Kitson Sells $2 Billion New Build And Brokerage Yachts In 4 Years

They're young. They're driven. And they're focused. Kitson Yachts was founded in 2021, just four years ago, but they're already ranked second among U.S. yacht brokerage firms in number of yachts over 164 feet sold between 2022 and 2024. They've sold half of all preowned Feadships that have come to market, 2015 or newer, since 2021. Kitson's sales made up 8 percent of the total number of yachts over 230 feet sold to U.S. clients between 2022 and 2024. There's more.
Two of the three co-founders, Michael Tabor and Brandon Kummer, made five sales totaling over 240 feet in less than two years. Brandon was the first broker younger than 32 to sell three Feadships. Feadship Royal Dutch Shipyards is one of the leading superyacht shipbuilders.
Kitson's average yacht charter transaction size is $1.3 million, with an average charter boat length of 228 feet. Their average sale transaction features yachts over 164 feet. In late February, Kitson announced the successful sale of the under-construction, 240-foot Admiral Yacht Project Il Primo, acting as the seller's representative.
Adding to the strong resume for this young firm, Kitson recently signed a partnership with TISG, The Italian Sea Group, as the authorized sales agency for North, South, and Central America. TISG is the parent company for Admiral, Tecnomar, Perini Navi, Picchiotti, NCA Refit, and Celi yacht brands. TISG delivered more than $440 million in revenues for 2024 and has more than 700 employees working on seven European production sites.
Kitson commented, 'Kitson Yachts is thrilled to partner with the largest shipbuilder in Italy, The Italian Sea Group. We look forward to elevating the presence of TISG craftsmanship across the vast geography of the Americas,' aligned with Giovanni Costantino's accord, "I am sure that Kitson Yachts will be the perfect ambassador for TISG in a free market.'
Kitson also recently unveiled ultra-posh new digs in Miami's Sunset Harbour neighborhood, making it an inviting space for clients to embrace the yachting pursuits of their family business. Needless to say, with a growing list of billionaires in North America and the fact that Americans make up about 45 percent of the superyacht industry, they are busy.
Tabor comes from an investment banking and shipbuilding background. Kummer, Tabor says, is a yacht broker through and through. Their business model approaches these large transactions in an institutional, business-like way, working hard to understand what makes each client tick.
Approaching clients in a concierge, family office philosophy, they earn trust and build confidence as they educate an already very astute client list. Kitson makes the programs work for their clients, rather than making the programs work for the industry. Tabor refers to it as unwriting the rules.
Kummer adds that the industry status quo for new yacht brokers expects them to take progressive steps leading up to the sales of bigger, more prestigious yachts. Kitson ignored the learning curve and went right to the top, calling Feadship with a client early on, saying, 'Let's do this!' That one sale turned into three, and their trajectory has gone nowhere but up.
These guys get it. A sale is not always about price. The superyacht industry is pushing its own limits in terms of amenities, technology, and absolute luxury, and those shiny new details are often attractive to buyers.
Kitson helps clients sort through the details to build the yacht they want, which is often quite different from the yacht clients thought they wanted earlier in the buying process. Tabor and Kummer spend many all-nighters analyzing and comparing vessels, ideas, designers, and shipyards. They often end up building something very different from what was discussed in early conversations.
Tabor adds that their job is to help clients through the process safely, with consistency, while having fun throughout the process. The easiest part of it all is to buy the boat. The work that goes into taking a client from 'I want a yacht,' through the entire process, to delivery and beyond.
Tabor explains that their approach gets them thinking three to five years out, having those hard discussions with the client and solving problems through discussions that shape the brief. Some of the realities explored in those discussions are awkward. Elephants in the room, if you will.
Kummer adds, 'Addressing that head-on is where you create the bond with the client.' He also noted that's what they love about the yachting business. One minute they are challenged by new construction, acting as technical surveyors, and the next minute they may be fulfilling the role of a therapist, working to understand the nuances of client behavior.
If they have a 5-minute elevator pitch, they delivered it to Feadship. The conversation went something like, 'Let's not overcomplicate this. Let's go build you a yacht. We'll put the right team in place. We'll have your best interests at heart, but we're going to make it really fun, pain-free, and not stressful.'
Working with Admiral Yachts, Kitson announced the 288-foot Project Spyder, scheduled for delivery in 2027. Working closely with the owner, Kitson developed a brief, then began their process, selecting TISG for its 3D technology and integrated digital platforms, Espen Øino for his exceptional, sleek exteriors, and FM Architettura for their chic interior design perspective.
What's different about Spyder? Amid the gracious indoor spaces and expansive outdoor lures, Spyder welcomes 18 guests in nine staterooms. The owner's bridge deck suite features a circular private deck with great views. An upper deck and a forward-facing observation lounge, a 10 by 30-foot pool overlooking a 1,000 square foot expandable beach club, and an exterior silhouette, all designed around the owner's desire to bring several generations of family together for memorable journeys.
In the end, Tabor concludes, 'It's all about taking really, really good care of our clients.' Kummer adds, 'Your reputation is everything.'
All of the pieces of creating a custom superyacht come together on the day that puts owners on board for their first voyage on the superyacht of their dreams. Kummer admits that some owners are so overcome by emotion that it prompts a teardrop or two as they realize the sheer number of workers it has taken to build this precious new addition to their family.
Kummer notes, 'It's the best reward ever because you're sharing that moment with some of the more powerful people in the entire world … it's just raw emotion. It's pretty special.'

