JOSHUA TREE, Calif., Aug. 08, 2025 (GLOBE NEWSWIRE) — Thomas Financial Group and Phoenix Lender Services , subsidiaries of Community Bankshares Inc. , are proud to announce the successful origination, underwriting, and closing of a $7.5 million USDA Business & Industry (B&I) loan for the refinance of a construction loan to build the Reset Hotel , a high-impact hospitality project located just five minutes from the north entrance of Joshua Tree National Park.
The loan was originated by TFG and funded by Community Bank & Trust (CB&T), also a subsidiary of CBI. Phoenix Lender Services (PHX), serving as the lender service provider (LSP) for CB&T, supported the underwriting and closing process, demonstrating the powerful coordination among CBI's specialized entities to move complex transactions forward quickly and efficiently.
This strategic investment will create and retain over 20 jobs and is projected to generate millions in annual economic activity throughout the Morongo Basin region. The USDA loan was coupled with a $11.2MM CPACE loan as part of the capital stack as well. TFG is comfortable filling the gaps in the capital stack utilizing alternative capital sources such as CPACE, ITC, HTC, NMTC, and EB5.
Situated on 11.17 acres directly adjacent to the park boundary, the 65-key modular steel-frame hotel will deliver unobstructed views of Joshua Tree National Park and provide guests with a first-of-its-kind lodging experience that blends upscale comfort with rugged natural beauty.
The Reset Hotel will feature a host of premium amenities, including: A 1,000-square-foot swimming pool with a surrounding sun deck, private cabanas, and a full-service bar
A 3,000-square-foot clubhouse with air-conditioned meeting space for corporate events and private functions
A communal fire pit and lounge area designed to foster social connection under the stars
An on-site convenience store serving both hotel guests and the local community
'This project represents everything the USDA Business & Industry program was created to support—economic revitalization, job creation, and sustainable development in rural communities,' said Zach Chandler, SVP, Government Guaranteed Lending at Thomas Financial Group. 'By originating, underwriting, and closing this loan, our team worked hand-in-hand with Reset Hotel to bring a transformative vision to life in one of the country's most iconic destinations.'
With operations expected to create and retain more than 20 full- and part-time jobs, the Reset Hotel will also stimulate surrounding businesses and bring new energy to the area's service and tourism sectors. From ongoing hospitality roles and vendor partnerships, the project is expected to be a significant driver of rural economic development.
'Reset Hotel is about creating connections—to the land, to the local culture, to each other, and to ourselves,' said Adam Wininger. 'Thanks to the incredible support from Thomas Financial Group, Phoenix Lender Services and the USDA, we're building a place that doesn't just serve travelers—it helps uplift the locals and the region.'
As Joshua Tree National Park continues to welcome over 3 million annual visitors, the Reset Hotel will help meet the growing demand for quality accommodations while positioning itself as a hub for both leisure and business travelers seeking a distinctive high desert experience.

