
Derelict Pembrokeshire Roch Gate Motel to be redeveloped
Since a pre-application consultation in 2023 and a formal submission of plans last September, amended plans reduced the landscape impact, as well as reducing the number of lodges from 25 to 18 and removing previously included industrial units from the scheme.
The application was recommended for approval despite concerns raised by Natural Resources Wales on visual and landscape impacts, a report for planners saying: 'The proposal, however, is recognised as bringing significant benefits in terms of removing a building which is causing harm to the National Park landscape at present, given its significant dilapidation and disrepair.'
The vacant derelict former motel – dubbed an 'eyesore' in previous applications – closed back in 2008 and has a history of later approved planning schemes, including as a bespoke hotel and an affordable housing scheme, but none have come to fruition.
Speaking at the May meeting, applicant Nick Neumann, who has become a county councillor since the scheme was first mooted, said: 'The former Rochgate Motel located at the gateway to the St Davids Peninsula on the A487 is somewhat famous for the wrong reasons as it remains one of the last true blots on our county's landscape. Namely the 'pink palace' has remained dormant for nearly 20 years slowly deteriorating in condition whilst various proposals have come forward and never materialised.
'The site, originally a former World War 2 radar station which became a commercial premises including motel, restaurant, spa and events facility in the early 1960s, was a much-loved popular venue for nearly 50 years before closing its doors in 2008.
'Today we still receive comments from people who loved the motel back in the day. I myself can fondly remember visits with my late parents, and I wouldn't mind betting that at least one person at this meeting today would have memories of a visit to the motel. The motel was an institution back then and with your approval, will become once again.'
He added: 'The scheme (aptly named 'The Gate') will include the reinstatement of a bistro style restaurant, a village shop (an asset lost from our community within the last two years), an events space, and a modest tourism development, all just a stone's throw from Newgale sands, and six miles from our county town.
'The proposal will bring a significant multi-million-pound investment into the community, create 18 FTE jobs, restore lost community provisions, and will see the revitalisation of the brownfield site with a new exciting provision to our growing community of Roch.'
He finished: 'We have in principle funding agreed by the Development Bank of Wales, and in principle grant funding agreed by Visit Wales. Our intention would be to start the development as soon as conditions were discharged, with a fully committed phasing plan in place commencing with the demolition of all existing buildings and the planting of new landscaping.'
Other speakers at the meeting raised their support for the proposals, with former community council chair, and chair of the Nolton and Roch community Land Trust, David Smith saying an ad-hoc survey of local residents had seen more than 120 supportive responses in just a few days.
He contrasted two previous granted, but never implemented, schemes for 'an ugly replacement motel' and an 'ill-conceived housing development' with the current scheme, which includes a replacement post office; the former post office indirectly closing in part due to the Horizon Post Office scandal, where many postmasters were wrongfully convicted as a result of faults in accounting software developed by Fujitsu for Horizon.
He said the scheme would 'significantly enhance the convenience and wellbeing of local residents,' as well as creating jobs and would 'replace a decaying eyesore that is a blight on the community'.
Current community council chair Michael Harries also spoke, saying the community has been 'tarnished by a pink monstrosity eyesore' since the motel closed in 2008.
He contrasted the 'false hopes' of previous schemes with Mr Neuman's plans, saying residents had waited for a long time for a suitable development and were 'excited to see this project progress'.
Moving approval, Cllr Simon Hancock said he was 'really, really delighted' to do so, saying it would be a 'huge economic benefit' for the area, with Cllr Sam Skyrme-Blackhall seconding the 'fantastic way forward,' along with Cllr Chris Williams in support, who said: 'I can't believe it's been so long, it has been an eyesore, I'm absolutely delighted something is going to come out of this.'
The application was conditionally approved.

