Plans submitted in Cork for 114-unit apartment development at White's Cross

'White's Cross' large-scale residential development is located in the 'Lahardane' townland on the Ballyhooly Road, between Brookwood estate, and the village of White's Cross, on the northside of the city. It is set to comprise three high-rise apartment blocks of 4/5 storeys, with 45 one-bed, 43 two-bed, and 26 three-bed apartments, with balconies and communal garden space. Formerly a storage yard for communications contractors TLI, the site has changed hands to developers 'Whitestone Corner Properties', who are looking for planning permission on the site, which adjoins land that has already been earmarked for over 750 homes, as part of a Strategic Housing Development granted by An Bórd Pleanála to Longview Estates. While the project has officially been submitted to Cork City planners, planning consultants McCutcheon Halley revealed in their planning report that the developers have already met with Cork City planners on a number of occasions and have already made changes to the proposed development regarding the height of the buildings, car parking provisions, and the location of the site's entrance. However, the site will not contain a creche for the residents. With three new early-years facilities due to be constructed in the nearby developments, McCutcheon Halley says that 'it is considered that the proposed development will not result in sufficient childcare demand to require a creche to form part of the proposed development.' There will be no retail units either as part of the development; however, a four-storey primary care centre, which includes a retail unit (likely to be a pharmacy), is due to be constructed on another development, located across the road. Engineering consultants MHD estimate that just 36 trips (13 in/23 out) would take place during the morning rush hour, while 41 would take place in the evening (26 in/15 out). The group has also highlighted plans from Cork City Council regarding the proposed Ballyvolane Strategic Transport corridor, as well as the Northern Distributor Road and North Ring Road, all designed to alleviate traffic around the area. Submissions have now been invited by Cork City Council on the proposed development until September 1, with a decision due by September 22.
