Star Entertainment's Brisbane casino sale to Hong Kong partners fails
The listed company must also make a $41m payout to the two Asian groups — Chow Tai Fook and Far East Consortium — by early September amid signs their relationship had soured as Star sought out rival groups, including the Blackstone-owned Crown Resorts, to run the casino.
Star on Friday flagged it could undertake a series of asset sales as it scrambles to fund both that payment and deal with a refinancing of the Destination Brisbane Consortium vehicle which controls the Queen's Wharf project.
In the wake of the shock termination, Star noted that talks were continuing with the deep-pocketed pair of Asian investors. However, it said that it was also considering what alternative options may be available in relation to its 50 per cent interest in DBC, along with the Treasury Brisbane hotel and car park and its 50 per cent interest in the Charlotte Street car park.
The Treasury Brisbane hotel was quietly marketed last year and came close to selling to a Thai group ahead of the larger proposal by Chow Tai Fook and the Far East Consortium emerging. Another group, Warren Ebert's Sentinel operation, looked at buying the car park that Star fully controls, industry sources said.
Each of the sales could have raised about $45m at the time, according to people familiar with the assets. But they may not trade so favourably now given Star's diminished state. Star shares dropped by 1.8c to a record low of 9.2c.
Chow Tai Fook and Far East Consortium, which currently each hold 25 per cent of Queen's Wharf, had agreed in March to take over Star's 50 per cent share, but negotiations faltered and hit crisis point last month with formal termination action.
In its quarterly activities report, released Wednesday morning, Star warned the deal's failure would mean it had a week to repay $10m of the $45m it had already received from its partners and reimburse another $26.5m by September 5.
It was hopeful of negotiating 'long form documents' but its efforts to gain a further extension until August 6 from the Hong Kong pair were brushed aside.
As a result of the deal's failure, the listed company will end up keeping its one-third interest in its Gold Coast assets, as well as the Treasury hotel and car park, and its 50 per cent interest in a Charlotte Street car park.
But, Star must repay $10m to its HK partners by August 6 and also reimburse them for their share of equity contributions to the Brisbane assets since the end of March. This amounts to $31m and is payable by September 5.
To the extent this is not repaid, Star must transfer its one third interest in a hotel on the Gold Coast to the HK groups. They are also required to reimburse Star but only to the tune of about $1m for its contributions on the Gold Coast project.
Star faces larger problems over the parent guarantee in relation to its 50 per cent share of the Destination Brisbane Consortium debt facility, for which the total current drawn balance is about $1.4bn. That will now remain on foot due to the deal's failure.
Star will also continue to be responsible for its share of future equity contributions to DBC, estimated to be approximately $200m. More equity may also be required as part of the refinancing of the DBC debt facility, which is due to expire in December 2025.
Listed investors, however, are wary of pouring further funds into the company after two huge discounted equity raisings, and a potential $300m rescue deal by US-based casino operator Bally's is under regulatory scrutiny.
Star Entertainment shareholders in June had overwhelmingly approved the $300m rescue deal after being warned they would get nothing if the company collapsed into liquidation. Chair Anne Ward told a shareholder meeting to approve the transaction as the beleaguered company had 'exhausted all options' to secure funding for its survival and the Bally's deal was the only offer on the table.
While the white knight may now review its strategy, that deal could still see Bally's and pubs billionaire Bruce Mathieson's Investment Holdings take a majority stake in the casino company.

When investor Adrian Blazic first put his money into the share market, it was a leap of faith. 'No one knows what's going to happen,' he says. 'It's not about predicting the future, it's about sticking to a strategy.' That strategy — staying invested through the ups and downs — has delivered for him. 'I'd be expecting to average 9.5 to 10 per cent per annum,' Blazic says. His story echoes the findings of Vanguard's 2025 Index Chart, released on Friday, which lays bare the extraordinary gap in returns between long-term investing and parking money in cash. According to Vanguard, a $10,000 investment in Australian shares made on July 1, 1995 would have grown to $143,786 by June 30 this year. The same amount invested in US shares would now be worth $214,332, more than $180,000 ahead of the cash equivalent and about $72,000 more than Australian shares. By contrast, a $10,000 deposit left in a savings account over the same 30-year period would have grown to just $33,677. The average annual returns since mid-1995 were: US shares: 10.8 per cent Australian shares: 9.3 per cent International shares (ex-Australia): 8.3 per cent Australian listed property: 8 per cent Australian bonds: 5.5 per cent Cash: 4.1 per cent All figures assume income was reinvested and exclude investment acquisition costs, fees and taxes. 'Share market investors on average achieved at least triple the dollar returns of individuals who chose to keep their cash tied up in savings accounts over the last 30 years,' says Daniel Shrimksi, managing director of Vanguard Australia. The three-decade period tracked by the Index Chart includes some of the most severe market events in modern history, including the dot com crash in 2000, the September 11 terrorist attacks, the Global Financial Crisis in 2008–09, the COVID-19 plunge in 2020, and more recent volatility driven by high US tariffs on some countries. Each event triggered steep declines. September 11 sent global stocks tumbling. The GFC wiped trillions from markets. COVID sparked a 34 per cent crash. Yet every time, markets recovered. 