CREDAI looking at joint representation on changes needed in Coimbatore Master Plan

The Confederation of Real Estate Developers Associations of India (CREDAI), Coimbatore, will look at a joint representation for the changes that need to be made in the Coimbatore Master Plan released by the Tamil Nadu government recently. Arvind Kumar S.R., president of CREDAI Coimbatore, told the media on Monday that the Master Plan has multiple elements apart from land use classification. It is a vision document for the next 16 years and has earmarked the areas that will see expansion of Coimbatore International Airport and the Coimbatore Metro Rail project. On reports that the new plan requires land use reclassification in several areas, he said the CREDAI is studying the possibility of taking it up jointly with all the stakeholders. On increase in raw material prices, he said the CREDAI and other associations take measures jointly whenever there is a hike in prices. While the demand for housing is more than the residential units available in Coimbatore, he added that the requirement of residential units in each area should be studied and more projects should come up in areas that have higher demand.

Some of the farmers and residents in Coimbatore city have opposed the land classification in the recently released Coimbatore Master Plan. 'The Plan has reversed the changes made in the draft plan and has not incorporated several objections registered by the public for the draft plan,' alleged one of the architects in the city. It is not legally right to change the draft plan when there are no objections and the objections given by the public should be taken into consideration. There are industries, property promoters, and individuals who invested in land based on the draft plan. For instance, one of the land owners near Vadavalli finds the land he purchased for property development based on the draft plan classified as agri land again. Many areas earmarked as residential in the draft plan is now reversed to dry agri land. 'We have gone back by 20 years. It means the land owner has to approach the Local Planning Area for a no objection area to develop that land and this will be a time-consuming process,' the architect alleged. The Kongu Mandalam Farmers Association and the residents of nearly seven villages in Annur area have opposed the marking of area for a 200-feet wide bypass road through the villages in the Plan. 'We submitted our opposition when the draft plan was released. Our objections have been ignored. We have submitted a memorandum to the District Collector now,' said Dhanapal, one of the villagers. When area is marked for a 200-feet road, the plan makes it impossible to develop that area. However, people have already developed some of the plots earmarked for the road project, he added. 'We cannot accept the Local Planning Authority's proposal to destroy residential and agriculture development for the road project,' he said.

Habib, the head of CREDAI Tamil Nadu, said the plan will ensure sustainable urban development of Coimbatore and will play a 'pivotal role' in shaping Coimbatore's future. He also welcomed the deemed approval system and single window approval for constructions up to 25,000 These are game changers for the construction and property sectors in the State, he said.

COIMBATORE: The 'GIS-based Coimbatore Master Plan – 2041' aims to create a sustainable, resilient, and inclusive urban future for the city. It has been crafted by the Directorate of Town and Country Planning (DTCP) under the Tamil Nadu Town and Country Planning Act, 1971. The master plan covers a Local Planning Area (LPA) of 1,531.57 sq km, which includes the Coimbatore City Municipal Corporation (CCMC), four municipalities, 21 town panchayats, and 66 revenue villages, accounting for nearly 74% of the district's population. The focus is on the population, which is projected to rise from the 2011 figure of 24.57 lakh by 2041. Recognising Coimbatore's growing role as a hub for MSMEs, IT, education, healthcare, and manufacturing, the plan outlines development strategies that support economic expansion and environmental stewardship. Feedback from residents, civic bodies, industry representatives, and transport authorities was actively sought through stakeholder meetings, field surveys, GIS-based analysis, and a dedicated website. The plan also examines the shortcomings of past efforts, such as the 2001 Master Plan and the Kurichi New Town Development Plan. It notes that while residential development fell short of expectations, commercial and institutional growth surged, driven by a service-based economy. Industrial expansion followed its own path along emerging corridors like Avinashi Road, rather than sticking to zoned areas. Learning from these patterns, the 2041 plan proposes flexible zoning, better infrastructure coordination, and dynamic land-use strategies.
