Shruti Pai buys ₹64 crore luxury duplex in Bengaluru's Jayamahal Extension

Bengaluru: Shruti Pai, founder and director of Sagework Design, has bought a luxury duplex for ₹ 64 crore in a boutique condominium complex in Bengaluru in one of the most expensive residential deals in the city.
The 12,800 square foot apartment is spread across two floors in a project named Savyasachi Sarayu in the Jayamahal Extension area. The property was sold at ₹ 64,457 per sq. ft on the carpet area, as per documents accessed by real estate platform Zapkey. The sale deed was signed in June.
Before Sagework, Shruti Pai was creative director at Manipal Education & Health Group. She is married to Dr. Ranjan Pai, chairman of the Manipal Education and Medical Group.
Mumbai, India's most valuable property market, and Gurugram have topped the charts for a record number of luxury deals so far, including many ₹ 100 crore transactions. However, Bengaluru, which has always been a more affordable city for housing, is catching up.
'This deal reflects a growing trend in Bengaluru's high-value property market. Previously, the ₹ 50 crore-plus segment was dominated by bungalows, but we are now observing a clear rise in luxury apartment transactions at this level. This segment will likely expand as more developers cater to the demand for premium, amenity-rich gated living,' said Sandeep Reddy, co-founder of Zapkey.
Shruti Pai could not be reached immediately for comment. Dr Ranjan Pai didn't respond to Mint's queries.
The sale of homes in the ₹ 40-60 crore category in Bengaluru has picked up in recent months, driven by non-resident Indians, family offices and wealthy locals looking for modern homes.
Last year, Bengaluru-based Quess Corp chairman and managing director Ajit Isaac bought a 10,000 sq. ft property worth ₹ 67.5 crore in the prime Koramangala area, making it the most expensive residential transaction in the city.
For the first time, Bengaluru's ₹ 10 crore and above luxury market crossed the ₹ 1,000 crore mark in annual sales in 2024-25, marking a new benchmark for the city's premium housing sector, according to an April report by India Sotheby's International Realty and CRE Matrix.
The report highlighted strong interest in apartment sizes from 5,000 to 7,000 sq. ft, reflecting the growing appetite for spacious, high-end living.

In fact, Unitree Robotics' latest humanoid robot, called the R1, costs even less than the MG Comet EV. That's how serious the Chinese robotics firm seems to be about popularising the mass adoption of humanoid robots. In a video posted on the social media platform X, the R1 humanoid robot is seen performing a cartwheel, walking on its 'hands,' throwing a punch, lying down and then standing back up, and running down a hill, showcasing how advanced the humanoid robot is. The robot weighs around 25 kg, stands about four feet tall, and is equipped with a Large Multimodal Model to handle complex tasks. The R1 also features an ultra-wide view and a four-microphone array to help it recognize voices and images and supports Wi-Fi 6 and Bluetooth 5.2 connectivity. The R1 is the most affordable humanoid robot on the market. The Hangzhou-based unicorn, located in Zhejiang Province, had earlier launched two humanoids: the G1, which stands 130 cm tall and weighs 35 kg, and the H1, which stands 180 cm tall and weighs 47 kg. They are priced starting at 99,000 yuan ($13,838) and 650,000 yuan ($90,858), respectively. China has hundreds of robotics companies, unlike India, that are developing advanced humanoid robots and competing with US tech firms. While Unitree Robotics' humanoid robot costs just $5,900, the AI community Hugging Face last month unveiled a full-sized, open-source humanoid robot named HopeJR, priced at only $3,000. In the US, billionaire Elon Musk has expressed interest in manufacturing advanced humanoid robots in the future. Tesla's Optimus robot, which is not yet commercially available, could cost under $20,000 if annual production reaches one million units, though final pricing would depend on market demand. He added that it could eventually 'help millions of people,' but its initial applications will be within Tesla's car factories. Humanoid robots are among the finest examples of how artificial intelligence can be deployed to create robots, a vision humans have long imagined, such as performing home chores or working in factories. Companies like Boston Dynamics have worked for years on humanoid robots but have so far produced only prototypes. Currently, robots are already widely deployed in factories. However, in homes and restaurants, the use cases have been limited to robots with simpler abilities, like wheeled delivery bots. Previously, Amazon tried its hand at making a home robot called Astro, a household camera-equipped tablet on wheels but it has so far failed to take off.

