McKinney breaks ground on $79 million passenger terminal amid neighborhood concerns
The City of McKinney has broken ground on a $79 million passenger terminal at McKinney National Airport, moving closer to offering commercial air service to residents in Collin County. The terminal is expected to open as early as late next year and could serve up to 200,000 passengers annually. City officials say the project is a bold step toward meeting the region's growing transportation needs. "It's a bold investment in North Texas," said McKinney Mayor Bill Cox. "The growth demands smart, strategic investment." The 46,000-square-foot terminal is part of a long-standing vision to bring commercial passenger service to the area. Despite years of neighborhood resistance, failed referendums, and ongoing lawsuits, city leaders remain committed to the project. Former McKinney Mayor George Fuller said the terminal will offer more than just convenience. "It won't just be about travel," Fuller said. "It will be about reunions, new beginnings." Not everyone shares the excitement. In Fairview's Heritage Ranch neighborhood, located just a mile and a half from the runway, residents say the airport is already disrupting their lives. "It's very annoying. It really is," said Landra Dobbs, who lives near the airport. "The noise factor is just continual. We can hear them through the walls in the house." Dobbs said the noise from small planes and corporate jets often makes it impossible to enjoy time on her back patio. Other residents, like Ben Brown, worry about more than just noise. He cited past crashes and emergency landings on nearby private properties and expressed concern about declining property values. "They're flying bigger planes. They're going to be flying more frequently," Brown said. "We're going to suffer from the environmental noise and the environmental pollution from the airplanes. But we're also going to suffer from the loss." City officials tout the convenience of being able to fly around the country from an airport so close to home. But for those living directly in the path of the runway, the proximity is a problem—too close for comfort, they say.

MCKINNEY, Texas - The McKinney City Council has approved a resolution authorizing the City Manager to execute a Chapter 380 Economic Development Program and Agreement with Craig Ranch Luxury Hotel to bring a JW Marriott resort hotel to the city. This significant development supports the city's continued efforts to promote tourism and attract premier hospitality experiences. The primary goal of Chapter 380 agreements is to promote state and local economic development and stimulate business and commercial activity within a city's jurisdiction. This is achieved by offering various forms of assistance to businesses and developers. "With the airport's upcoming expansion into commercial service, our extended partnership with the CJ CUP Byron Nelson tournament, and major entertainment attractions like the VENU Sunset Amphitheater and Cannon Beach: Surf and Adventure Park, McKinney is quickly becoming a regional and national destination. A luxury resort like JW Marriott is not just welcome, it's needed." Dig deeper Under the agreement, the developer will construct and operate a luxury JW Marriott resort hotel featuring 290 guest rooms, more than 51,000 square feet of high-end hotel conference space, and resort-style amenities. These amenities include: A pool with a lazy river A full-service fitness center Multiple dining options, including a three-meal restaurant and specialty restaurant, A lounge with a terrace and poolside service Pickleball courts Structured and valet parking Additional guest conveniences such as a business center and a retail gift shop. Guests will also have access to the TPC Craig Ranch golf course and a Lifetime Fitness and Spa. The project will also include at least 45 for-sale condominiums, served by a dedicated amenity deck, creating a unique mixed-use hospitality and residential destination. The development will be located on an 8-acre parcel at the northeast corner of Collin McKinney Parkway and Van Tuyl Parkway within Craig Ranch. What's next Pursuant to a project term sheet, the McKinney Community Development Corporation and the McKinney Economic Development Corporation will be considering additional incentives for this project at upcoming meetings this summer. Federal lawsuit could delay McKinney airport expansion indefinitely
A federal lawsuit has been filed to stop the expansion of the McKinney National Airport over environmental concerns. The North Texas Conservation Association is challenging the environmental study conducted by the City of McKinney related to the airport expansion, which promises to attract commercial passenger service. "We believe the environmental assessment done on the McKinney airport expansion is seriously flawed," NTCA's President, Dr. Paul Chabot, said. "It fails to fully and adequately consider environmental impacts in the vicinity of the airport ... The people of North Texas deserve better." The lawsuit claims that the city and its leaders failed to meet federal environmental policies and the impact on the area surrounding the airport, including the Heard Museum and residential neighborhoods in McKinney and Fairview. "The McKinney City Council seems to have been more interested in meeting the timeline set by some unnamed commercial airlines than listening to voters," said NTCA's General Counsel, Steven E. Ross. McKinney city leaders approved the airport expansion in 2024 The McKinney City Council in December paved the way for the expansion of terminals and infrastructure needed to support airlines to compete with Love Field and DFW Airport. "It is a huge thing," McKinney Mayor George Fuller said previously. "Our airport has been a tremendously successful asset, not just for this community, but for the region. And we are, in essence, completely built out on the west side of the airport. So the only way to continue taking advantage of the asset that we have is to develop the east side." The zoning changes would allow the construction of an approximate 30,000-square-foot passenger terminal as well as a 1,500-space parking garage and room for large jet fuel tanks. The changes would also allow for a water and sewage system on the east side of the airport, which is undeveloped. This expansion plan would give the city of McKinney a huge regional boost and runway expansion work is already underway. The lawsuit could delay the launch of passenger service indefinitely. The North Texas Conservation Association has scheduled town hall meetings in Fairview on June 11 and in McKinney on June 19. CBS News Texas has reached out to the City of McKinney for comment and is waiting to hear back.