'The index chart demonstrates how investment markets have kept rising strongly over time despite several significant share market corrections, economic downturns, changes in governments and world leaders, wars, natural disasters, and the impacts stemming from the COVID-19 pandemic,' added Shrimksi. He argues investing should be approached like a long-distance race. 'Just like superannuation, investors should be focused on achieving longer-term outcomes rather than on shorter-term wins and losses,' he said. 'The most successful investors have a disciplined approach and understand that volatility is typically transient. The best investment results are generally achieved through compound growth over time, not by trying to time when to buy and sell, that's a futile exercise.' Scott Phillips from The Motley Fool says volatility can rattle even experienced investors. 'It can look really volatile, and sometimes it is,' he says. Vanguard's data shows why chasing last year's winners can be risky. Asset class rankings often change dramatically from one year to the next. 'The best and worst performing asset classes in any one financial year rarely mirrors the returns of the previous financial year for a whole range of reasons,' Shrimksi says. 'That's why it's so important to have a diversified mix of investments across asset classes and regions. While shares have delivered the strongest returns over the longer term, there have been years when more defensive assets such as bonds, and even cash, have achieved the best returns.' For Blazic, the takeaway from decades of data and lived experience is simple: 'With investing, it's certainly a long-term game.' The advice from the experts is just as straightforward: save consistently, invest regularly, build wealth slowly over time and avoid get rich quick schemes.

Gen Z only cares about one thing now
Rising rents, grocery prices that climb by the week, and staggering bills – Gen Z is growing up in the middle of Australia's cost-of-living crisis, and they're feeling the crunch. It turns out the most fashionable thing a brand can be in 2025 is affordable – and those that can't deliver value for money are losing ground fast. For Aussies like Bella Herlihy, 19, and Rayyan Hodges, 21, every purchase is a decision. Ms Herlihy works full-time while studying for her Certificate III in childcare, but her real dream is landing an apprenticeship at a beauty brand. Due to the cost-of-living crisis, Ms Herlihy lives in her mother's four-bedroom home with seven other family members. 'We had to turn the second loungeroom into a bedroom. It's too expensive, so they need to save their money,' she told On $16 an hour, Ms Herlihy earns around $1000 a fortnight. Once the rent, bills and groceries are paid, she's left with $50 to $100 for anything else. 'It goes so fast after rent and bills. Even if I want a snack I have to think about whether I can afford it,' she said. 'I don't splurge – I have to make sure what's left goes to the right places.' And, that's the big takeaway from this year's Top 100 Youth Brands report by YouthInsight and Student Edge, which asked 1000 Aussies aged 14 to 24 to name and shame the brands they love and hate. Aldi has officially taken the crown as the favourite supermarket of young Aussies, sending Woolworths down into sixth place, and Coles to eighth. 'We want cheaper prices,' Ms Herlihy said. 'Big brands need to understand the cost-of-living more and factor it in. It would be nice if they made a video or ran a campaign where they were open about the struggle. I want to know how they plan to help Gen Z.' Kmart has reclaimed its retail crown with budget-friendly homewares and essentials, while KFC has overtaken McDonald's as the demographic's fast food of choice. In fashion, budget-friendly Uniqlo has overtaken Cotton On, reflecting a growing preference for quality basics over trend-driven fast fashion. Social media habits are shifting too. Instagram still holds the crown but TikTok, Snapchat and Facebook are slipping. Brands like Pinterest and Uber are on the rise, and Duolingo and UberEats have muscled into the top ten. At the very top of favourite brands sits YouTube, loved by nine out of ten young Aussies. And what's not to love? It's free, versatile and just as useful for study hacks as it is for late-night entertainment. Bella says some brands are overrated – Woolworths and high-end beauty label Drunk Elephant among them – because they simply don't offer the value she's looking for. And with just a small portion of her income left for 'extras' each fortnight, she's choosy about who gets her business. For Mr Hodges, the squeeze of cost-of-living feels permanent. 'It feels like we've been locked out of the Australian dream,' he said. Since finishing his diploma and Certificate III and IV in cybersecurity and IT, he hasn't been able to land a job in his field. 'It's overcrowded,' he said. 'I've been looking everywhere.' In the meantime, he lives with his parents and has no plans to move out anytime soon. 'Not in this economy,' he laughed. He's constantly hunting for discounts and cheaper rates. His favourite store is JB Hi-Fi, but he also rates Officeworks for its regular sales. Still, he's selective: 'Even if it's cheap, it's not worth it if the company doesn't have good ethics.' Woolworths and Coles, he said, are 'price gouging', while Aldi's prices are decent but lack variety. He prefers to shop at his local IGA to support small businesses. Both Ms Herlihy and Mr Hodge's habits reflect the bigger sacrifices that Gen Z are having to make in order to enjoy what should be 'the best years of their lives'. Student Edge co-founder Damien Langley said these results 'reflect the times we're in'. 'Economic pressures have made affordability a higher priority for many young people and because of that brands like KFC and Aldi have overtaken their main rivals by helping young people through these difficult high cost-of-living times,' Mr Langley said. 'Australian success stories include Kmart which has emerged as the favourite Australian brand of Gen Zs as it helps them get new clothes and furnish their rentals without breaking the bank.' Gen Z's priorities are clear: they want brands that show they understand the squeeze, deliver real value, and maybe even admit they know it's hard out here.

