CP Group Announces Nearly 25,000 SF of New Leasing Activity at One and Two Ravinia in Atlanta, Ga.
CP Group, a vertically-integrated commercial real estate owner-operator and developer across the Sunbelt, today announced that it has executed nearly 25,000 square feet of leasing agreements at One and Two Ravinia – two 17-story office towers totaling 800,000 square feet in the Dunwoody neighborhood of Atlanta.
Situated in one of metro Atlanta's most prestigious, well-known suburban office parks, One and Two Ravinia offers a prime Central Perimeter address directly adjacent to the Perimeter Mall and steps from a wide variety of dining and retail establishments. CP Group's investment in the buildings, including the redevelopment of its on-site amenity offerings and common areas, as well as the addition of flexible, move-in-ready spec suites, has led to a wave of leasing activity, bringing five new tenants to the property.
Glenn Kolker, Preston Menning, and Lauren Slappey of Stream Realty represent the landlord as the exclusive leasing agents for the buildings.
'Today's business leaders are seeking a workplace experience that prioritizes both convenience and modern amenities — and Ravinia delivers on both,' said Scott Barr, Senior Vice President at CP Group. 'In an office market where flight-to-quality continues to drive leasing decisions, the newly built spec suites, sweeping views, and seamless accessibility have positioned Ravinia as a standout choice for companies looking to elevate their workplace experience and attract top talent.'
CP Group recently completed a multi-million-dollar capital improvements program across One and Two Ravinia. Enhancements spanning the two towers include lobby upgrades, renovation and expansion of the café and coffee bar, complete with outside seating, and the addition of a modern tenant lounge also with outdoor seating to provide comfortable spaces for employees to meet, host, and collaborate.
CP Group also upgraded the onsite multi-room conference facility that seats up to 150 and introduced 85,000-square-feet of premium spec suites, ranging from 2,000 to 10,000 square feet, as part of its 'worCPlaces' flexible workspace offering. This program is designed to offer customized, move-in-ready suites that meet the needs of companies seeking adaptable yet scalable office environments for evolving teams. CP Group built seven spec suites on the 16 th and 17 th floors at the end of 2024, five of which have already been leased – with the remaining two currently in negotiations – all within just six months of delivery.
In addition to these new renovations and upgrades, One and Two Ravinia also offer a 500-room Crowne Plaza Hotel, shuttle service to Perimeter Mall and MARTA station, a state-of-the-art fitness center, private electric vehicle charging stations, multiple outdoor workspaces, a putting green, and more.
Tenants of One and Two Ravinia have consistently praised the prime location as one of the property's most compelling features, particularly the immediate highway access it affords to I-285; seamless connectivity to Ga. 400, I-75, and I-85; and proximity to Hartsfield-Jackson Atlanta International Airport.

SwissWatchExpo Is Where Beginner Enthusiasts Start Their Collection
SwissWatchExpo (SWE) offers a curated entry point with its luxury pre-owned collection in the $26 billion pre-owned market, flooded with an estimated 40 million counterfeit watches annually, making authenticity a significant challenge for buyers. SwissWatchExpo Watch collecting, regardless of the market volatility, has been a pastime of gentlemen everywhere and goes beyond price point and bling. A watch brand's history, and complications like chronographs [a stopwatch mechanism], GMTs [Greenwich Mean Time], or tourbillons [counteracting gravity to maintain time accuracy], and movements [mechanical, automatic, and quartz] are what instill the gravitas of a timepiece. Knowing where to start is based on your taste - ultimately a daunting task with the variety of watch brands and styles to choose from. A major player in the market is SwissWatchExpo (SWE), offering an extensive collection of luxury timepieces that make for great statement pieces as your entry into the collectors' circle. Atlanta-based SwissWatchExpo offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo The market faces challenges, with an estimated 40 million fake watches sold annually, and the pre-owned watch market is valued at $26 billion, making it extremely difficult to determine the zombie watches and dupe timepieces. SwissWatchExpo houses luxury timepieces from brands like Rolex Oyster Perpetual 41 Green Dial Steel Mens Watch 124300, Omega Seamaster James Bond Limited Mens Watch 210.22.42.20.01.001, Breitling Transocean Chronograph Blue Dial Steel Watch AB0510, or the classic Rolex Datejust Steel Yellow Gold Black Dial Vintage Mens Watch 16013. Chief executive officer, Eugene Tutunikov knows the luxury watch landscape well. Working with collectors, Tutunikov and SWE provide modern-day 'white-glove' service. 