BYD India faces roadblocks in India expansion amid political tensions

Chinese electric vehicle (EV) giant BYD Co. is facing mounting hurdles in its attempts to expand operations in India, with lingering political tensions and regulatory bottlenecks stalling key business activities, including executive travel and local investments, Bloomberg reports. Since the deadly 2020 border clash between Indian and Chinese soldiers along the Himalayan frontier, relations between the two nations have soured. As a result, Chinese firms such as BYD have struggled to secure visas and work permits for senior personnel. Ketsu Zhang, Managing Director of BYD India, has reportedly been unable to obtain a work permit to return to the company's base in Chennai. Zhang has been operating from Tokyo, managing BYD's interests in Asia, including India, according to sources familiar with the matter. With direct operations in India hampered, BYD has resorted to holding board meetings and key business discussions in neutral territories such as Sri Lanka, Nepal, and even Singapore, sources said. A growing demand in the Indian market Despite the logistical challenges, BYD's vehicles have seen growing traction among Indian buyers. Sales in the first half of 2025 are already nearing the total for all of 2024. However, the company's expansion is limited by its inability to invest locally. The Indian government earlier rejected BYD's $1 billion proposal to establish a joint venture manufacturing plant in India, citing national security concerns. Commerce Minister Piyush Goyal reiterated earlier this year that the Indian government remains cautious about Chinese investments in sensitive sectors, including automotive manufacturing. This stance leaves BYD ineligible for any import tariff concessions tied to local production. Currently, BYD operates an assembly facility in Chennai with an annual capacity of 10,000 to 15,000 units. However, the bulk of its vehicles are imported — making them subject to steep tariffs that can double their cost — and are constrained by local certification and volume restrictions. Earlier this year, an Indian delegation invited to a major BYD dealer conference in Shenzhen had to be reduced after most participants failed to secure travel visas. BYD India declined to comment on these developments. Tesla's foray in India The contrast with US-based Tesla is striking. Tesla recently launched physical showrooms in India and began accepting orders for its Model Y SUV, despite also lacking local manufacturing. Chief Executive Elon Musk met with Prime Minister Narendra Modi last year, indicating a smoother diplomatic engagement. Tesla faces import duties as high as 110 per cent but has thus far avoided the regulatory and political entanglements stalling BYD's progress. India recently resumed issuing tourist visas to Chinese nationals, signalling a slight thaw in relations. Still, it remains unclear whether broader business-related visa restrictions will be eased or if BYD will be granted a green light to fully tap into one of the world's fastest-growing EV markets. For BYD — which aims to sell 5.5 million vehicles globally this year amid cooling domestic demand in China — access to India remains critical. Yet without local manufacturing capabilities and full market entry, the company faces significant limitations in its South Asian growth strategy.

Whirlpool of India shares slip 2% post Q1 results; check stock strategy

Shares of Whirlpool of India declined on Monday after the company reported a drop in revenue for the first quarter of the current financial year (Q1FY26). Further, analysts remain cautious due to the promoters' proposed stake sale and the lack of clarity on future leadership. The household appliances maker's stock fell as much as 2.32 per cent during the day to ₹1,366.6 per share, the biggest intraday fall since July 8 this year. The stock pared losses to trade 1.4 per cent lower at ₹1,379 apiece, compared to a 0.14 per cent decline in Nifty 50 as of 9:55 AM. Shares of the company fell for the third straight day. The counter has fallen 25 per cent this year, compared to a 5 per cent advance in the benchmark Nifty 50. Whirlpool of India has a total market capitalisation of ₹17,458.20 crore. Whirlpool of India Q1 results The company reported a marginal increase in its consolidated net profit to ₹146.08 crore for the June 2025 quarter. It had posted a net profit of ₹145.25 crore during the April-June quarter of the previous fiscal. US-based Whirlpool Corporation's India unit's revenue from operations slipped 2.58 per cent to ₹2,432.32 crore during the quarter under review. It was ₹2,496.86 crore in the corresponding period of the previous fiscal. "Despite a very significant decline in industry of air conditioners and refrigerators in Q1 2025-26 versus a year ago due to a poor summer and onset of early monsoon that affected all players, Whirlpool was able to actually grow profits by keeping its volume decline minimal via continuing to gain market shares in the refrigerator and washer category in April-May," the company said in its earning statement. Analysts on Whirlpool of India Q1 Centrum Broking expects the company to post a 13 per cent sales CAGR and a 170 basis points improvement in Ebitda margin over FY25-28, leading to a 25 per cent CAGR in profit after tax. Strong balance sheet, negative net working capital, and healthy cash flows are key strengths, Centrum noted. Notable achievements over the past six quarters include strong execution, market share gains, and an improving margin profile. However, the parent entity's proposed stake reduction from 51 per cent to 20 per cent is likely to remain a near-term overhang, it said, maintaining a 'Add' rating with a target of ₹1,525 for the stock. Whirlpool reported revenue short of Nuvama's estimates, due to a weak summer season and early monsoon, analysts said. While business and financial performance remain strong, the parent company's impending stake reduction and the resulting lack of visibility on new ownership remain key overhangs, Nuvama said. Nuvama has raised its FY26-28 EPS estimates by 1-3 per cent and expects revenue, Ebitda, and PAT to grow at compound annual rates of 8-13 per cent and 16 per cent, respectively. The brokerage revised the target price to ₹1,380 (earlier ₹1,340) and the rating was retained at 'Hold'.