Former Farage adviser claims Britain should not have fought in WW2
An adviser who helped Nigel Farage to boost his social media presence has suggested that the UK would have been better off had it not got involved in World War 2, rather than deciding to fight Nazi Germany. In his personal blog, Jack Anderton also suggested Britain should not support Ukraine in its fight against Putin's illegal invasion, saying: 'Russia is not our enemy'. The 23-year old, who helped to run Mr Farage's TikTok account, has never been an official Reform UK employee. The blog, first revealed by the Observer, also saw Mr Anderton claim the UK could 'regain' former colonies such as Australia, Canada and South Africa, as well as suggesting the UK should copy the policy of mass incarceration carried out in El Salvador, which has been condemned as a breach of human rights. In a post from June 2024, titled 'A Self-Interested British Foreign Policy', Mr Anderton wrote: 'Britain spent nearly £3trn on WW1 and WW2. What did we get for that? We are no longer the great power we once were, we don't even get a thanks anymore. 'We impoverished ourselves for decades, we didn't finish paying the loans off to America until 2006. 'Our economy stagnated, we lost an empire, and we are pushed around by America. And Germany, a country we beat, has been richer than us since the 1970s.' He said the only wars that were truly in Britain's interests were the Falklands war and the invasion of Egypt for control of the Suez Canal, adding: 'If Britain had not fought in WW1 and WW2, it would not have had to rely on America for economic support, and it would have had the independence to act accordingly. 'Britain could have developed India, Cyprus, Fiji, Malta, Saint Lucia, Seychelles, The Bahamas, Australia, Canada, South Africa, Ireland and New Zealand. In the coming Meritocracy, perhaps Britain could regain some of these nations.' Suggesting Britain should not be supporting Ukraine, he wrote: 'Whilst yes, we are not at war with Russia, we are sending billions of pounds (that we cannot afford) to prop up a country that we have no allegiance to. 'Russia is not our enemy, they have not attacked Britain. It's perfectly acceptable and preferable to state that Russia is not our enemy, but they are not our friend either, we treat them with suspicion, but we do not escalate a conflict with them. 'Why are we fighting a European war? We do not border any of these countries. In their pursuit of all that is good and a handshake from Zelensky, the British ruling class is pushing this country into a war that we have nothing to do with.' He added: 'At least in WW1, we got some land in the Middle East, we get nothing in return for our support of Ukraine.' In a second post from, also from June 2024, Mr Anderton issues an endorsement of Nayib Bukele's policies - the president of El Salvador who has been accused by Amnesty of committing 'massive human rights violations, including thousands of arbitrary detentions and violations of due process, as well as torture and ill-treatment'. At least 18 people have died in state custody, the organisation said. Seemingly endorsing his policies, Mr Anderton said: 'Extraordinary times require extraordinary measures. I'd even argue the measures aren't that extraordinary and should be in place in times of normalcy.' He added: 'El Salvador is perhaps a lesson for those in Britain who wish to take back control of their country. Power works, and it is all that matters. State power when used effectively is basically omnipotent. 'The meritocracy will be established, criminals and corrupt officials will be jailed, immigration will drop to zero, houses will be built, and our citizens will once again feel proud of the country they call home.'

