According to a report by Knight Frank, there has been a significant 44% year-on-year (YoY) increase in office space leasing across eight major cities, underscoring the growing appeal of SCOs. Their versatility, coupled with affordable entry costs and high rental yields of roughly 9-10%, makes them a lucrative investment choice for both developers and investors. They house high streets, hypermarkets, offices, retail units, co-working spaces, restaurants and cafes, along with spaces for healthcare centres, banks, fitness centres, and gyms. Besides, the most attractive feature is the complete ownership of both land and built-up area, allowing investors full autonomy over design, construction, leasing, and usage. This level of control, combined with steady income potential, makes SCOs a smart, future-ready investment choice.
Additionally, the growth of SCOs in Delhi-NCR is directly associated with the development of key micro-markets that offer visibility and appreciation in value. Prime areas such as Noida, Gurugram, and chosen pockets in Faridabad are experiencing a boom in SCO developments. These areas are not only highly populated but also strategically linked, and hence, are perfect for office and retail operations. The momentum is also fueled by transformational infrastructure developments such as the Dwarka Expressway, Delhi-Mumbai Expressway, and the soon-to-be-established Noida International Airport that spur investor optimism and long-term capital appreciation.

NOIDA : Yamuna Expressway Industrial Development Authority ( YEIDA ) has decided to hire a third-party agency to monitor and audit the quality of its ongoing and upcoming works. This will ensure high construction standards and error-free execution of its major development projects. Its duties will include setting up testing laboratories, collecting material samples, arranging tests and submitting detailed reports to YEIDA on a daily, weekly or monthly basis. The reports will highlight any defects or quality concerns and the agency will also track whether corrective measures are taken by the project engineers. Last week, YEIDA issued a request for proposal for the selection of the agency. The last date to submit applications is June 9. The agency will provide regular feedback on material quality and workmanship to help prevent construction defects before they occur. The selected agency will be responsible for conducting both scheduled and surprise inspections across all stages of construction. A YEIDA official said, "With so many civic projects and infrastructure schemes underway — including Noida International Airport , Film City , Toy Park and the proposed Semiconductor Park — YEIDA is focusing on maintaining the highest quality standards," said an official. "Hiring a third-party quality assurance agency is part of that effort." The agency will be required to deploy staff based on the size and scale of the project. Smaller teams will be assigned works worth up to Rs 500 crore, while larger teams will be needed for projects of higher value. For road projects, the agency will ensure that the materials used and the thickness of layers meet the standards prescribed by the ministry of road transport and highways (MORTH). In the case of drains, sewers, water supply systems, buildings and electrical works, it will verify compliance with Indian Standards and accepted engineering practices. All development works, including those handled by project management consultants (PMCs) or other govt bodies, will fall under the scope of this agency's review. YEIDA will bear the cost of all lab testing and any special equipment needed. While the agency will issue recommendations based on its findings, the final decision to act on them will rest with YEIDA. Officials said YEIDA is currently involved in a wide range of development activities, including the construction of roads, drains, sewers, water supply systems, electrical infrastructure, overhead tanks, civil structures, horticulture and urban services. These works span residential, commercial, industrial and institutional areas.

The Noida International Airport also known as Jewar International Airport in Gautam Buddha Nagar is nearing completion, with one runway and a terminal ready for the first flight. Spread across 1,334 hectares, the airport is being developed by Zurich International Airport AG with Yamuna Expressway Industrial Development Authority (YEIDA) executing the project. Noida International Airport construction marks India's first 100 percent foreign direct investment (FDI) project in the aviation sector. Upon full completion, Jewar Airport will feature six runways and six terminal buildings, with an annual passenger handling capacity of 225 million. However, the Indira Gandhi International Airport, New Delhi, is already operating at its peak capacity of 80 million passengers. Jewar will therefore serve not just NCR but also become a major international gateway for the entire country. According to Yamuna Expressway CEO Arunvir Singh, Jewar Airport is not just an NCR facility—it is strategically connected to multiple regions across India. Located just 700 metres from the Yamuna Expressway, the airport will also be linked to the Delhi–Mumbai Expressway (31 km stretch), the Lucknow–Agra Expressway, Ganga Expressway, and the Meerut–Prayagraj Expressway, Singh said. With such connectivity, travel time from Jaipur to the airport will be just 2 hours and 21 minutes by road, he added. The YEIDA, in collaboration with the central government, is ensuring the airport is integrated with multimodal transport systems. A rapid rail corridor is under development, and the Noida Metro extension is underway. The airport will also be linked with a Personal Rapid Transit (PRT) system. For the first time, Indian Railways is constructing an underground transport system connecting the Amritsar–Kolkata corridor via the Chola line, located just 16 km from Jewar. To facilitate airport construction, the YEIDA has acquired 6,000 hectares of land—notably, without a single court case or farmer protest. This has set a benchmark across the country as a model of conflict-free land acquisition, said the state government.
