
S P Setia's Nadi Phase 3A hits 70% take-up at launch
KUALA LUMPUR: S P Setia Bhd has launched Nadi (Phase 3A), the latest phase of the Nadi commercial square at Setia EcoHill 2 in Semenyih, on June 22, achieving a 70% take-up during the launch weekend.
'We are delighted to share that our most recent launch, Nadi (Phase 3A), is well-received and has gained a commendable take-up of 70% during the launch weekend. The units have attracted a good demand of purchasers and investors,' divisional general manager Koh Sooi Meng said in a statement.
'Our target audience for Nadi is made up of business owners and brands that intend to expand their shops and operations within the residential catchment of Setia EcoHill 2, and surrounding areas.
'The commercial development would also appeal to our loyalty programme members, Citizen Setia who are looking into investment opportunities with Setia. We are confident that Nadi will add further value and vibrancy to the thriving Setia EcoHill 2,' he added.
Nadi (Phase 3A), located on a 5.5-acre freehold site at Setia Commerce Square, has a gross development value (GDV) of RM95.4mil.
It features 44 units, including 36 two-storey and 8 three-storey shop offices, with built-up areas ranging from 3,899 sq ft (26'x75') to 8,365 sq ft (42'x75') and prices from RM1.79mil to RM3.8mil.
Scheduled for completion by 2Q 2028, Nadi (Phase 3A) at Setia Commerce Square, known as the central business district of Setia EcoHill 2, is set to become a vibrant commercial hub for the emerging Semenyih corridor.
Overall, Nadi has a total GDV of RM489.4mil and was launched in three phases progressively, comprising a total of 224 units of shop-offices.
Prior to Phase 3A, Nadi (Phase 1) was launched in 2Q2023, while Nadi (Phase 2) was launched in 2Q2024, both previous phases are fully sold.

SP Setia's 2H25 earnings boosted by land sales, new launches
KUALA LUMPUR: SP Setia Bhd's earnings in the second half of 2025 (2H25) are expected to be lifted by one-off profit recognition from land disposals as well as a stronger line-up of project launches. According to CIMB Securities, the sale of industrial land at Setia Alaman could contribute around RM150–200 million in profit. The research house pointed out upcoming launches, including Setia Garden Residences, which held its groundbreaking ceremony in July with a projected gross development value (GDV) of US$81 million or RM381 million, and Phase 1 of the Setia Federal Hill development in Bangsar. Meanwhile, in the UK, the tenancy rate at Battersea Power Station's 50 Electric Boulevard has improved to above 50 per cent, compared with 20 per cent in August 2024. "Aside from a stronger launch pipeline, SP Setia is working hard to unlock more value from its three main industrial parks, including Setia Fontaine, Setia Alaman, and Tg. Kupang. "While the proposed 141.6-hectare industrial park in Setia Fontaine is still pending regulatory clearance, the group is releasing 121.4 hectares of industrial land at Setia Alaman and has just announced a partnership with Taiwan's Ally Logistic Property to develop a smart warehouse campus on a 17-hectare site at the same industrial park," it added. CIMB Securities said the appointment of Zaini Yusof as president and chief executive officer is a positive move for SP Setia, providing stability and a smooth transition in leadership. Maybank Investment Bank Bhd (Maybank IB) has revised its earnings forecasts for SP Setia, lowering financial year 2025 estimates by 17 per cent and raising financial year 2026 (FY26) projections by 8 per cent, to factor in progress billing assumptions and the possibility that certain land sales in the Klang Valley will only be recognised in FY26.

S P Setia records 34% increase in 2Q sales
PETALING JAYA: S P Setia Bhd has continued to demonstrate a steady performance as it registered an increase of 34% in sales, hitting RM1.186bil for the second quarter ended June 30, 2025 (2Q25). In a statement, the property developer said sales for the quarter was higher than the RM833mil registered in the same quarter last year mainly from its domestic projects. 'Sales in the first half of financial year 2025 were mainly contributed by domestic projects at RM1.42bil, representing 75% of total sales, while the group's international projects contributed RM480mil, about 25% of the total sales,' it said. The group added central region contributed sales totalling RM955mil while the southern region accounted for RM430mil. It registered a revenue of RM944mil for the quarter under review, while for the first half of 2025, the group posted a revenue of RM1.71bil and a pre-tax profit of RM337mil. The Battersea Power Station in the UK also registered a better quarter. 'We have continued to reduce borrowings, with a current net-gearing ratio of 0.34 times, aligning with our debt reduction strategies,' it stated. The group did not declare any dividends for the quarter under review. President and chief executive officer Datuk Choong Kai Wai said the quarterly performance reflected its persistence efforts in delivering quality products and diversifying its portfolio, while remaining cognisant of the market challenges. On July 9, Bank Negara Malaysia, for the first time in five years, cut the overnight policy rate by 25 basis points. Choong said the rate cut signalled anticipated growth in the property development industry, particularly in the residential segment, by improving buyer affordability, reducing developers' financing costs and potentially boosting market sentiment amid heightened global uncertainty as well as rising construction costs. 'Amid the current market challenges, our outlook remains cautiously optimistic while we look for opportunities to expand our presence across our targeted high-growth segments,' he noted. Meanwhile, S P Setia will continue to accelerate its catalytic township developments, eco-industrial parks, strategic partnerships and capitalising on value creation across its key growth corridors. On its international front, the group held a groundbreaking ceremony for its Setia Garden Residences project at its EcoXuan township in Ho Chi Minh City, Vietnam on July 26. 'With a gross development value (GDV) of US$81mil (RM381.1mil), Setia Garden Residences is scheduled for completion in 2027, and is positioned to become a new landmark in the northern corridor of Ho Chi Minh City,' the group said. As of June 30, 2025, S P Setia has an unbilled sales pipeline of RM3.9bil, 42 ongoing projects and with a remaining land bank of 5,191 acres, and an effective remaining GDV of RM90.18bil. Separately, S P Setia said it had signed key collaboration terms with Ally Logistic Property Co Ltd, Taiwan's largest warehousing infrastructure developer, to develop a build-to-lease warehouse on a 42-acre plot at Setia Alaman in Klang, Selangor. Located just 5km from Bandar Setia Alam, Setia Alaman Industrial Park forms part of Setia's eco-industrial site masterplan, which has an estimated GDV of up to RM4bil. The development will feature two smart warehouses equipped with automated storage and retrieval systems, one for advanced cold chain logistics and the other for high-efficiency ambient storage, providing 1.5 million sq ft in floor area and offering capacity for 150,000 pallet locations, according to S P Setia.
