Greene County Assessor's Office issues real property value change notices

SPRINGFIELD, Mo. — The Greene County Assessor's Office is starting to mail 2025 Real Property Value Change Notices to property owners throughout the county. Notices are being sent in phases throughout the week. In accordance with Missouri law, all Missouri counties are required to reassess real property values in odd-numbered years to reflect market conditions as of January 1. The 2025 reassessment is based on two years of real estate sales data and continued market appreciation in Greene County. 'Greene County has experienced sustained real estate growth,' said Assessor Brent Johnson in a news release. Johnson said strong home sales, increased investor activity and continued relocation to the Greene County area have all contributed to rising property values. Mandated adjustments from the Missouri State Tax Commission Due to the unprecedented pace of real estate market growth across the state, the Missouri State Tax Commission (STC) has issued a Memorandum of Understanding (MOU) to Greene County, along with over 90 other counties. Under Missouri law, county assessments must fall within 90% to 110% of the market value. Greene County was found to be below the minimum threshold, with an estimated assessment ratio of 77.71%. As a result, the STC has directed the county to apply a minimum increase of 13% to 15% to property and land values to make progress towards compliance. Failure to do so will result in the loss of state funding and legal enforcement actions. 'As Assessor, I swore an oath to follow the law. While I was able to negotiate a lower increase than originally proposed, nearly every county in Missouri is facing similar reassessment orders for 2025,' Johnson explained in the release. 'Even with the 2023 increases, we remain below compliance due to how quickly the market has grown.' What property owners need to know Review your notice carefully Your notice reflects your property's estimated fair market value as of Jan. 1, 2025. It also includes information on how to request a review or file an appeal. This is not a tax bill The Assessor does not set tax rates. Local taxing jurisdictions — including school districts, municipalities, and fire districts — set levies based on their budget needs. Appeal period: May 13 – June 13, 2025 If you believe your property is overvalued or misclassified, you may request an informal review with the Assessor's Office. Deadline Board of Equalization: July 14, 2025, at 5 p.m. Formal appeals must be filed with the Board of Equalization (BOE) by this deadline. Instructions are included with your notice and available online. 'Please be patient as we anticipate a high call volume,' said Johnson. 'That's why we've added walk-in sessions and the E-Appeal option to give property owners more flexibility to ask questions and understand their valuation.' Senior Tax Credit – Apply by June 30, 2025 In August 2023, the Greene County Commission approved a Senior Tax Credit Program for homeowners aged 62 and older. The program is administered by the Collector of Revenue. This freeze will be reflected on your tax bill starting November 2025 as a credit. Beware of Valuation Scams Assessor Johnson advises property owners to be cautious of third-party companies offering to assist with appeals for a fee. 'Many of these services use free public data and charge for inaccurate or outdated reports,' said Johnson in the release. 'This can harm your appeal and waste your time and money.' Only licensed or certified appraisers in Missouri may legally offer valuation opinions. Offers to provide assistance based on contingency fees may violate Missouri law and the Uniform Standards of Professional Appraisal Practice (USPAP). GREENE COUNTY, Mo. – Property tax relief is being offered to Greene County residents whose homes were made unlivable by the severe storms that struck the Ozarks on April 29, 2025. Greene County Assessor Brent Johnson is notifying residents that property tax relief in the form of property value may be available for some homeowners. Under Missouri law (RSMo 137.082), Greene County is an 'Occupancy Law' county, allowing the Assessor to prorate the taxable value of residential properties that are uninhabitable due to natural disasters such as tornadoes, floods, fires, or earthquakes. 'After personally witnessing the extensive damage sustained by many homes in our community, I want to ensure that residents are aware of this opportunity to reduce their property tax burden while their homes are unoccupied and undergoing repairs,' said Assessor Brent Johnson in a press release. Eligible property owners may apply for prorated property value by completing the Destroyed Residential Property Claim Form, available on the Greene County Assessor's website: Important Information for Applicants: Only residential properties are eligible for relief under this program. Property owners must notify the Assessor's Office using the form mentioned above. Properties must be inspected by the Assessor's Office during the unoccupied period. (including the approval) Owners must provide supporting documentation, including insurance claim numbers and repair estimates (these may be submitted as they become available). Property owners are required to notify the Assessor's Office immediately upon reoccupancy or completion of repairs. Property that is uninhabited after 12 months will require additional documentation. Iowa farmers can apply to receive economic relief through the USDA

WEST DES MOINES, Iowa — The American Relief Act of 2025 provided a $31 billion disaster aid package for farmers across the country and applications are open for them to get access to this support. The legislation was passed in December 2024 and set aside $21 billion for natural disaster assistance and $10 billion in aid for farmers who experienced economic losses while growing 2024 commodities. This legislation also extended provisions of the 2018 Farm Bill through September 2025. He said that the 2024 crop year was difficult for Iowa farmers because they saw increasing costs for land, seeds, fertilizer and other crop protection services, equipment, and more. He also said that several weather events across the state and recent tariffs have negatively affected Iowa farmers. 'There's a lot of things that are not in a farmer's control. So, when those things do happen, storms, drought, too much rain, it really does affect the ability for farmers to make money. And you couple that up with some significant trade disruptions and it becomes really unstable for the farm economy,' Johnson said. He also said that trade plays a vital role in Iowa's economy. 'We are really dependent on exporting and selling these commodities. We out-produce the needs of Iowans ourselves. So, we have to trade. We have to sell it to others. So anytime those trade conversations end up being unsettling, it ends up making farmers nervous at the farm gate,' he said. According to the National Corn Growers Association, two main factors have challenged the market. They include higher input costs and a growing corn supply. A higher input cost means that production expenses have remained high despite declining corn prices. This is similar to Johnson's point that inflation has increased expenses for farmers. Some Warren County residents concerned over skyrocketing property evaluations Furthermore, a growing corn supply creates more competition for Iowa farmers. More corn producers are available in the United States and outside the country, in places like Brazil. The United States Department of Agriculture (USDA) and the Farm Service Agency (FSA) announced the relief application. It's called the Emergency Commodity Assistance Program. They also shared the per-acre payment rates for 21 different crops. Corn is $42.91 per acre and soybeans are $29.76 per acre. Farmers can access the application for this relief at their local FSA office or online. While Johnson said this relief is helpful to farmers, he is hopeful a new Farm Bill will be passed that will create more stability for farmers in the future.
