Bayview Village condo sells for $945,000 despite competition in building

The owner of this 1,050-square-foot suite wanted to wait for a similar two-bedroom unit in the building to sell before they listed. But after nine months, they listed their unit for a lower price of $969,900.
'We didn't think having two units up at the same time would help either of us, but at some point, we had to take control of our own destiny,' said agent Christopher Bibby. 'We only had two showings, and the first person through was the buyer.'
Not to squander the chance for a sale, the seller cut $24,900 off their number.
'Even thought the layouts were identical, the finishes in both units were different. The other one had more built-ins, and ours was slightly more elegant – and our unit was chosen,' Mr. Bibby said.
'At the time, units were moving, but they weren't getting 100 per cent, so we had negotiating room baked into the price.'
This 16-year-old suite, in a building near Bayview Village Shopping Centre, was designed with bedrooms on opposite sides of a living room. The living room has a gas fireplace and sliding doors to a south-facing terrace.
The suite has two full bathrooms and a U-shaped kitchen outfitted with marble countertops and stainless-steel appliances.
A locker and parking spot are additional assets. Monthly fees of $1,294 are allocated towards the cost of water and recreational amenities.
'There's full-time concierge, porter service, and valet on site, so it's one of the more, higher-end complexes versus everything else in the area,' Mr. Bibby said.
'The majority of units are quite large, so this was actually one of the smaller units in the building.'
