Calgary homeowners look for answers to soaring home insurance costs after hailstorms

It was one of the costliest storms in Canadian history, according to the Insurance Bureau of Canada. A hailstorm that swept through Calgary in August of 2024 did an estimated $2.8 billion in damage — the latest and most destructive of a number of storms that have struck northeast Calgary neighbourhoods in recent years. 'We weren't even being offered insurance — we were being denied coverage all together,' said Kaur. 'I said increase my premium, it's OK, increase my premium, don't deny me coverage. But they gave me a letter that said our insurance company isn't covering anyone with T3J or T3N postal codes moving forward.' Kaur said more than 10 insurance providers denied her and her parents coverage, and when they finally found a company that would insure them, the premiums increased from $180 per month to more than $500 per month. 'The best thing for people to do,' said Dupree, 'because there are dozens of insurance companies that operate in Calgary, is to shop around. Beyond The Gates Recap: Smitty Holds His Own With Bill

On today's Beyond The Gates recap: Orphey Gene's: Naomi is trying to get June a room, but she is resistant. Jacob says she's going to have to go to a shelter, so folks keep away from her stuff. Naomi says there isn't a shelter available, and Jacob suggests using the Dupree name. Anita and Vernon's Mansion: Vernon brings in coffee but Anita and Nicole are not in the mood. Anita decides to give daddy and daughter time alone and exits. Nicole asks about Kat and Martin but Vernon says to let him take care of the kids. She thanks him for all the support. Nicole says she has gone from rage to despair and is now numb. Vernon thinks her body is protecting itself, but soon she will be feeling all of the feelings. He wants her to do whatever she needs to do to survive. Nicole can't believe she was so blind to Ted's transgressions. Anita reenters the room saying she can bad mouth Ted or 'that tramp' Leslie but she won't let her daughter bad mouth herself. She did nothing but love her husband. Nicole thanks her parents for their support but thinks it's time to go home and stand on her own two feet. With that, they embrace and Nicole makes her exit. Bill and Hayley's Home: Dani goes after Bill for his role in Ted's affair. He says he can't be responsible for crazy and was only trying to help. He never expected this decades old affair to crop back up. Bill says he considered the Duprees his family and did everything he could to help. Dani thinks Bill has never done anything to help anyone other than himself. She says she wouldn't be Bill Hamilton without him riding her family's coattails. Bill thinks her ire means she still cares about him. Dani calls Bill an 'arrogant, self-serving son of a bitch' and launches into a tirade about Bill covering for Ted. He says he has gone over and above in service of the Duprees. Dani asks what other skeletons Bill has buried in the Dupree closet (be careful what you ask about, Dani!). She asks if Bill has any idea what his actions have done to both Nicole and 'that woman.' Bill tells Dani to get off her high horse as he didn't force Ted into Leslie's bed. When he got in trouble, Ted did what all the Duprees do, come to him to cover their mess up so their precious hands stay clean. If she has questions, she should take it up with ringmasters, her parents. Dani tells Bill to stay out of Dupree family business and heads towards the door. Bill snarks saying didn't she know how he was trying to stay out of family business when he left her (Ooooooh!). Dani says she can't believe she ever loved Bill and exits. Haley reemerges and asks if the whole neighborhood heard his arguments with Dani when they were married. Bill apologizes and Hayley asks if they are now done with Dani. Bill says maybe and giggles, leading them to be silly together. Uptown: Martin and Smitty meet up to discuss family business. Martin says he helped Naomi find a shelter bed for an unfocused client. His commission is in the process of setting up a meeting to work with local hotels to provide shelter. Smitty tells Martin the hotel he's talking about is where his father is staying. He didn't want to lie to his beloved but Vernon asked him not to tell – just then, Kat walks in and overhears. Martin reacts rather than responds saying he's not a damned child. Smitty points out his reaction is exactly why folks wanted to keep him in the dark. With that, Martin storms off. Kat approaches saying Tomas is late and asks what is up with her brother. Smitty explains about Vernon asking him to stay silent about Ted's location. She doesn't understand as they couldn't have thought Martin would go after him. Smitty agrees but says he thinks Vernon was simply being over protective. Smitty thinks maybe he should stay out of Dupree family business. Kat is speechless which makes him ask what she thinks. Kat pivots saying she thought he had learned to deal with Martin's moods better. She thinks Smitty is a much better husband than her brother deserves, as well as an outstanding father. He is a loved and valued member of the family. If he and Martin ever split, they would keep Smitty. Just then, Kat gets a text which sends her off to handle business. Tomas enters and grabs a table while Kat handles business. Just then, Eva arrives on the scene. He walks over and asks if he can join her. Eva agrees if he can deal with someone who has been blacklisted. Tomas says he works for