'We love working with new collectors,' admits Tutunikov, joining the family-owned business in 2016 after working on Wall Street, helping expand from $8-9 million in sales to an expected 9-figure revenue annually. 'I believe SwissWatchExpo is the perfect place to start because we solve the biggest problems a beginner faces.' SwissWatchExpo chief executive officer, Eugene Tutunikov knows the luxury watch landscape and offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo He explains, 'First off, the watch world is overwhelming. Where do you even begin? We provide the answer through our selection. A new collector can come to our site and get a masterclass in watches just by browsing. They can see the icons, discover lesser-known gems, and truly figure out what they love without any sales pressure. And when they're ready for guidance, our team of client advisors—all genuine watch enthusiasts trained on every model we carry—is there to provide personalized advice to find the perfect watch for any need, taste, or occasion.' Originally from Ukraine, Victoria and Jake Tutunikov founded the Atlanta-based SwissWatchExpo in 2009, specializing in pre-owned luxury watches, with over 1,000 Rolex watches in stock. SWE currently holds over 180 Patek Philippe watches in stock for the current popularity, while avoiding selling brands like Hublot, FP Journe, and Frank Muller as the market demand would challenge their bottom line. SwissWatchExpo (SWE) offers a curated entry point with its luxury pre-owned collection in the $26 billion pre-owned market. SwissWatchExpo Tutunikov describes it, 'Our curation philosophy is built on a singular vision: to be the first destination anyone thinks of, whether they are looking to buy or sell a luxury watch. We believe the only way to earn that position is by being the most trusted and comprehensive resource in the world, and that mission begins and ends with the breadth of our inventory.' SWE operates as an e-commerce platform, selling on its site and secondary markets like eBay, selling 30-50 watches daily, averaging $10,000 per watch and $300,000 in daily sales. With $40 million timepieces in inventory - around 3,000 units at a time - they buy about $40,000 worth of watches each day. SwissWatchExpo chief executive officer, Eugene Tutunikov knows the luxury watch landscape and offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo Tutunikov further explains the variety in SWE's collection. 'While we love acquiring and showcasing ultra-rare, 'grail' watches—they are fantastic for storytelling and generating excitement—our primary focus is on what I call 'accessible rarity.' Our core customer is typically looking for a watch that is hard to find at a standard retailer, perhaps a recently discontinued model or a specific configuration, but not necessarily a [one-of-one museum piece]. Our curation strategy is to master that sweet spot: providing an unparalleled selection of the world's best watches.' SwissWatchExpo offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo The current SWE customer base is primarily male, in their 30s, with 95% of sales in the U.S. They also sell more ladies' watches than competitors. In modern-day fashion, SwissWatchExpo adopts a digital-first approach, offering FaceTime sales meetings for clients to view watches live. SWE ships to 7-10 countries weekly, including Switzerland. Rolex accounts for half of their business, followed by Cartier and Patek Philippe, which have seen over 50% growth. Popular models like the Cartier Tank Solar and Tank Glory sell at 30-50% off retail, usually at the boutique reseller. SwissWatchExpo offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo SWE sells 90% of its inventory within three months, with 20% selling in just a week. Tutunikov explains, 'We want our inventory to be a landscape of discovery.' Since launch, they've traded 70,000 watches and attracted 600,000 monthly website visitors. Prices have rebounded post-pandemic for the vintage watch reseller, with a Rolex Hulk (no box or papers) priced at $16,000-$17,000. SwissWatchExpo offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo 'Whether a client is purchasing their very first luxury timepiece, seeking a specific graduation gift for their child, finding an anniversary present for a spouse, or hunting for a piece to round out a seasoned collection, their journey should begin and end with us. This is only possible through a deep and diverse catalog that spans all major brands and price points.' SwissWatchExpo handles all aspects of operations in-house, including inspections, repairs, watch photography, and photo editing. Each watch undergoes two inspections—upon arrival from