James Packer has sold his sprawling Beverly Hills estate for $US60 million (AUD$93.57 million), marking the most expensive property sale in the exclusive Los Angeles enclave so far this year. The 57-year-old Australian billionaire originally listed the property in late 2023 with an ambitious US$85 million (AUD$133 million) price tag. However, despite the markdown, the final sale, which settled on Monday, still sets a benchmark for 2025 in the star-studded suburb, according to real estate platform Zillow. Located at 1028 Ridgedale Drive, the 1930s-built mansion sits on more than 2,200 square metres and includes 12 bedrooms, 18 bathrooms, a private cinema, games room, cigar lounge, and a luxurious primary suite featuring dual bathrooms, multiple wardrobes, and a private balcony. The son of the late media mogul Kerry Packer purchased the estate five years ago from actor Danny DeVito and Rhea Perlman for USD$26.6 million (AUD$38.9 million). Since then, the luxurious LA residence has played host to some serious star power, having been leased by A-listers Jennifer Lopez and Ben Affleck. The home was listed by Santiago Arana of The Agency and Jade Mills of Coldwell Banker Realty, and was purchased by Kurt Rappaport of Westside Estate Agency on behalf of an undisclosed buyer. While he may have taken a loss on paper, the father-of-three has wasted no time in upgrading, having snapped up a Bel Air mega-mansion for USD$110 million (AUD$174 million) in March. Originally known as Le Belvedere, the French chateau-style home was built in 2007 and once belonged to high-profile property developer Mohamed Hadid and his former wife Yolanda, the mother of supermodels Gigi, Bella and Anwar Hadid. For now, it seems Packer will enjoy the palatial pad solo, following his recent split from American model and influencer Renee Blythewood. Meanwhile, his three children, Indigo, 16, Jackson, 15, and Emmanuelle, 12, continue to live in London with their mother, singer and former model Erica Packer.

The home reportedly has a star-studded history: it was owned from the 1990s by Danny DeVito and Rhea Perlman, who sold it to developers that undertook a rebuild before selling the home to Packer. It was also for a time leased by Jennifer Lopez and Ben Affleck. Packer was said to have invested in some upgrades during his ownership.