McDonald's confirms plans to revamp Cross Hands restaurant
Outbuildings An application has been submitted for the demolition of three outbuildings and the construction of three similar-sized outbuildings at Brynllan, Cilycwm, Llandovery. The buildings are proposed to be on a 0.10-hectare site. They will be made with timber-cladded walls, corrugated onduline bitumen sheet roofs, and timber windows and doors. There will also be a compacted stone vehicle access and hardstanding, as well as low-energy, downward-pointing lights. Quarry works An application has been submitted for works to a quarry site at Garreg Fawr, Llanwrda. The existing/historic quarry will be developed by excavating benches into the hillside in a north-westerly direction. It is anticipated that the finished quarry level will comprise a series of up to five benches. Material sourced from the quarry will be used in the upgrade of forest roads within the Caeo forest block to facilitate the clear-up of wind-blown timber caused during Storm Darragh. The use of NRW-owned aggregate in NRW forest blocks is said to be a sustainable and cost-effective way to bring timber to market and conduct quality forest management activities. Access to the site is via the Natural Resources Wales forest road network. The proposed depth of the excavation would be 18 metres but no waste will be imported to the site. Variations of conditions An application has been submitted for the variation of conditions 9, 10, 11 and 12 on applications E/28564 and PL/09579 (two detached dwellings and garages) at land fronting 9, 11 and 13 Ceidrim Road, Garnant. The applicant wants to see the amendment of approved plans and removal of code for sustainable homes conditions. McDonald's refurbishment An application has been submitted for work at McDonald's, Heol Parc Mawr, Cross Hands. The application includes minor refurbishment of the restaurant to include a 0.86 square metre extension incorporating updated drive-thru booth windows, the redecoration of windows and doors and a replacement 2.4m high cage corral. The existing remote bin store is to be extended and finished with close board fencing. New patio furniture is to replace the existing furniture with associated works to the site. Non-material amendment An application has been submitted for a non-material amendment for work at land adjoining Fountain Road, Llannon. The non-material amendment is to S/32126 (changes to approved drawings). Extension and alterations An application has been submitted for a single-storey extension to a house and general alterations to the dwelling at The Vicarage, Talley, Llandeilo. The internal alterations will see the ground floor layout changed to include an open-plan kitchen, dining area and family lounge, a utility area, shower room, living room and lounge. Shed and fence An application has been submitted for the construction of a wooden shed and fence at Meardy Farmhouse Cottage, Talaris, Llandeilo. This will include the installation of a 1.2m high, 3-bar stock fence. The shed will provide essential storage for tools and equipment needed to maintain the property and surrounding land. The fence is intended to secure a dog and to clearly mark the boundaries, while remaining appropriate to the rural setting. The shed will be timber-clad with a felt or EPDM pitched roof and timber windows and doors. The fencing will be a 3-bar post and rail stock fence, consistent with agricultural boundary treatments in the area. Retention of stables An application has been submitted for the retention of stables at Cefn Gorwydd Farm, Cwmfferws Road, Tycroes. The site is an equine centre. Work to create the stables began on April 1, 2025, but has not been completed. The stables are made of timber walls and doors and a galvanised metal sheet roof. The building will include six stables and a storage area. A bird box will be put on the stables as part of the biodiversity enhancement measures. Measures will be taken to minimise light pollution to reduce any impact on nocturnal fauna such as bats and moths. Any lighting within the rear garden will be in accordance with the guidance provided by the Bat Conservation Trust. Appropriate ground-facing, energy-saving lighting will be used, on timers. There will be no light spillage into landscape areas such as trees and hedgerows on site will not be affected therefore allowing dark corridors to be maintained for nocturnal wildlife.

New flats development in Caldicot town centre approved
The proposals will retain a commercial use on the ground floor of Number Seven Wesley Buildings with permission granted to change the use of the first floor offices to one self-contained two-bedroom flat. Wesley Buildings is the large, modern shopping complex the dominates the western end of the pedestrian part of the town centre and planning permission for first floor residential use has recently been granted on the adjacent units at Four, Eight and Nine. Monmouthshire County Council planning officer Kate Young said in a report, that approved the application by Mr O Denby, the authority's planning policies support reusing vacant buildings. Her report stated: 'The conversion of vacant upper floors into residential use is consistent with the objectives of the Development Plan to steer new residential development towards the urban areas and overall the council encourages the use of upper floors in town centres to be used for residential purposes. 'Not only is this a sustainable location but residential use can add to the vitality and viability of the town centre.' The town centre location, with bus and rail links within walking distance, is also considered sustainable and although the council's parking guidelines suggest two parking spaces should be provided Ms Young said there are public car parks nearby, including one behind it, and it would be 'unreasonable' to expect designated parking spaces in a town centre location. The area is within a sea risk flood zone but as the flat, which is 'the highly vulnerable element of the scheme', is above ground level Natural Resources Wales is satisfied it is elevated from any risk while the continued ground floor use is considered to be 'less vulnerable' than residential. Minor external alterations including a new door on the back wall and bicycle and bin storage area have also been approved.