The Proven LinkedIn DM Formula That Books Calls With CEOs

The CEOs that could be your next clients don't have time for fluff. You've got one shot to make the message worth their attention. Most people lead with ego or small talk. That's how they get ignored. The pain of a weak opener is no second chance. Your expertise could transform their business, but they'll never know because your message joined the graveyard of unread DMs. The difference between booking calls and getting ghosted comes down to respecting executive reality. Then it's strategic power games and timing. CEOs get hundreds of messages daily from people who clearly spent zero time understanding their actual challenges. Don't send any of those. Here's what to do instead. Crack the CEO code with messages that actually matter Forget the LinkedIn playbook everyone follows. No CEO cares that you noticed their work anniversary or liked their latest post about company culture. They care about the new project that's bleeding money or the competitor eating their market share. Your first sentence needs to hit so precisely they wonder if you've been reading their private Slack channels. Real research happens in quarterly earnings calls, not LinkedIn feeds. Find the growth initiative they announced but haven't figured out. Spot the market shift they're struggling to keep up with. The topics their younger pals have started to mention. A SaaS CEO needs someone who knows why their enterprise clients are churning and has fixed it for similar companies. When your opener names their nightmare, they start reading. Send this opener as one message, then say 'if you're seeing something similar, I have something that might interest you.' Make it easy for them to say yes. Vague success stories bounce off seasoned executives. But tell them about someone just like them who solved the same problem? Now you're dangerous. CEOs trust peer results more than any award or certification. When the stakes are high, they want proof you're the real deal from relevant clients. Match their business demographics exactly. Industry, size, stage, challenge. A $50M retail CEO doesn't care about your Fortune 500 transformation. They care that you helped a $45M retailer cut inventory costs by 30% during their exact growth phase. Your proof should preview their future. Conduct your outreach in themes, targeting CEOs you know you can help. Your case study is your second message, shared in a breezy and casual way. Write as if you're writing to a friend. Executives don't want to see your pitch deck. They want the process of how you've done what you say you can do. That's the 30 minute call they'd show up for. 'I can walk you through how I did this in 30 minutes today' is the line to include. Don't add complexity. Go for a clear benefit in a specific duration and make saying yes easier than deleting your message. Prepare for the call like it's important. Because it is. When you're on the call, stick to time. Don't be the person who rambles and runs over the slot. Include how much your clients paid for the system right up front, then run them through the method. By the end, they have everything they need to commission you. After the case study is when to send this line. Ideally they have responded first. You walking them through the system is the natural next step. First message ignored? No problem. Today might not be that day. Your follow-up strategy separates pros from pests. Wait a week. Deliver fresh insight. Bring something else to the table. Never just "circle back." Think about how you'd follow up a friend who hadn't responded. You wouldn't call them out about it, you'd just send them another meme. Tell them something you just learned about their line of work. Send over something that made you think of them. Make it valuable whether they respond or not. Each follow-up should stand alone as helpful content. You're building trust for when their need matches your expertise. Two strategic follow-ups with new value, never "just checking in" messages. If any of the messages above haven't got a response, plan your second message in advance. Make it a progression of the first, that adds value or reveals something else. So you've got your case study and there's a reason the CEO should want to speak to you. But what else? What stands you out over the other messages they see every day? The answer is you. You as a professional, thought leader, and LinkedIn profile. Before you knock on doors, build your own house. Get your LinkedIn profile looking awesome. Update your information. Make it impossible for them not to love you as soon as they get your vibe. Even if they don't respond, they'll check out your profile. So it needs to be strong. Your next clients can choose from hundreds of people promising the same result. Making it unequivocally clear that you're the best choice happens by doing the work. Show up every day with posts, play the engagement game to build with comments. Build your personal brand to such a level that the CEOs are chasing you. Planning how to DM CEOs is not how you should be spending your time over the course of your career. Make it your mission to attract inbound leads by building brand you to be sought after and in-demand. Write LinkedIn DMs that book meetings with CEOs Get replies and meetings with busy people when you make every word count. Open with their exact challenge and tell them how you've helped people just like them achieve excellent results. Get them interested, then show them the process and don't forget to share what it costs. Follow up with value, never empty words. Finally, make your longer term strategy to attract, not chase. Focus on them, respect their time, and fill your calendar with meetings that will grow your business beyond recognition. Get the LinkedIn profile structure that wins you coaching clients.

Deere Cuts Outlook as 3Q Profit, Revenue Fall

Deere lowered the high end of its full-year outlook as its profit and sales fell in its fiscal third quarter, hurt by weaker volumes amid what Chief Executive John May said are challenging times. The farm-equipment manufacturer has worked to manage inventories, both by matching production levels with retail demand and by continuing to address the high levels of used equipment in the industry, May said Thursday. Amazon Launches Same-Day Fresh Grocery Delivery in 1,000 U.S. Cities At the same time, the Moline, Ill., company has been weighing production shifts and higher prices as it aims to offset the approximately $500 million in tariff costs it previously said it expects to incur this year. Deere said it benefited from higher prices for certain products in the recent quarter. However, the company also noted that unfavorable price realizations, or selling products at lower prices than were planned or budgeted for, dinged results. While both profit and revenue fell, each topped analyst expectations. Shares fell 6.1% to $482.40 in premarket trading. Through Wednesday's close, shares were up 46% in the past year. For its fiscal 2025, Deere now expects net income of $4.75 billion to $5.25 billion, compared with a prior outlook of $4.75 billion to $5.5 billion. The company backed its forecast for sales in its production and precision-agriculture business to fall 15% to 20% this year, and for sales in its construction-and-forestry unit to be down 10% to 15%. Small-agriculture and turf sales are now expected to decline about 10%, compared with a prior outlook for sales to slide 10% to 15%. For its three months ended July 27, the company posted a profit of $1.29 billion, compared with $1.73 billion a year earlier. Quarterly earnings of $4.75 a share came in ahead of the $4.58 a share that analysts polled by FactSet expected. Net sales, which exclude finance and interest income and other income, fell 9% to $10.36 billion but edged out the $10.35 billion that Wall Street modeled. Sales fell 16% to $4.27 billion in Deere's production and precision-agriculture business, hurt by lower shipment volumes and lower-than-expected prices. Construction-and-forestry sales slipped 5.4% to $3.06 billion, largely due to unfavorable price realizations, the company said. Small-agriculture and turf sales ebbed 0.9% to $3.03 billion, as lower volumes were partially offset by favorable currency translations and higher prices.