Bill Hamilton and is used to hanging with folks who are on the outs. He takes a seat and says he never would have pegged her for being malicious. She can't believe he went out of his way to sit down and say something hateful. Eva grabs her purse and says she has somewhere else to be. Tomas stops her saying he's just trying to understand her motivations. He apologizes for his words and all but begs her to stay. Orphey Gene's: Naomi connects with Martin and finds June a hotel room, even better than a shelter. June pushes back saying she is fine where she is and can take care of herself. Jacob notes the way she takes care of herself is what got her arrested. June reluctantly agrees and Jacob takes her to her new digs. Naomi advises her mother to stop speaking with her father when Derek and Ashley enter. They all sit together when Jacob walks in after getting June settled in at the hotel. Just then, Jacob says he got a call from the hotel saying June is already gone from the hotel. He thinks he knows where she is and asks Derek to join. Ashley asks Naomi how she is dealing with this new Dupree family scandal. Naomi says Dupree now equals drama. She always thought Nicole and Ted were the ideal couple. If they can't make it, who can? Hotel: Andre arrives to see Ted with brown liquor in hand. Ted says he went to the hospital that morning and dealt with evil looks from colleagues and staff. Andre offers to help and Ted asks him to try and make inroads with Nicole. With that, Andre makes his exit. Afterwards, Martin arrives on the scene. Martin sees the dark liquor and wonders if his father has taken on yet another vice. Ted tells his son to give him the business. Martin says his lies have destroyed his mother and he's just expected to forgive him. He looked up to his father for years as he always bragged how good he was, but he's neither the man nor the father Martin thought he was. Ted is silent as Martin is ready to hear whatever ridiculousness his father wants to spout. Ted says not to diminish his feelings for his children as his family is the only thing that matters to him. His intention is to do anything he can to get his family back. With that, Martin leaves and Ted tells him he loves him. Nicole and Ted's Place: Andre arrives and makes the mistake of saying he wish he had told her what he knew. Nicole inquires and Andre says he told her about the affair but not about Eva. He needed someone to confide in but Nicole wonders why that person wasn't his wife. She can't believe he knew and didn't say a word. Andre asks Nicole to forgive him as he felt caught between a rock and a hard place. Nicole says it's not his fault and Ted should have never done that to him. Andre knows she is hurt but also knows Ted loves her and regrets keeping the secret. He thinks Ted would have done so much differently had he known a child was involved. Nicole hears what she is saying but has no clue what she is supposed to do with his empty words. Just then, Vanessa walks in and embraces her friend. Bill and Hayley's Home: Bill is on the phone when Smitty arrives and asks what's so urgent. Bill heard about Smitty is back working as an investigative journalist and wanted to congratulate him and offer his assistance. Smitty inquires and Bill says one never knows when a friend might be useful. He thinks they can be useful to one another moving forward as long as Martin remembers they are all on the same team. Smitty questions his words, and Bill says Martin will understand. Anita and Vernon's Mansion: Vernon worries all the problems with their children is impacting Anita. She says what Ted did to Nicole, making her feel like a failure, while he was acting like an upright citizen is unforgivable. Vernon doesn't want to defend Ted but says he did think 'the woman' had an abortion. Anita reminds her husband Ted impregnated another woman whilst being married to their daughter. They never knew him. Vernon thinks they might not ever know any man but thinks Ted is in for the tongue-lashing of a lifetime from his mother-in-law. Just then, Dani walks in and says she wants to be first in line. Vernon notes how happy Dani seems, and she notes she just ripped Bill a new one. Previous Beyond The Gates Recap: Endings Derek and Jacob return with a furious June in tow. Jacob introduces June to everyone and says she refused to return to the hotel. Naomi asks why she left and June says the underpass is where she lives and is going to stay. Eva tells Tomas she is not proud of her actions. In the end, she was trying to protect both her mother and father. She genuinely cares for both of them and Nicole. Eva knows what she did was wrong and wishes she had stopped everything sooner. Eva and Tomas grasp hands just as Kat reenters the room. Dani arrives at Ted's door and asks about her scumbag brother-in-law. She tells him he has all kinds of hell coming. Nicole apologizes for all she said to Vanessa as maybe her way of doing things was right all along. Vanessa says if she'd had Ted she would have been Ms. Monogamy all along. Nicole thanks Vanessa for her support but needs more time to process. She asks Vanessa to leave the door ajar for her upcoming food delivery. Nicole hears the doorbell and tells the folks to leave the food at the door. Just then, Leslie walks in and asks if Nicole is hungry because she didn't bring anything. Nicole gets up and asks how she got beyond the gates. Leslie says she got codes from Eva and needs to be heard. Keep checking back for the latest Beyond The Gates recaps!