dealers and before sale. A SWE ships from its Atlanta retail location and inspects over 800 watches monthly, with a 20% repeat customer rate annually. SwissWatchExpo chief executive officer, Eugene Tutunikov knows the luxury watch landscape and offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo They perform dry and wet tests, polish watches using proprietary machinery, and maintain a database to track sales, inventory, and market pricing. Additionally, they service older models that brands no longer support due to a lack of parts and train new watch technicians in repair, inspection, and polishing. The price point for luxury timepieces has exponential value, and collecting watches is a considerable investment with risk involved. 'We make it safe,' Tutunikov remarks. 'The pre-owned market can be a minefield, and a bad first experience can ruin the hobby for someone. Our entire model is built on trust. With our expert watchmakers authenticating, servicing, and refurbishing every single piece to as close to new condition as possible, we give that new collector total peace of mind. They know they're getting the real deal, in incredible shape.' SwissWatchExpo chief executive officer, Eugene Tutunikov [far right] knows the luxury watch landscape and offers a curated entry point with its luxury pre-owned collection. SwissWatchExpo Tutunikov states, 'Finally, we understand that a collection evolves. Your first luxury watch is special, but it might not be your last. Because we also buy and trade watches, we offer a clear path forward. As your knowledge and taste grow, we can help you trade that first piece toward the next one.' SwissWatchExpo is a launching pad for any beginner as well as a resource for seasoned timepiece collectors. 'We're not just a store; we are a long-term partner for a collector's entire journey,' Tutunikov concludes.

10 Best Places to Live in Georgia, According to Real Estate Experts
With its mountains, beaches, historic small towns, bustling metropolises, and quiet suburbs, Georgia can accurately claim to have something for everyone. Several destinations within the Peach State also have the best of both worlds. Take the smaller cities surrounding Atlanta, for instance. Alpharetta and Decatur are short drives from the city (depending on the traffic), making them the perfect choice for those who plan to commute in a few days a week. Savannah is also multi-faceted in its own right, offering a heavy dose of small-town appeal without forgoing modern conveniences, top-tier dining, or a robust cultural scene. Whether you're planning a big cross-country move or simply considering an interstate relocation, here are the best places to live in Georgia, according to real estate experts. Old Fourth Ward Park in Atlanta. 'The Old Fourth Ward is still relatively affordable while being connected to some great, but pricier, neighborhoods like Inman Park, Virginia Highlands, and Atlanta's pride and joy, Piedmont Park,' says Amy Adams, national real estate expert at The CE Shop and associate broker at Berkshire Hathaway HomeServices Georgia Properties. She adds that it's 'historic and trendy,' and it has the added benefit of being on the Atlanta Beltline: 'The trail connects many of Atlanta's neighborhoods, and along the way, there are restaurants, shopping, and parks.' Redfin notes that, as of July 2025, the housing market is 'somewhat competitive,' with a median housing price of around $420,000. Aerial shot of downtown Alpharetta, Georgia. 'Alpharetta continues to attract buyers with its top-rated schools, thriving tech job market, and walkable, amenity-rich downtown centered around Avalon, a large, upscale mixed-use development, and City Center, a vibrant destination blending local dining, boutique shopping, and green space,' says Sarah Strohschein, a real estate advisor at Engel and Völkers Atlanta. 'With easy access to GA 400, Alpharetta provides all the benefits of city access while still maintaining a 'homey' feeling,' Derek Varnadoe, a licensed realtor at HomeSmart and Georgia housing market expert, adds. This balance, however, will cost you; the average home value in Alpharetta is around $730,000. Gascoigne Bluff Park on St. Simons Island, Georgia. Kelsey Glennon/Travel + Leisure If coastal living is what you're envisioning for your life in Georgia, browse the real estate in St. Simons. Part of Georgia's stunning Golden Isles—and recently named one of the most underrated destinations in the U.S.—St Simons Island is a popular vacation spot that simultaneously has everything you need to live there full-time. Glynn Academy, for example, is known as one of the best public schools in Georgia. Home values are on the rise—with an average of about $700,000 in July 2025—so if you want to make this charming island your home, you'll want to look sooner rather than later. Morning fog over Monroe, Georgia. 