One Oval new name for triple towers at Subiaco's former football grounds

The triple towers set for Subiaco has revealed its new name – One Oval – as developer UEM Sunrise opens registrations of interest for its hundreds of apartments.
Echoing the nearby One Subiaco complex, by local group Blackburne Developments, the Malaysian developer said the name reflects the site's history as a football oval.
It also signals its status as the first project in the State Government's Subiaco East Masterplan to rejuvenate 35 hectares of land surrounding Subiaco Oval, the former Princess Margaret Hospital and Mueller Park.
UEM has also released first-look images of the ground floor townhouses and apartments facing Subiaco Road.
The company has not yet signed a builder to the project but said it is in ongoing negotiations.
Construction is expected to commence next year, with completion of Lot two - which includes an 11 storeys building - expected in the first quarter of 2029.
Lot one - which will include two buildings of 36 and 26 storeys - is expected later that year.
The price and the ratio of various sized apartments have also been released, with sales to commence in the third quarter of this year.
As expected, most buyers will have to be fairly cashed up to get an apartment. The 30 per cent of apartments with only one bedroom will start from $600,000.
The two bedroom, two bathroom apartments will sell from $1.28 million while three bedroom apartments will cost from $2m.
Some apartments will allow for intergenerational living, which is believed to include dual key entries.
The price list reflects the changing construction market in Subiaco, with the cheapest apartments at the nearby One Subiaco complex, which was built under a cheaper pre-covid contract, starting at about $460,000.
UEM Sunrise chief financial officer, Hafizuddin Sulaiman, said the name One Oval reflects both the site's legacy and its future as a new destination for Subiaco.
'We're proud to unveil One Oval as the name for our first project in Western Australia', Mr Hafizuddin said.
'This location holds deep sporting and cultural significance, and we see this as an opportunity to create something truly special that speaks to both history and the future.'
'One Oval offers premium residences that are thoughtfully curated and innovatively designed, fostering inclusivity where residents will be able to enjoy elevated parkside living in one of Australia's most coveted suburb.'
A spokesman for UEM Sunrise said while it did not own any other land in WA, it was 'actively exploring opportunities for sustainable growth and expansion in Australia, including in Perth.'
The spokesman acknowledged that the project was unpopular with locals., who have vehemently complained about the size and bulk of the buildings, as well as overshadowing and impact on traffic
'UEM Sunrise acknowledges the input by community members as part of the Development Application process and has worked with DevelopmentWA to understand this feedback and where appropriate incorporate elements of this,' said the spokesman.
'One Oval is being delivered in line with DevelopmentWA's planning framework and design guidelines for the Subi East precinct.'

Unlocking Pilbara housing possibilities a 'clear priority' for Opposition Leader Basil Zempilas after tour

Opposition Leader Basil Zempilas has taken aim at the State Government during a regional tour to the Pilbara, declaring housing is 'clearly not something they're doing well'. Mr Zempilas wrapped up the tour on Friday June 6 in Exmouth, after stopping in at Port Hedland and Karratha to meet with local businesses and industry. 'Housing is obviously something the State Government are not succeeding at now,' he said. 'One of the important reasons to travel to the regions and come out to experience the issues for local people first-hand is to get a sense of what the government are doing well and what they're not doing well, and housing is clearly something they're not doing well throughout Western Australia.' The Opposition Leader also cited Premier Roger Cook's announcement to build 100 homes for Perdaman workers in Karratha, saying it's 'barely going to touch the sides, and is only for workers'. 'To be able to grow the City of Karratha, for example, then we're going to need to be able to grow the population of the city, but you can't grow the population if there's nowhere for people to live,' he said. 'Housing is a huge priority for the entire Pilbara region, so finding ways to unlock the potential of the Pilbara by unlocking possibilities with housing seems to be a very clear priority, and it's certainly one for us to take back and give strong consideration to.' Housing and Works Minister John Carey said the State Government made significant commitments to boost regional housing, noting Government Regional Officer Housing, funding regional headworks through the Infrastructure Development Fund and delivering a Regional Housing Support fund to further support key worker construction. 'In coming years, we'll see even more economic growth in the Pilbara,' he said. 'This will include further expansion into clean energy, critical minerals, tourism and advanced manufacturing. 'These growth industries will require more local workforces and more housing. 'The Opposition remains devoid of any policies for regional WA, including housing in the Pilbara. 'In fact, the Opposition regularly campaign against residential development and have promised to increase planning system red tape.' Mr Zempilas said key issues such as healthcare in the Pilbara were also linked to housing. 'You can't get professionals up here if they don't have anywhere to live,' he said. 'It's very clear, that this has been, or still is, the most expensive city in Australia to live. 'Weekly rents are in the vicinity of $1200-$1300 per week, that's not affordable in many places. 'I appreciate there's a complexity to life in Karratha, there seems to be two speeds to the economy — those that are working in the resources industry and doing very well and able to manage or justify that sort of rental expense, but there are clearly many who are on the minimum wage, or even below the minimum wage, and that affordability is not in their realm.'

