Hafizuddin: Future-proof homes in demand as buyers look beyond aesthetics

KUALA LUMPUR: Analysts expect continued demand for premium landed homes, particularly within growth corridors like Cyberjaya in the Greater Klang Valley, as homebuyers increasingly prioritise space, privacy, and lifestyle-oriented amenities. "With interest rates stabilising and consumer confidence on the rise, the outlook for upscale landed developments remains optimistic heading into the second half of 2025," said one market analyst. Reflecting this sentiment, UEM Sunrise Bhd reported a strong response during the first day of its sales preview for Allegro, a premium freehold landed development within the company's Symphony Hills township in Cyberjaya. The preview, held on May 31, saw 23 out of 68 semi-detached villas taken up, representing a 34 per cent take-up rate and generating RM46.8 million in sales. This marks a robust start toward the development's total gross development value (GDV) of RM142 million. The performance of Allegro underscores a resilient appetite for high-quality, landed homes in gated, low-density communities, especially those integrated with lifestyle infrastructure. Demand is being driven by rising household affluence, a growing preference for multi-generational living, and a shift toward future-proof, wellness-centric homes in the post-pandemic landscape. "This encouraging response reflects a growing demand for premium homes in established, lifestyle-driven townships like Symphony Hills. Today's buyers are more discerning," said Hafizuddin Sulaiman, officer-in-charge and chief financial officer of UEM Sunrise. "They seek homes that go beyond aesthetics to offer future-proof spaces, multigenerational comfort and a deeper connection to nature." Allegro comprises 68 low-density, gated villas, with generous built-ups ranging from 2,866 to 5,115 sq ft. Each unit is thoughtfully designed for extended families, featuring resort-style bathrooms, EV-ready car porches, and private lifts in selected homes. Slated for completion in 2027, Allegro forms part of UEM Sunrise's ongoing initiative to revitalise the 98-acre Symphony Hills township, first launched in 2011. As part of this revitalisation, UEM Sunrise will reopen the Opera House clubhouse this month with upgraded lifestyle amenities including a swimming pool, poolside café, mini mart, gymnasium, pickleball courts, and a multipurpose hall.

UEM Sunrise Berhad ('UEM Sunrise' or the 'Company') has revealed the name of its flagship project in Subiaco East, with One Oval marking a key step forward in the transformation of the historic Subiaco Oval precinct. The announcement coincides with the opening of early registrations for those interested in purchasing apartments in what will be the first residential project to proceed under the Western Australia Government's Subiaco East Masterplan. This development is a key component of the Subiaco East Masterplan by DevelopmentWA, the Western Australia State Government's central land and development agency, which aims to rejuvenate 35 hectares of land surrounding Subiaco Oval. The masterplan envisions creating a vibrant, inner-city village that respects the area's rich heritage while introducing new residential, commercial and public spaces to meet the needs of a growing population. Established in 1908, Subiaco Oval was a historic sports stadium and was the premier venue of Western Australia's major football and rugby matches, as well as concerts. The stadium was demolished in 2019, with the playing surface preserved as a public park. One Oval will include two distinctive residential buildings with dynamic tiered heights of 36 and 26 storeys on Lot 1, and 11 storeys on Lot 2. In total, the project will deliver 342 residential units, with a mix of 1, 2 and 3-bedroom options, 400sqm of retail at ground level and a strong focus on wellness amenity and community connection. Construction is expected to commence next year, with completion of Lot 2 expected in the first quarter of 2029, and Lot 1 expected later that year. Over 70% of the development comprises of generously-sized two and three bedroom residences, featuring elements of inter-generational living and lifestyle offerings aligning with contemporary living. Beyond housing, One Oval will bring lasting benefits to the community. Plans include delivering infrastructure to support community events at the Heritage Gates park and the open space within the development adjoining the oval, as well as providing art activation and storage facilities at the oval for local football clubs. PETALING JAYA: UEM Sunrise Bhd posted a profit after tax and non-controlling interests (Patanci) of RM20.5mil for the first quarter ended March 31, 2025 (1Q25), representing a 150% increase from the RM8.2mil recorded in the same quarter last year. Revenue rose 86% year-on-year (y-o-y) to RM417.6mil from RM225mil in 1Q24, driven by stronger contributions from ongoing developments. The property developer said The MINH, Serene Heights, Residensi ZIG, Residensi AVA from the central region, coupled with Senadi Hills, Aspira Hills and Aspira LakeHomes from the southern region, all recorded steady operational progress. 'Sales progress remained strong, with RM370.6mil recorded during the quarter vis-a-vis RM232.6mil a year ago. This uptick was driven by successful launches and steady demand for ongoing developments. 'The central region led performance with RM201.2mil (54.3%) from 222 units sold, while the southern region contributed RM169.4mil (45.7%) from 260 units, bringing the total units sold in 1Q25 to 482.' UEM Sunrise attributed the stronger financial and operational performance to sustained focus on execution, enhanced project delivery and ongoing transformation initiatives aimed at strengthening operational efficiency. Hafizuddin Sulaiman, officer-in-charge and chief financial officer of UEM Sunrise, said this was the group's strongest 1Q Patanci since 2019. 'These results reflect the strength of our foundations and our ability to deliver, even in a dynamic market. UEM Sunrise also said it maintained a healthy financial position, with cash and bank balances including short-term investments amounting to RM1.56bil as at March 31, 2025, up 55% from RM1.01bil a year ago. 'Unbilled sales rose to RM3.02bil, offering earnings visibility for the next 18 to 36 months. Inventories declined to RM89.3mil from RM118.2mil in 1Q24. Net gearing improved to 0.41 times from 0.47 times y-o-y.'

