
Nrep and Slate Asset Management Enter Agreement on Essential Real Estate Portfolio in Denmark
OneIM is Slate's capital partner in the transaction, which is the first for Slate and OneIM's joint venture. The joint venture is actively targeting further acquisitions across the European essential retail sector. The acquisition marks Slate's first investment in Denmark and further increases the Firm's portfolio of high-quality essential real estate assets in Europe.
All of the properties in the portfolio are in dense residential areas (Holte Midtpunkt, Lyngby Stationscenter, Frihedens Butikscenter, Vallensbæk Stationstorv Syd, and Taastrup Torv) and near the city's five major transportation corridors. During its ownership, Nrep led a comprehensive repositioning of the properties, transforming them into vibrant urban hubs with best-in-class sustainability credentials. Customer footfall has increased due to the addition of new tenants, including unique concept stores, diverse food and beverage offerings, and medical clinics. The introduction of new concepts and general renovations have also contributed to more efficient customer and tenant journeys, boosting turnover and activity in the surrounding areas.
Today, the properties in the portfolio are let to leading regional grocers as well as some of Europe's largest and best-performing retail chains. The portfolio is well-occupied, with immediate upside potential through leasing of remaining vacancies and continued active management of the portfolio.

Stocks are tanking on Trump's latest tariff announcements
US stocks deepened losses on Monday after Trump announced 25% tariffs on Japan and South Korea. In letters published on Truth Social, Trump said he would impose a 25% duty on goods from those countries. Major indexes tumbled, with several auto and semiconductor stocks taking a hit. US stocks dropped sharply on Monday after President Donald Trump gave an upage on trade war. Major benchmark indexes fell shortly after the president said in a post on social media that the US would impost 25% tariffs on goods from Japan and South Korea. The Dow Jones Industrial Average dropped over 500 points, while the Nasdaq and the benchmark S&P 500 were both down by about 1%. S&P 500: 6,225.21, down 0.86% Dow Jones Industrial Average: 44,342.70, down 1.13% (-507.81 points) Nasdaq composite: 20,403.46, down 0.96% Trump announced the latest tariffs on Truth Social, publishing letters he sent to Lee Jae-myung, the president of South Korea. The letters came several hours after he threatened to impose an additional 10% tariff on nations aligning themselves with policies of the BRICS bloc. "Please understand that the 25% number is far less than what is needed to eliminate the Trade Deficit disparity we have with your Country," Trump wrote, later adding that if Japan or Korea were to impose retaliatory tariffs, the amount of those tariffs would be tacked on to the US's 25% import duty. "These Tariffs may be modified, upward or downward, depending on our relationship with your Country. You will never be disappointed with the United States of America," Trump added. The president also pushed out the US's deadline to enforce his original Liberation Day tariffs to August 9, and said more "UNITED STATES TARIFF Letters, and/or Deals, with various countries around the World," would be delivered in the afternoon. Shares of automakers and tech hardware firms saw losses that outpaced those of the broader market. Here were some other big moves in afternoon trading: Toyota Motor Corporation (TM): -3.92% Honda Motor Co. (HMC): -3.72% Advanced Micro Devices (AMD): -2.12% Taiwan Semiconductor Manufacturing (TSM) -2.41% The developments are sparking more concern that Trump's tariffs could end up at a higher level than initially thought, despite agreements struck with China, the UK, and Vietnam. "Markets are tilting to a risk-off posture as participants brace for the chance of Trump tariff-sparked turbulence in the coming hours and days," José Torres, a senior economist at Interactive Brokers, wrote in a note. Prior to the tariff letters being released, US Treasury Secretary Scott Bessent signaled that the US would announce more trade deals over the next 48 hours. "It's going to be a very busy couple of days," Bessent told CNBC on Monday, adding that his mailbox had been filled with new offers from other countries. "It's just, 'Thank you for wanting to trade with the United States of America. We welcome you as a trading partner. And here's the rate, unless you want to come back and try to negotiate,'" he added.

The charts show a tech breakout that can continue over the next 6-12 months, says Katie Stockton
The Invesco QQQ ETF , which provides a way to invest in the Nasdaq-100 Index, confirmed a breakout to new all-time highs with last week's close above the December and February peaks (~$539). The breakout is associated with renewed long-term momentum indicated by a whipsaw in the monthly MACD, marking a resumption of a multi-year secular uptrend. The breakout allows for a measured move projection of $602, which is approximately 9% above current levels as a reasonable objective looking out six-to-12 months. Since the April low, QQQ has outpaced SPY by approximately 7%, fueled by its heavier weighting in technology stocks that have led the recent rally. The ratio of QQQ to SPY is deeply overbought and has resistance intact from the 2021 peak, defining a neutral long-term trading range between the two U.S. equity market proxies. This suggests there will be a short-term moderation in outperformance from QQQ and large-cap technology stocks. But large-cap technology stocks look overdone as a group per the DeMark Indicators. Roughly a third of S & P 500 tech sector member have flashed short-term exhaustive "sell" signals from either the TD Sequential or TD Combo models within the past week. These signals support a two-week correction for the technology sector, and therein also QQQ. Pullbacks or consolidation phases tend to follow breakouts since they are often associated with overbought conditions and overly bullish sentiment. So, rather than chasing steep rallies, we find it is best to wait for excesses to be absorbed via a short-term counter-trend pullback before adding new exposure.
