Five kilometres west of downtown Edmonton, bungalows from the 1940s are a more common sight than newer properties, like this two-storey house with a detached triple garage and suite. Only a few buyers and about 15 agents viewed the property as one individual negotiated a $1,975,000 deal within a few days of its debut. Conditions were waived two weeks later.
'Over a two-year span, the average days on market in Westmount is 45 days and the average price is $675,000, so this sold exceptionally quickly and way above the average in the neighbourhood,' said agent Clare Packer.
'It's the highest single-family, detached home sale in the entire community by over $100,000.'
The property's premium price is mostly attributed to its uncommon features. 'It's new, it's huge with over 3,000 square feet, and it was exceptionally well built,' Ms. Packer said.
'Garage suites are attractive and have a lot of appeal to them, but they are expensive to build. It's like building another little house, so this one's unique.'
In 2021, a 48- by 140-foot corner lot was redeveloped with this three-bedroom house and a garage with a one-bedroom suite, complete with a kitchen, bathroom and balcony.
The primary residence has a modern farmhouse style and 3,147 square feet of living space, including a loft upstairs, an office off of the foyer and an open kitchen with an island and butler's pantry.
Upscale appointments include a white brick fireplace in the living room, vaulted wood ceilings in two bedrooms and herringbone tile work in one of four bathrooms.

'Westmount is a beautiful, mature neighbourhood,' said Ms. Packer.
'It's in proximity to the river valley trail system and downtown as well.'
