Majid Developments targets affordable luxury with second residential project in Dubai

As part of its strategic push into Dubai's 'affordable luxury' segment, Majid Developments recently launched its second residential project, Arlington Park, located in the Dubai Land Residence Complex. The move follows last year's successful market entry of the company's first project, Mayfair Gardens, in Jumeirah Garden City. Both projects are part of a five-project portfolio worth approximately AED 500 million ($136 million). 'Dubai has one of the most dynamic real estate markets in the world, consistently attracting strong demand from investors and end-users alike,' said Mansoor Majid, CEO of Majid Developments. 'The overwhelming investor interest during the EOI phase for Mayfair Gardens and Arlington Park is a clear indicator of market demand and a validation of our strategic entry into real estate development.' Mayfair Gardens, which broke ground in August 2024, is scheduled for completion in the second quarter of 2026. The main contractor is CJ Tec Contracting. The construction of Arlington Park started in June 2025 and is scheduled for completion in the fourth quarter of 2027. A shoring contractor has been appointed to handle excavation and dewatering for the project's two basement levels. With Mayfair Gardens and Arlington Park accounting for 50 percent of the target investment of $136 million, the company is on track to launching the remaining three projects, Mansoor noted. Majid Developments' COO Mustafa Majid said the company owns land adjacent to Mayfair and Arlington Park projects, presenting an opportunity to launch follow-up developments tentatively named Mayfair 2 and Arlington 2. 'We are also exploring locations such as Dubai Islands and Bu Kadra for future projects,' he disclosed. Affordable luxury Majid Developments entered the UAE real estate development sector in 2024, leveraging over 20 years of experience in construction and contracting across the UAE, Turkey, and Afghanistan. According to Mansoor, the company is responding to demand for smart, connected communities that include amenities like gyms, co-working spaces, landscaped areas, and wellness facilities - in a single location and within an accessible price range. 'The challenge for us is to offer all these amenities at an affordable price,' he said. 'We have addressed this challenge through curated design, global sourcing of premium materials and competitive pricing.' Elaborating further, Mansoor said the company prioritises sourcing materials before finalising project designs. 'This process is technically complex, especially when dealing with premium materials. For instance, high-quality materials from Italy can range in price from $50 to $700. Despite the price variation, Italy maintains strict quality controls across all factories, ensuring consistent standards throughout the supply chain. Our challenge lies in selecting the right material at the right price and importing it to our region. 'Another technical consideration is furniture design. Importing finished furniture products from Italy is costly due to high shipping expenses. Instead, we source premium textiles from Italy and manufacture the furniture locally in Dubai. This approach is not only cost-efficient but also allows greater flexibility in design. By combining world-class quality with local production, we deliver what we call 'affordable luxury'. 'By 'affordable luxury', we mean offering a lifestyle that reflects the public's image of luxury at a price point that's both accessible and sustainable for long-term living,' added Mustafa. The company also offers pricing below the market average, coupled with highly flexible payment plans that exceed those typically available from other developers. 'Overall, we believe our offering exceeds market standards,' he concluded. (Reporting by Dennis Daniel; Editing by Anoop Menon) (

