Nrep and Slate Asset Management Enter Agreement on Essential Real Estate Portfolio in Denmark

COPENHAGEN, Denmark--(BUSINESS WIRE)--Urban Partners' real estate arm, Nrep, together with StepStone Real Estate ('SRE'), the real estate arm of private markets investment firm StepStone Group (Nasdaq: STEP), are pleased to announce the sale of a portfolio of five grocery-anchored retail properties and two adjacent residential properties in Greater Copenhagen. The portfolio is being acquired by a joint venture between Slate Asset Management ('Slate' or the 'Firm'), a global investor and manager focused on essential real estate and infrastructure assets, and OneIM, a global alternative investment manager that invests across the capital structure in a range of asset classes.
OneIM is Slate's capital partner in the transaction, which is the first for Slate and OneIM's joint venture. The joint venture is actively targeting further acquisitions across the European essential retail sector. The acquisition marks Slate's first investment in Denmark and further increases the Firm's portfolio of high-quality essential real estate assets in Europe.
All of the properties in the portfolio are in dense residential areas (Holte Midtpunkt, Lyngby Stationscenter, Frihedens Butikscenter, Vallensbæk Stationstorv Syd, and Taastrup Torv) and near the city's five major transportation corridors. During its ownership, Nrep led a comprehensive repositioning of the properties, transforming them into vibrant urban hubs with best-in-class sustainability credentials. Customer footfall has increased due to the addition of new tenants, including unique concept stores, diverse food and beverage offerings, and medical clinics. The introduction of new concepts and general renovations have also contributed to more efficient customer and tenant journeys, boosting turnover and activity in the surrounding areas.
Today, the properties in the portfolio are let to leading regional grocers as well as some of Europe's largest and best-performing retail chains. The portfolio is well-occupied, with immediate upside potential through leasing of remaining vacancies and continued active management of the portfolio.

Nrep has continuously renovated and upgraded the individual properties while strengthening the tenant mix. In Vallensbæk and Friheden alone, over 16,000 square meters of residential space have been created.

Stocks dipped Monday after President Trump announced a fresh salvo of tariffs on more than a dozen countries as he works to rectify what he views as persistent trade imbalances. The S&P 500 as fell 49 points, or 0.8%, to close at 6,230, while the Dow Jones Industrial Average fell 422 points, or 0.9%, to close at 44,406. The tech-heavy Nasdaq Composite slid 0.9%. Markets are once again feeling the heat after the president said Monday that he would impose tariffs on 14 countries starting August 1. The countries include Japan, Kazakhstan, Malaysia South Korea and Tunisia (which all face potential levies of 25%); Bosnia and Herzegovina and South Africa (which would be subject to 30% duties); Indonesia (32%); Bangladesh, Serbia (35%); Cambodia, Thailand (36%) and Myanmar and Laos (which face a 40% tariff rate). Mr. Trump posted tariff letters to each of the countries on Truth Social detailing the new levies. The letters come just days ahead of Wednesday, July 9, when the pause on U.S. reciprocal tariffs had originally been set to expire. The president and his team have been working to strike deals with trading partners over the last 90 days before the deadline. Mr. Trump is now expected to sign an executive order extending the tariff freeze to August 1. The president also said Sunday that he would impose an additional 10% tariffs against the BRICS bloc of developing nations, which held a summit in Brazil over the weekend. Stock indexes in Europe ended mostly higher on Monday, while Asian markets closed mostly lower. The new flurry of trade activity could pose a risk to markets, which have been climbing since April 2, when Mr. Trump announced his "Liberation Day" tariffs. The S&P 500 had gone up more than 20% in late June, hitting a record high, with experts at the time citing favorable trade headlines as one of the main reasons for the turnaround. Stocks also jumped last week after a better-than-expected jobs report. However, analysts continue to caution that a potential impact from tariffs is still yet to be seen. "We think investors continue to underestimate the impact of tariffs — just because import taxes won't be as bad as they appeared on Apr 2, the tariff burden will still be significantly larger going forward than it was in January as the [government] becomes increasingly reliant on this revenue given extreme fiscal imbalances," said Adam Crisafulli, head of Vital Knowledge, in a research note. contributed to this report.

Stocks closed lower Monday as President Donald Trump once again ratcheted up the trade tensions that sent indices tumbling when he first announced widespread tariff plans in April. The slide started after Trump posted letters on his social media platform, Truth Social, that he says he sent to Japanese and Korean officials threatening them with 25% tariffs on goods being imported to the U.S. beginning Aug. 1. The countries can still reach a deal with his administration before then that could avoid those rates. Later in the afternoon, the president posted additional letters he says he sent to Laos and Myanmar, which will face 40% tariffs starting on Aug. 1., and Kazakhstan and Malaysia, which will also see 25% duties. South Africa faces 30% tariffs. Trump also signed an executive order extending a 90-day 'pause' on his tariffs to Aug. 1. It was originally set to expire Wednesday, July 9. The announcement of the extension on the tariff pause was not enough to alleviate investors. Immediately following the president's posts, shares of Alphabet, Apple, Honda, Nvidia, and Toyota all fell. The Nasdaq closed 0.92% lower, while the S&P 500 fell 0.79% and the Dow Jones Industrial Average shed 0.94%. The losses follow several indices hitting record highs last week. An earlier threat from Trump also had investors worrying about tariffs. 'Any Country aligning themselves with the Anti-American policies of BRICS, will be charged an ADDITIONAL 10% Tariff. There will be no exceptions to this policy,' Trump wrote in a different post Sunday night, referring to the intergovernmental organization between countries including Brazil, China, Egypt, India, Saudi Arabia, and Russia, among others. Monday's tariff rates are the first of many other trade announcements the president is expected to make this week, according to White House press secretary Karoline Leavitt and Treasury Secretary Scott Bessent, who told CNBC Monday that 'it's going to be a busy couple of days.' Only about 54% of imports from Japan and 46% of imports from South Korea would be exposed to the 25% tariffs, according to Capital Economics. That's because the new rate would not apply to goods that fall under the president's already-implemented product-specific tariffs, such as autos, as well as exemptions for electronics and pharmaceuticals. 'It's telling that Trump has not (yet) released a letter threatening higher tariffs on the European Union, suggesting that he remains satisfied with how those bilateral trade talks are going,' writes By Paul Ashworth, Capital Economics' chief North America economist. 'From the European side, media reports suggest a draft framework deal is close to being agreed, which would allow time for more detailed negotiations.' Meanwhile, Tesla stock fell almost 7% Monday, following CEO Elon Musk's pronouncement that he planned to form a new political party after the passage of the Republican budget bill he opposed. CoreWeave (NASDAQ:CRWV) has agreed to acquire Core Scientific (NASDAQ:CORZ) in an all-stock deal valued at around $9 billion, aiming to dramatically scale its AI and high-performance computing (HPC) capacity. The offer puts Core Scientific shares at $20.40 a 66% premium to their June 25 close yet the market reaction has been anything but smooth. Shares of Core Scientific slid 13.4% at 11.22am today, after the announcement, reflecting skepticism despite the rich headline price. The deal is expected to close in Q4 2025, with CoreWeave projecting that Core Scientific shareholders will hold less than 10% of the combined company once it's done. Warning!