Egypt secures $1 billion deal with a major Chinese automotive company

Egypt has taken another significant step toward boosting its automotive sector, signing a $1 billion agreement with China's Sailun Group to build a large-scale tire manufacturing facility in the Suez Canal Economic Zone (SCZone). Egypt signed a $1 billion agreement with China's Sailun Group to build a tire manufacturing facility in the SCZone by 2026. The factory aims to satisfy domestic demand and position Egypt as a regional export hub for Africa, the Middle East, and Europe. The investment aligns with Egypt's strategy to localize production, reduce imports, and reinforce its regional manufacturing capacity. According to a cabinet statement, the first phase of the project is planned to be completed in 2026. Sailun, a worldwide tire production leader with modern manufacturing sites in China and Vietnam and extensive sales networks in Canada, Germany, and other countries, will bring world-class experience and technology to Egypt. The factory will not only meet domestic demand, but will also establish Egypt as a tire export center for Africa, the Middle East, and Europe, taking advantage of the SCZone's strategic location. The government has granted the zone-specific legal and fiscal privileges to gain from international ships passing by, as per Reuters. The zone's chairman stated last year that it was investing substantially in infrastructure as it attempted to recruit companies. China has been attempting to increase its economic involvement in Egypt through initiatives related to manufacturing, green hydrogen, ports, and space. Egypt's automotive goals This investment is in line with Egypt's overall automotive industry goals, which include localizing production, reducing reliance on imports, and establishing a regional manufacturing hub. In recent years, Egypt has implemented policies to attract international automakers and component manufacturers, strengthen local supply chains, and boost exports. A key example of this is BMW's entry into the Northern African country. In December 2022, the General Manager of BMW Egypt at Global Auto Group, Khaled Shedid, noted that production for the first batch of BMW cars assembled in Egypt would begin in 1Q of 2023. Additionally, Egypt allocated EGP 1.5 billion in its 2024–2025 budget to enhance localization. Part of this included support for Sumitomo's global automotive wiring harness facility, which will create 10,000 jobs and serve as an export hub for European automakers. The installation of a new tire facility addresses a vital component of the automotive value chain, generating prospects for synergy with Egypt's current vehicle assembly factories and anticipated electric vehicle projects. It is projected to produce major employment, boost technical skills among Egyptian workers, and stimulate additional foreign investment into the area. By including upstream components such as tire manufacturing in its industrial structure, Egypt increases its competitive position in meeting regional automobile demand. With the SCZone functioning as a trade gateway, the project demonstrates Egypt's desire to transition from a car assembly market to a full-fledged automotive manufacturing center.

Too many empty churches, not enough homes. Is it a match made in heaven?

