectiveness dates for granted connectivity are being issued much later, often in 2026 or 2027, due to delays in transmission system planning and execution," the federation said. The federation has proposed a milestone-based eligibility framework for the waiver. It has recommended that projects that had applied for transmission connectivity on or before June 30, 2023, achieved financial closure, acquired at least 50 per cent of the land required for their development, and placed orders for wind turbine generators and/or inverters must be considered for the purpose of availing the ISTS waiver. It argued that the approach is consistent with CERC's regulations and recent Ministry of Power notifications granting waiver flexibility to pumped storage and battery storage projects. "The proposed eligibility criteria will ensure that only serious and committed renewable energy developers, who had factored the ISTS waiver into their project design and commercial commitments, benefit from this extension," the federation said.

Realty, renewables, roads to see Rs 17.5 lakh cr investment boost
India's real estate sector is undergoing a strategic transformation, led by sustained demand for premium housing and a rising influx of Global Capability Centres (GCCs) in commercial spaces. This realignment is unfolding alongside robust capital deployment, with real estate, renewables, and roads expected to attract cumulative investments of nearly Rs 17.5 lakh crore over this fiscal and the next—marking a 15% annual increase from Rs 13.3 lakh crore in the previous two years, according to Crisil Ratings . In residential real estate, sales and collections remain healthy, but a wave of new launches is pushing up inventory. After touching a low of 2.7 years in FY24, inventory is projected to rise to 2.9–3.1 years this fiscal. Yet, developer revenues are expected to grow at a steady 10–12% annually, underpinned by sustained demand for premium projects. Commercial real estate, buoyed by India's continued cost advantage and steady expansion of domestic sectors, is seeing stable momentum. Net leasing is expected to grow 7–9% this fiscal and the next, with annual demand projected to cross 50 million sq ft by FY27. 'What remains constant across these three sectors is the strong investment growth,' said Krishan Sitaraman , Chief Ratings Officer, Crisil Ratings. 'While adapting to the new business dynamics will pose some challenges, credit profiles of Crisil-rated developers and projects would remain resilient.' While the real estate sector evolves, the renewable energy and roads sectors are witnessing their own shifts. Renewables are moving towards hybrid and storage-linked capacities, with 37% of 75 GW planned additions over two years expected from hybrid sources—up from 14% earlier. Roads, meanwhile, are betting on monetisation, with NHAI's asset base of Rs 3.5–4 lakh crore helping raise its monetisation share from 14% to 18%. However, each sector faces challenges. In real estate, excess supply could lead to higher debt. In renewables, transmission capacity may lag installations. Roads may see monetisation delays due to approval or valuation hurdles. Yet, balance sheets remain healthy. Manish Gupta, Deputy Chief Ratings Officer, Crisil Ratings, said, 'Cumulatively Rs 2.1 lakh crore of equity capital has been deployed in these sectors over the past two fiscals, supporting credit profiles.' With InvITs and REITs strengthening funding frameworks, and strong operating cash flows across sectors, India's infrastructure story is expected to remain resilient, even as global and execution-related risks bear watching.
