
Pavilion-REIT gets nod to acquire hotels for RM480mil
PETALING JAYA: Pavilion Real Estate Investment Trust (Pavilion-REIT) has received unitholder approval to acquire Banyan Tree Kuala Lumpur (BTKL) and Pavilion Hotel Kuala Lumpur (PHKL) for RM480mil, a move expected to enhance its long-term performance and reinforce its presence in Bukit Bintang.
Pavilion-REIT, in a statement, said the resolutions passed at the unitholders' meeting will allow MTrustee Bhd, on behalf of the REIT, to proceed with the acquisition of the properties from Lumayan Indah Sdn Bhd and Harmoni Perkasa Sdn Bhd.
'We are pleased with the strong support from our unitholders. These hotels are highly synergistic with Pavilion Kuala Lumpur Mall and Elite Pavilion Mall, allowing for an elevated visitor and hotel guest experience,' Pavilion REIT Management Sdn Bhd chief executive officer Datuk Philip Ho said.
The two properties are 5-star hotels operated and managed by Banyan Tree Hotels & Resorts Pte Ltd, and achieved occupancy rates of 82.1% (BTKL) and 81.5% (PHKL) for the financial year ended Dec 31, 2024.
Pavilion-REIT said the acquisition will be funded through a combination of debt and or equity, including the issuance of up to 172.4 million new units to the vendors and/or their nominees, and a private placement of up to 386 million new units to raise between RM264mil and RM552mil.
The hotels will be leased to Harmoni Perkasa for an initial 10-year term, with renewal options extending up to 20 years.
The lease guarantees a fixed annual rental of RM33.5mil for the first five years, offering a gross yield of about 7%.

Sentral-REIT's 2Q25 net income dips
PETALING JAYA: Sentral Real Estate Investment Trust 's (Sentral-REIT) second-quarter net income dipped slightly on the year as the Klang Valley office market continues to face ongoing supply and flight-to-quality pressures. In the second quarter ended June 30, 2025 (2Q25), Sentral-REIT recorded a realised net income of RM20.14mil, down from RM20.53mil in the year-ago quarter. Income per share slipped to 1.68 sen from 1.72 sen in the previous quarter. Revenue in 2Q25 dipped to RM47.7mil from RM49.03mil in the comparative quarter. For the six-month period, the REIT's net income was slightly lower at RM39.74mil compared to RM40.42mil in 1H24, while revenue contracted to RM95.15mil from RM98.72mil in the year-ago period.

Sentral REIT anticipates broader market headwinds
KUALA LUMPUR: Sentral Real Estate Investment Trust 's (Sentral REIT) second-quarter net income dipped slightly on the year as the Klang Valley office market continues to face ongoing supply and flight-to-quality pressures. Commenting on the REIT's outlook, CEO Derek Teh Wan Wei said it expects to be impacted by broader market headwinds, including the expanded sales and services tax, electricity tariff reforms and uncertainty over tariff tensions. "However, Sentral REIT remains committed to drive sustainable income and long-term growth. We will maintain our focus on positioning and growing Sentral's property portfolio to adapt to market changes," he said in a statement. In the second quarter ended June 30, 2025 (2QFY25), Sentral REIT recorded a realised net income of RM20.14mil, down from RM20.53mil in the year-ago quarter. Income per share slipped to 1.68 sen from 1.72 sen in the previous quarter. Revenue in 2QFY25 dipped to RM47.7mil from RM49.03mil in the comparative quarter. For the six-month period, the REIT's net income was slightly lower at RM39.74mil compared to RM40.42mil in 1HFY24, while revenue contracted to RM95.15mil from RM98.72mil in the year-ago period. It declared an interim distribution of 3.16 sen per unit, with ex date on Aug 21, 2025, and payable on Sept 18, 2025. Sentral REIT has about 460,000 sq ft or 21% of its total committed lettable space due for renewal in 2025, with 62,000 sq ft expiring in 2Q25. According to Sentral REIT Management Sdn Bhd, it successfully renewed 99% of these leases due in 2Q25. "The average occupancy rate is healthy at 85% with a weighted average lease term to expiry at 4.54 years. "Early negotiations have proven effective, whereby 95% of the leases up for renewal in 3Q 2025 have been renewed in advance."

KIP-REIT has potential to offer 8% yield
PETALING JAYA: KIP Real Estate Investment Trust (KIP-REIT) presents a 'compelling investment opportunity', given its attractive distribution yield and solid financial footing. According to Apex Securities, KIP-REIT offers a yield of exceeding 8% for the financial years of 2026 to 2028, well above the peer average of 5.6% and the Employees Provident Fund's 6.3% in 2025. The investment trust is also supported by a diversified asset base, its position as a one-stop community-centric mall curator serving the mass market, high 90% distribution policy, and strong balance sheet. As of end-June 2025, KIP-REIT's portfolio comprised 10 retail malls and four industrial assets valued at RM1.5bil with a combined net lettable area of 2.6 million sq ft and 1,178 tenancies. The portfolio maintained a robust average occupancy rate of 97.8%, underpinned by strong tenant relationships and footfall. A total of four retail and three industrial assets proposed acquisitions have yet to be finalised. Apex Securities initiated coverage on KIP-REIT with a 'buy' rating, with a target price of RM1.07 per unit based on a 7% target distribution yield. The target yield represented a 1.7-percentage-point premium over the peer average of 5.3%, which Apex Securities viewed as reasonable. The premium reflected compensation for KIP-REIT's lower asset quality and exposure to non-prime retail segments, which carried higher risk but offered more attractive returns, it said. According to Apex Securities, KIP-REIT is largely shielded for the recent expansion of the sales and service tax. Effective since July 1, 2025, an 8% service tax on rental and leasing services had been applied to commercial rentals with an annual turnover exceeding RM1mil. 'The tax is billed to tenants and remitted to Customs, so it will not directly impact KIP-REIT's earnings,' it added.