Dana Gas first-half profit up on strength of Egypt operations

Dana Gas, one of the largest private natural gas companies in the Middle East, recorded an increase in first-half profit despite lower oil prices, underpinned by its operations in Egypt. Net profit attributable to equity holders in the six months to the end of June rose 2.7 per cent annually to Dh270 million ($73.5 million), the Sharjah-based company said on Friday in a filing to the Abu Dhabi Securities Exchange, where its shares trade. Net revenue for the first half declined 4.4 per cent to Dh532 million, on lower realised hydrocarbon prices and production declines in Egypt, partially offset by higher output in Iraq's semi-autonomous Kurdish region and improved pricing in Egypt, it said. Earnings before interest, taxes, depreciation and depreciation – a key measure for profitability – was 8.7 per cent lower at Dh105 million. For the second quarter, profit was down 9.7 per cent to Dh112 million, while revenue dropped 3.7 per cent to Dh257 million. Ebitda slid 13 per cent to Dh47 million. The company paid out its 2024 cash dividend of Dh385 million in May. Dana Gas is "optimistic" for the second half of the year, as it "remain[s] focused on execution, value creation and sustaining dividend payments to our shareholders", chief executive Richard Hall said. 'We are now seeing the results of a proactive, hands-on approach across the business, one that keeps us close to the operations and focused on delivery," he added. Set up in 2005, Dana Gas has exploration and production assets in Egypt, the Iraqi Kurdish region and the UAE, with proven reserves exceeding one billion barrels of oil equivalent and average production of about 55,000 barrels of oil equivalent a day, its website says. In Egypt, the Arab world's most populous economy, Dana Gas made "solid progress" in the delivery of its $100 million investment programme. Last month, the company announced the successful drilling and completion of Begonia-2, the first of 11 planned wells, confirming nine billion cubic feet of gas reserves. The additional gas in Egypt is forecast to generate cost savings of more than $1 billion for the country's economy by reducing reliance on imported liquefied natural gas and fuel oil. The Egypt investment programme is "an important step forward, both for Dana Gas and for Egypt's energy sector ... [to] unlock more of the country's gas potential", Mr Hall said. Meanwhile, in Kurdistan, production at the Khor Mor gasfield remained strong during the first half 2025, with daily output exceeding 500 million standard cubic feet per day.

Dana Gas net profit up to $73.5mn despite lower revenue in H1 2025

Dana Gas, the Middle East's largest regional private sector natural gas company, reported a marginal increase in net profit despite lower revenue in the first half of 2025. Net profit rose 2.6 per cent to AED 270 million (US$73.5 million) due to strong operation in Kurdistan Region of Iraq (KRI) and new investment momentum in Egypt despite lower prices. The company's net profit in H1 2024 was AED 263 million (US$71.6 million). Dana Gas reports marginal profit rise Revenue for the period dropped to AED 627 million (US$170.7 million), compared to AED 696 million (US$189.5 million) in the corresponding period last. The company attributed this fall to lower realised hydrocarbon prices and Egypt production declines, which was partially offset by higher KRI output and improved pricing in Egypt. The company said it has made further progress on the KM250 expansion and Chemchemal development projects in KRI, while in Egypt, the drilling of the first well under its new investment programme met with a successful outcome. Richard Hall, CEO of Dana Gas, commented: 'We are now seeing the results of a proactive, hands-on approach across the business, one that keeps us close to the operations and focused on delivery. In the KRI, our operational teams have maintained excellent performance, and KM250 continues to move forward at pace. Our hands-on approach is helping us accelerate delivery of the project. 'In Egypt, we have now kicked off our new investment programme, and it's an important step forward, both for Dana Gas and for Egypt's energy sector. While early results have been promising, it is essential that our governmental partners ensure timely payments and enable urgent permit approvals to continue the program and unlock more of the country's gas potential. 'We are very optimistic about what the second half of the year holds and remain focused on execution, value creation and sustaining dividend payments to our shareholders.' Planned and essential maintenance activities at the Khor Mor facility in KRI in April temporarily reduced output during Q2, but production remained strong in H1 2025, with daily gas output exceeding 500 million standard cubic feet per day (MMSCFD). Dana Gas said it has taken a more proactive and hands-on approach to delivery along with its partners in the KM250 expansion project. This has accelerated progress toward first gas. The project remains on an advanced schedule and, once operational, will add 250 MMscfd of processing capacity, increasing Pearl Petroleum's total output capacity by 50 per cent and significantly boosting Dana Gas' production and cash flow. In Egypt, Dana Gas has made solid progress in delivering its US$100 million investment programme, following the signing of the Consolidated Concession Agreement in 2024. In July, it announced the successful drilling and completion of Begonia-2, the first of 11 planned wells, confirming 9 billion cubic feet (bcf) of gas reserves and expected production of 5 MMSCFD. In parallel, recompletion of the Balsam-3 well is underway, with expected reserves of 4 bcf and anticipated additional production of 3 MMSCFD. Group production averaged 51,000 barrels of oil equivalent per day (boepd) in H1 2025, compared to 55,250 boepd during the same period last year. Despite planned maintenance activities in KRI, production increased by 3 per cent to 38,550 boepd. In Egypt, production declined by 29 per cent to 12,450 boepd from 17,650 boepd in H1 2024, primarily due to natural field declines. However, early results from Begonia-2 and Balsam-3 are expected to support a recovery in production volumes in the long term.