Developers push for new city at North Arm Cove north of Sydney
Like some Mayan mystery, a fully designed city lies hidden in the Australian bushland just two hours north of Sydney and it could soon become the country's newest settlement. Located in present-day North Arm Cove, just north of Newcastle in the Hunter Valley, the city includes a complex web of housing lots with plans for train and port terminals and administrative buildings. For years, it lay dormant as a 'paper subdivision', meaning it has been legally divided into lots but has never been physically developed with roads or power infrastructure. But that is now changing and a recent rezoning decision means the lost city could soon rise up out of the bush. 'It's going to be developed, it's just a question of how,' Desim Arch architect Dejan Simovic told NewsWire this week. 'It's part of the northern suburbs of Newcastle, so sooner or later … it's definitely going to be developed.' Mr Simovic and his wife Tatjana Djuric-Simovic are pushing for 'sustainable' development at North Arm Cove and hope to fulfil a vision for the city outlined by legendary Canberra architect Walter Burley Griffin a century ago. Mr Griffin sketched out the city, which he called Port Stephens City, on 'garden city' principles, typified by expanding concentric rings of development all connected via train. 'You can see that really clearly in the Port Stephens city design,' urban planning guru Sam Austin told NewsWire. 'It has a very central rail terminal and then you can see a concentric circle design that extends out of it.' The Simovics worry about 'western Sydney' style development engulfing the area and propose instead a 'circular economy' city that is self-reliant at a local level. 'It will be local, precinct based,' Mr Simovic said. 'We're going to have our own treatment plant for water and then generating electricity and data and for the roads. 'It's all based on a circular economy, all based on locals using and reusing water and power and recycling the waste. 'That's the basic principle. We would like to be the first circular city or town in Australia.' There are powerful reasons, however, why the city has remained bushland scrub for decades. The area sits within the Mid-Coast Council local government area and the council has long argued development at North Arm Cove would be 'prohibitively expensive' given the lack of any road, power or drainage infrastructure. The council pushed for the area to be rezoned to 'environmental management', which would have stopped any development. But in 2024, the state government instructed the council to rezone it into 'environmental living', which has cracked open the door to new building. 'Council has always rejected the notion they could rezone this land because there are too many constraints and the cost was too high,' North Arm Cove Ratepayers Association president David Buxton told NewsWire. 'But all of that seems to have changed in the past five years, for a number of things.' Mr Buxton said NSW's sharpening housing shortages had in part prompted the state government's rezoning push. The new local environment plan is expected to come into effect later this year. There are about 4000 lots at North Arm Cove, with about 1000 of them owned by the council. There were now 'two entities' eager to build out the area, Mr Buxton added. Those are Desim and a property developer called Alathan. Alathan has lodged a 'scoping proposal' with the council outlining how the company sees the future of the area. 'They (Alathan) are going down the investigative path, they are getting feedback,' Mr Buxton said. 'In my way of thinking, they are committed, they are willing to spend the money, as long as they don't get ridiculous hurdles put in front of them.' The next phase is a development control plan, which is a detailed document that outlines building dimensions, form and scale. Mr Buxton estimates the cost to produce a plan to be in the range of $5m to $10m. Mr Simovic said he would apply for federal government grant funding to finance his DEP. Building out infrastructure for the new city would likely cost north of $1bn, Mr Simovic said. 'We already have interest from infrastructure companies to fund doing the infrastructure and then later managing it and repayments through loans and other things,' Mr Simovic said. 'We have all of that structure set up, the question now is just who is going to fund preparation plans. 'That's where we expect support from the government, just to get the grant from the federal government.' But there are huge challenges in getting the city up. Aside from the cost of the infrastructure build-out, any development plan needs majority approval from landholders. Mr Austin, meanwhile, has expressed caution about building brand new cities. 'I much prefer to see urban consolidation or development around existing settlements, particularly given there is very strong ecological value in that area,' he said. 'I do have some reservations on broad scale development in essentially pristine bushland, which is what it is.'