Moves to review short-stay ratings part of long-term Shire of Augusta-Margaret River vision

A review of ratings for short-term accommodation providers will not happen fast, and will not be focused solely on increasing revenue, the Shire of Augusta-Margaret River has said. Councillors are set to debate a multi-pronged ratings review in coming weeks, though this financial year's reforms are squarely focused on the existing ratepayer base. The more long-term prospect started with work undertaken by consultants Moore Australia, which cited the possible creation of a new rating category to better capture the complex and ever-evolving short-stay market. But no solid action was expected before the following financial year, the shire confirmed this week. A spokesperson told the Times the review of categories was a complex matter requiring an extra staff member, as well as backing from WA Government agency Landgate, which had already advised it couldn't offer much help before 2026-27. 'The rating review is not designed to specifically target holiday homes or increase revenue from them,' the spokesperson said. 'The intent . . . is to simplify the rating structure, streamline its administration — making it fairer and more transparent overall — while also ensuring it aligns with State Government legislation and guidelines.' That comes despite a separate shire project last year looking at ways to increase local government revenue which recommended a possible overhaul of the ratings system, as well as greater lobbying of State and Federal governments. 'With a known housing shortage in the region impacting upon residents and businesses, the added cost of maintaining infrastructure to a standard that supports tourism, and the potential inequity in rating between hosted short-term registered accommodation and other forms of short-term rental accommodation, council is keen to explore if there are alternative ways to rate tourism properties,' Moore Australia's Proposed Way Forward report said. While the report, tabled last week, noted concerns about financial pressure on ratepayers, it also said the review of ratings categories was focused on streamlining the system and meeting legislative requirements. However, the consultants said that work would be easier said than done since the State Government's introduction of a Statewide register for operators also meant some short-stays no longer needed local government approval. The consultants noted under the new Short-Term Rental Accommodation Act 2024, people letting out a room or a granny flat did not need a shire permit and were much harder to track than bigger operators. The shire's own communications focused on a potential review of the rate in the dollar used to determine the rates imposed on short-stays, which were already higher than that of residential homes. 'Currently, properties that have planning approval to operate as an unhosted short-term holiday rental are included in the Commercial, Industrial, Tourism rating category,' a Shire spokesperson said. 'As part of ongoing rate review, we will explore how hosted holiday homes are rated to ensure we level the playing field and keep things fair for everyone.' The workshopped review recommendations would be split into an immediate stage for 2025-26 affecting residential and rural properties, and then a second stage dependent on further resources. The second stage needed help from Landgate, but last week's meeting heard some concerns the agency lacked the resources to provide data and services for regional WA. Chief executive Andrea Selvey is expected to file an update report in June next year as part of her key performance indicators. Ratepayers face a proposed repeat 4.9 per cent increase this coming year.