One Oval new name for triple towers at Subiaco's former football grounds

The triple towers set for Subiaco has revealed its new name – One Oval – as developer UEM Sunrise opens registrations of interest for its hundreds of apartments. Echoing the nearby One Subiaco complex, by local group Blackburne Developments, the Malaysian developer said the name reflects the site's history as a football oval. It also signals its status as the first project in the State Government's Subiaco East Masterplan to rejuvenate 35 hectares of land surrounding Subiaco Oval, the former Princess Margaret Hospital and Mueller Park. UEM has also released first-look images of the ground floor townhouses and apartments facing Subiaco Road. The company has not yet signed a builder to the project but said it is in ongoing negotiations. Construction is expected to commence next year, with completion of Lot two - which includes an 11 storeys building - expected in the first quarter of 2029. Lot one - which will include two buildings of 36 and 26 storeys - is expected later that year. The price and the ratio of various sized apartments have also been released, with sales to commence in the third quarter of this year. As expected, most buyers will have to be fairly cashed up to get an apartment. The 30 per cent of apartments with only one bedroom will start from $600,000. The two bedroom, two bathroom apartments will sell from $1.28 million while three bedroom apartments will cost from $2m. Some apartments will allow for intergenerational living, which is believed to include dual key entries. The price list reflects the changing construction market in Subiaco, with the cheapest apartments at the nearby One Subiaco complex, which was built under a cheaper pre-covid contract, starting at about $460,000. UEM Sunrise chief financial officer, Hafizuddin Sulaiman, said the name One Oval reflects both the site's legacy and its future as a new destination for Subiaco. 'We're proud to unveil One Oval as the name for our first project in Western Australia', Mr Hafizuddin said. 'This location holds deep sporting and cultural significance, and we see this as an opportunity to create something truly special that speaks to both history and the future.' 'One Oval offers premium residences that are thoughtfully curated and innovatively designed, fostering inclusivity where residents will be able to enjoy elevated parkside living in one of Australia's most coveted suburb.' A spokesman for UEM Sunrise said while it did not own any other land in WA, it was 'actively exploring opportunities for sustainable growth and expansion in Australia, including in Perth.' The spokesman acknowledged that the project was unpopular with locals., who have vehemently complained about the size and bulk of the buildings, as well as overshadowing and impact on traffic 'UEM Sunrise acknowledges the input by community members as part of the Development Application process and has worked with DevelopmentWA to understand this feedback and where appropriate incorporate elements of this,' said the spokesman. 'One Oval is being delivered in line with DevelopmentWA's planning framework and design guidelines for the Subi East precinct.'