When Cristiana Perez and Nick Porter began house-hunting in New York State in 2021, they were open-minded about their prospects. Perez has a background in historic preservation, and both expected to be able to work from home. 'But at every turn we were just getting priced out,' explained Perez, the director of social media for CIRCA Old Houses, the media company affiliated with Cheap Old Houses, which is a popular newsletter and HGTV show, among other things. Finally, they had an epiphany. 'Well, if we're taking the 'handcuffs off' geographically speaking, if I'm going to live in the middle of nowhere, I want it to be my dream house,' Perez said. 'And I'd always dreamed of living in a non-traditional something, whether it used to be a schoolhouse or a general store or a fire station or a church. So I was like, if we're gonna really go for it, I'm all in.' Four years later, the couple are the proud owners of 'Welsh Hall,' a former church that dates back to the 1790s and which had been vacant for a few decades. It's been a 'learning curve,' Perez told USA TODAY, and an expensive one – but the beauty of the building and its historical significance have been worth it. As church attendance declines and the housing market gets tighter, Perez and Porter's path may seem increasingly promising. There are plenty of vacant houses of worship around the country, but there's also a lot to consider before taking the leap (of faith). A 'tipping point' for vacant churches As recently as 1999, 70% of Americans responding to a Gallup poll said they belonged to a church, synagogue, or mosque. But by 2020, that number had fallen to just 47%. One estimate suggests that as many as 100,000 houses of worship could be closed over the next several years. Stephen Ferrandi is the founder and broker of PraiseBuildings, a Maryland-based religious building brokerage. '20 years ago when we first started, I said there's going to be a tipping point and you're going to see a lot of churches hit the market, but I didn't know what it was going to be,' Ferrandi said in an interview. 'Turns out it was COVID.' The majority of the houses of worship PraiseBuildings brokers are sold by one congregation to another, primarily newer immigrant groups. Ferrandi describes what may be a long path before congregations get to that point: 'It's just not sustainable," he said. "Honestly, they probably should have closed 30 years ago when they first started having the problems. The problem that everybody ran into was nobody wanted to make the decision to close the church.' Despite the opportunity these vacant churches represent, there are plenty of potential pitfalls, as anyone familiar with fixer-uppers may expect. 'All the pieces have to come together,' said Bill Skubik, founder of Michigan-based Religious Real Estate. Can churches and other religious buildings be residences? Most older churches for sale have one extremely wide-open space and exceptionally tall ceilings. In many cases, houses of worship have few bathrooms – and perhaps none of them full – and either a small, rudimentary kitchen, or a giant commercial-scale one. There can be some charm in that: Glen Jackson, who owns two churches in the metropolitan Pittsburgh area, likens the blank slate of a historic church to the industrial loft buildings made into cool residences a few decades ago. And as Elizabeth Finkelstein, co-founder of CIRCA Old Houses, puts it, 'you will have the coolest house in town.' Still, many of them may require drastic overhauls to make them feel more like homes, and many will need expensive updates to plumbing, heating and electrical work, and perhaps a new roof. Financing a church renovation No matter the specific circumstances, buying a church that needs to be renovated to serve as a home will likely require nontraditional financing, according to people who spoke to USA TODAY. Perez and Porter got a traditional mortgage for the purchase of the church, and are taking out construction loans for renovations as they go. Churches can often be bought for far less than houses: Jackson is currently selling one of his for only $60,000. So other owners have paid cash for the building, as it can be challenging to take out small mortgages, and then borrowed funds for the rehab work. In many cases, church buildings may have a separate building on the grounds, such as a minister's home, which can be occupied while the construction work is ongoing, and may also be rented for income later on, once the main building is habitable. Notably, sources caution that it may take work to get appraisals and homeowners insurance because of the lack of comparable properties. Skubik offers another consideration: if the church is in an area of lower property values, you may want to consider how much work you put into the renovations so the completed property doesn't have a drastically higher value that's completely out of place in its neighborhood. Finally, if you're counting on financial assistance from the community or a nonprofit or the government, make sure you have it nailed down – a lesson Glen Jackson, who believed local government officials had the same goals he did, learned the hard way. Buying a home with spirit In some suburban or rural areas, churches may sit on land that's surrounded by cemeteries. Consider how you'll feel if people come to visit, but more importantly make sure you have a plan for construction projects or infrastructure that has to enter the building through that land. On a more positive note, you may find that your neighbors and others in the community can share stories about the history of your home. It may even be an anchor of the community. "You kind of become a local hero because you've preserved an anchor of the town," Finkelstein said. "A building like that, really (is) kind of the centerpiece of the community.' Embrace the challenge of converting a church Perhaps the best advice comes from Perez, who says anyone buying a 'non-traditional building' for a home should embrace its essence. 'I get it that changes need to happen to make it livable,' she said. 'But the way that we're making our mark is as minimal as possible, so that hopefully it will forever be the thing that attracted us to it in the first place. So I would encourage people, if they're going to look for a church, be prepared to keep it churchy.'