'Monroe is a quiet, bedroom community east of Atlanta in Walton County and the perfect blend of old and new. This community has a historic downtown area with shopping, concerts, and new restaurants—some of them farm-to-table,' says Adams. 'Monroe and Walton County have plenty of open land, so you feel like you are in the country, but it's still close enough to Atlanta to visit frequently and enjoy city life, sporting events, and concerts.' She also shares that 'there is a range of housing, from more affordable to custom homes on large tracts of land and horse farms.' The average home value is just over $375,000, and the overall cost of living is three percent lower than the national average. Visitors enjoying Blue Ridge Lake on a sunny day. Geoff Johnson/Explore Georgia 'Blue Ridge is in North Georgia at the foothills of the Appalachian Mountains. Tourism is a large part of the Blue Ridge economy, but this town is more than that. A thriving full-time community exists in Blue Ridge. There are tons of restaurants and shopping in Blue Ridge, but the main draw is the natural beauty,' says Adams, adding that there is 'housing that starts at affordable and goes all the way up to full-blown custom, luxury mountain homes.' Housing prices in Blue Ridge increased directly after the pandemic but have decreased slightly since 2022 and plateaued. Currently, the average home value is around $520,000, although that number is certainly inflated by multi-million dollar homes; there are several homes for sale in the Blue Ridge area for under $300,000. A gazebo in Decatur's Town Square. 'Decatur offers the perfect mix of small-town charm and big-city perks. Its walkable downtown is filled with locally owned shops, a great food scene (including several Michelin-recommended restaurants), and year-round festivals. Its public schools are consistently top-rated, a key driver for buyers,' explains Strohschein. She also says that demand remains high, which she attributes to the 'strong community vibe and overall quality of life,' so expect single home prices in the city, which is just 20 minutes from Atlanta, to average around $930,000; the median sale price of a condo is around $260,000. A walkway along the Chattahoochee River in Roswell, Georgia. 'Roswell blends historic charm with natural beauty, featuring a lively downtown, excellent dining, breweries, boutiques, outdoor festivals, and access to parks and the Chattahoochee River. It's a favorite for families thanks to its strong schools and outdoor lifestyle, and it appeals to those wanting small-town character with easy access to Atlanta,' says Strohschein. The median home value in Roswell is $662,306, and the city is just over 20 miles from all of the amenities and events in downtown Atlanta. Outdoor dining in downtown Savannah, Georgia. Jon Mattrisch/Travel + Leisure 'This city's historic riverwalk district is filled with Southern charm and personality. Savannah attracts countless tourists annually but is also a great place to call home. It has a relatively low cost of living compared to Atlanta and offers a relaxed lifestyle with easy access to Georgia's barrier islands for those who love the coast,' says Varnadoe. According to Payscale, the cost of living in Savannah is 2.8 percent lower than Atlanta, and housing is 10.8 percent lower; the average home value in the area is around $330,000. Aerial view of Johns Creek suburb outside of Atlanta. rodclementphotography/Getty Images 'Situated just north of Atlanta and consistently ranked as one of Georgia's safest and most affluent cities, Johns Creek offers exceptional schools, luxury real estate, and beautifully planned and well-maintained communities,' says Varnadoe, adding that it 'boasts ample access to medical and healthcare facilities,' including Emory Johns Creek Hospital. It's also about a 45-minute drive from Lake Lanier, a popular destination for boating and fishing. A person enjoying a lake view in Peachtree City, Georgia. Kenyatta Russell/Adobe Stock 'With over 100 miles of golf cart paths, Peachtree City is a beautifully planned community situated approximately 30 miles south of Atlanta. This city attracts those seeking more space, safety, and a relaxed lifestyle without sacrificing convenience or connection to the metro area,' says Varnadoe. WorldAtlas ranked it as one of the best retirement towns in the South, citing its access to golf, tennis, and medical facilities; Piedmont Fayette Hospital is only six miles away.

Delta Gets Blowback for Using AI to Set Airfares
Delta Air Lines has boasted about its new 'super analyst' that could work around the clock, process massive amounts of data and help it maximize revenue. It is AI. For months, the Atlanta-based carrier has been working with Fetcherr, a startup that aims to transform airline pricing the way that algorithmic trading upended financial markets.
