Industry experts say the timing could not be better, as the festive season is generally a time when homebuyers take purchase decisions.'The proposed simpler two-slab GST regime could spark the housing market, reducing costs for developers and creating renewed optimism among homebuyers,' said Umang Jindal, CEO of Homeland Group.He added, 'By rationalising rates and lowering the tax burden on essential construction materials, affordability improves, particularly for first-time buyers and the affordable housing segment. Even a 5–10% easing in costs can be the difference between waiting and booking. With interest rates stable and sentiment positive, this GST reform could act as a trigger for buyers who have been on the fence.'Developers also point out that construction materials currently fall under different tax slabs, which increases compliance burdens and pushes up overall project costs.Dr. Gautam Kanodia, Founder of KREEVA and Kanodia Group, explained that if the GST rate on cement is cut from 28% to 18%, construction costs could fall by several percentage points. 'For under-construction projects, this has a direct impact on affordability. With festive sentiment building, homebuyers could save lakhs depending on the ticket size, while developers gain more flexibility in pricing.'Experts believe that if GST rationalisation is approved, it would help both developers and buyers. Lower costs for builders could lead to reduced property prices, while stable interest rates and positive consumer sentiment could finally push buyers off the fence.Simply put, the proposed GST reform may not solve all the challenges facing the housing sector, but it could be a much-needed trigger to revive demand and improve affordability, particularly in emerging markets and the affordable housing segment.- Ends

Buy or sell stocks: The key benchmark indices of the Indian stock market extended their bullish trajectory for the fifth consecutive session on Wednesday, August 20, buoyed by sustained investor optimism surrounding the Centre's anticipated rationalisation of the Goods and Services Tax (GST) structure. The Nifty opened on a muted note but gathered upward momentum in the latter half, registering an intraday high of 25,088 before settling at 25,050.55, marking a gain of 69 points or 0.28%. Market sentiment was further bolstered by expectations of GST reform announcements ahead of Diwali, alongside a thaw in India-China geopolitical tensions—both acting as key catalysts for the ongoing relief rally. On the sectoral front, performance was mixed. The Nifty IT outperformed with a robust uptick of 2.69%, followed by Nifty FMCG (+1.39%) and Nifty Realty (+1.06%). Other sectors like Nifty Metal, Energy, Infra, and Auto closed with marginal gains, reflecting a broad-based yet selective buying interest. Conversely, profit booking weighed on Nifty Media, the worst performer, declining 1.98%, while Nifty Pharma and PSU Bank indices shed 0.44% and 0.27% respectively. The broader markets mirrored the benchmark's resilience, with the Nifty Midcap 100 and Nifty Small Cap 100 closing higher by 0.46% and 0.3% respectively, indicating continued risk appetite across market capitalisations. Vaishali Parekh, Vice President of Technical Research at Prabhudas Lilladher, believes the Indian stock market bias is positive. The Nifty 50 index reclaimed the psychological 25,000 level after sustaining above 50-DEMA support placed at 24,815. The Prabhudas Lilladher expert said the key benchmark index faces hurdles at the 25,250 to 25,300 levels. A fresh bull trend on Dalal Street can be expected once the 50-stock index breaks above this hurdle on a closing basis. Speaking on the outlook of the Nifty 50 index, Vaishali Parekh said, "The Nifty 50 index continues to gain strength, sustaining above the important 50-DEMA level, which is positioned near the 24,850-zone, maintained as the strong near-term support, and currently closing above the 25,000 level has further improved bias and sentiment overall. With the broader markets supporting the benchmark index, on the upside, Nifty must exceed the important hurdle of the 25,250 to 25,300 zone, establishing further stability and conviction for further upward movement in the coming days." On the outlook of the Bank Nifty today, Parekh said, "The Bank Nifty index continues to remain sluggish with no clear directional move, hovering near the important 50-DEMA zone at 55,800 level. A decisive breach above the 56,200 zone would improve the bias, and thereafter, expect further upward movement in the coming days. On the downside, the 55,000 level would remain the important support zone that needs to be sustained to maintain the overall bias intact." Parekh said that the immediate support for the Nifty 50 index is at 24,900, while the resistance is at 25,300. The Bank Nifty would have a daily range of 55,300 to 56,200. Hyderabad: Deputy Chief Minister and Minister of Finance and Energy Mallu Bhatti Vikramarka emphasized that a mechanism should be evolved to ensure that the benefit of exemption of GST on life insurance and health insurance policies is passed on to the end-customers and reaches the insurers, rather than enriching the insurance companies. Bhatti, who is part of Group of Ministers constituted by GST Council to examine and make recommendations on reduction or exemption Life and Health insurance services, attended a meeting in New Delhi. During the meeting, the matter has been discussed in detail about exempting all individual life insurance policies and all individual health insurance policies, along with reinsurance thereof. While welcoming the proposal, the Deputy Chief Minister stated that this move will certainly increase the penetration and density of insurance. It is only in such situation that the purpose will be served, though the States will lose some portion of revenue which would have been otherwise utilized for other welfare schemes. He also stated that Telangana government is already helping 95 lakh families by providing insurance services.

On top of the expected rate rationalisation, a group of ministers (GoM) set up by the GST Council has proposed exempting health and life insurance premiums for individuals from the levy, people familiar with the development said. This followed the Centre's suggestion to this effect to the panel of state finance ministers as part of GST 2.0 the GoM tasked to examine rate rationalisation, the future of the compensation cess and insurance, finance minister Nirmala Sitharaman said the three-pronged GST reforms will seek to provide greater relief to consumers, farmers, the middle class and MSMEs while ensuring a simplified regime. Prime Minister Narendra Modi had in his Independence Day address announced an overhaul of the eight-year-old indirect tax, calling it a Diwali gift for the Centre has proposed scrapping the 12% and 28% rates and retaining just a two-slab structure of 5% and 18%, along with a special rate of 40% for six-seven items including so-called sin goods such as cigarettes and luxury said the GST 2.0 reforms are based on three pillars—structural reforms, rate rationalisation and ease of doing business —and will make the country Atmanirbhar or self-reliant. The exemption will result in an estimated annual revenue loss of Rs 9,700 crore, he said the GoM will submit its report to the GST Council, which will include views and concerns expressed by some state finance ministers. 'All members have given their approval for lowering rates. Some states have given their own views,' he said, adding that a final call on rates would be taken by the council. The GoM on health and life insurance was set up in September last year.
