Please try again The 24-storey mixed-use development, designed by Arcadis Architects, will offer 219 one- and two-bedroom apartment-style homes with open layouts, plenty of natural light, views in all directions and modern finishes. GWL Realty Advisors explains that the boutique project is designed for modern urban lifestyles and will offer a selection of amenities including a fitness centre, co-working spaces, a rooftop lounge with barbecue spaces and pet-friendly features, including a dog-run. 'These really reflect key elements that renters are seeking in a boutique rental project, in addition to professional management and a high-level of service,' says Way. The project's commercial component, located at podium level, will feature nearly 6,000 sq. ft. of pedestrian-oriented retail space, designed to accommodate up to five commercial units that will be curated to complement the needs and lifestyle of the residents, as well as the surrounding community. 'The retail really becomes part of the amenity offering,' says Way. The upscale-positioned project is expected to have an occupancy date sometime in 2028. According to the Calgary Real Estate Board's Spring Report, following the record high starts of last year, new home starts continue to rise, especially in higher density product intended for the rental market. As of May, year-to-date housing starts for apartment style homes hit 6,202 units with 66 per cent of those rental product. Vacancy rates in Calgary are projected to rise to six per cent by October (up from 4.6 per cent in 2024) as more purpose-built rental units are completed. As of May, average monthly rents in Calgary's city centre sit at $1,604 for an unfurnished one-bedroom, and $2,131 for an unfurnished two-bedroom apartment (
