Cash-rich retailers are scrapping for a slice of NYC's best avenues
Is everything finally coming up roses for city stores? Maybe. Retail leasing velocity across the city is up 14%, year over year. That represents over 3.5 million square feet of new leases and renewals — and according to CBRE, the number of available storefronts on the main shopping streets has dropped. That's good news for shoppers — but a tough break for stores that want the better locations. It's a situation that parallels Manhattan's divided office market, said Lee Block of Winick Realty Group. Retailers want better spaces and are willing to pay top dollar for them. 5 Meow Wolf nabbed over 74,000 square feet at Pier 17 at the South Street Seaport. The Chinese-based, fast-fashion brand Urban Revivo opened its first US store in 30,000 square feet at 515 Broadway. 'Global brands stiltl consider New York the launch pad for expanding their businesses,' said Spiegelman who represented Urban Revivo. 'The top of their list is Soho.' Adidas will relocate its flagship from 115 Spring to 8,700 square feet at 135 Spring. Ray-Ban renewed its 7,000 square feet at 116 Wooster and is building out a new global flagship at 62 Prince. The competition for the best Soho spaces is now so fierce that even the biggest fish are being out bid. For instance, LVMH is hunting for a corner location for Tiffany & Co. (now at 97 Green St.) — but it's already lost out on spaces like the new Ferrari former Nespresso space location at 92 Prince St. which may have leased for $1,800 per foot, the Apple location at 103 Prince and Ralph Lauren's digs at 109 Prince which the retailer just bought for $132 million. 'Everyone is keenly aware and the uncertainty is having an impact.' Like Ralph Lauren, some stores are tired of playing games. They're simply buying their space outright. To capitalize on the frenzy of both investors and retailers trying to lock in prime locations, CBRE is offering 115 Spring for sale on behalf of SL Green as the 5,100-square-foot, two-level store will be vacant when Adidas relocates to 135 Spring next March. Uptown, Chanel is in talks to buy 60,000 square feet in the base of Gary Barnett's upcoming luxury residential tower at 655 Madison Ave., according to the Commercial Observer and, if that goes sideways, could turn to Related tower on the next block at 625 Madison or return to its first choice of the former Barney's at 660 Madison should the families that own the building realign their future goals. Meanwhile, B&H Photo paid $150 million to buy 333 W. 34th St. Even so, stock market gyrations over global tariffs are still top of everyone's minds. 'We are seeing our clients preparing for the impact and implications of the tariffs on both consumer behavior and input costs,' said Matthew Siegel of Lantern Real Estate. 'Everyone is keenly aware and the uncertainty is having an impact.'

After a two-year stint managing CNN's business during a leadership and strategy transition, David Leavy is heading back to his longtime home at parent company Warner Bros. Discovery. The executive had joined as chief operating officer of the cable news network during the short-lived Chris Licht-led era then stepped in to co-lead the brand days later after Licht was fired in June 2023. 'During the transition he led CNN jointly with Amy Entelis, Virginia Moseley and Eric Sherling and played a central part helping me into my role as chairman and CEO before, as COO, leading multiple organizations and teams across revenue, promotion, operations and data.' Leavy, who had spent two decades at Discovery prior to parachuting in to CNN during a moment of uncertainty, will return to the Warners corporate fold in an unspecified role. Discovery CEO David Zaslav pulled the plug. ('I take full responsibility,' Zaslav said at the time.) Leavy was then tasked with ensuring a steady transition to the next leadership era at CNN, which kicked off months later when former BBC and New York Times executive Mark Thompson was named its new chief. Now just shy of two years at CNN, Thompson is executing a digital pivot that includes pushing for online subscribers, a strategy that proved successful for the Times as the paper amassed 11.7 million paying subs. That includes CNN launching a new standalone streaming service (apart from the pay TV bundle), with pricing to-be-determined, this fall. Thompson noted a slew of org chart reporting changes as Leavy returns to Warners. 'Following his departure, Phil Nelson's international commercial and revenue teams and Emily Kuhn's communications organization will report into me, as will Sam Felix in her role as overall head of partnerships. Paul Crum's Newsource groups will report into Phil. I will continue to work closely and directly with Karen Bronzo and her creative marketing organization. John Davies' Studio and Tech Ops will report into Eric Sherling's programming team,' the CNN chief wrote. Thompson added, 'Jamie Benedict's strategy team and Nick Cavaliere's research group will now all report to Adam Cohn, our CFO, and Christine Yi will also now report into Adam's team. John Courtney's Image + Sound teams will report into Virginia Moseley's Global News organization, and Stacey Wolf's business affairs team will move under Amy Entelis' leadership. George Clooney has the perfect response after being ambushed by journalists

The Oceans 11 star is currently appearing in the play Good Night and Good Luck, adapted from his film and screenplay of the same name. As he signed autographs for fans, Clooney, 64, was approached by Fox News anchor Johnny Belisario. The journalist took the opportunity to derail the actor's entrance with questions over his July 2024 op-ed in which he called for Joe Biden to step down from re-election and be replaced with another Democratic candidate. Batman & Robin star and lifelong Democrat Clooney had previously supported Biden throughout his presidency and campaign for re-election, even headlining a record-breaking fundraiser weeks prior. Noting that he still loved and supported Biden, Clooney wrote: 'But the one battle he cannot win is the fight against time. None of us can.' Questioning Clooney over the op-ed, Belisario asked: 'Why did you wait so long to speak about Biden's condition?' A smiling Clooney quipped back: 'Oh, hi man. Are you recording us now? Say hi to Jesse for me,' in reference to Jesse Watters, who aired the exchange during his Primetime show last week. 'I'm a huge fan,' he added, sarcastically. 'You're a huge fan? He likes what you did with your hair, George,' Belisario replied, poking fun at the dyed black hair Clooney wears for his role in the play as CBS News president Fred W. Friendly. He then asked whether he felt as though he had been 'used' by former President Barack Obama to take down Biden. 'Why are you so nervous? You're shaking. Literally, he's shaking,' Clooney hit back. Belisario later posted the footage to his own Instagram account, with the caption: 'I was not shaking, George!' This is not the first time Belisario's attempts to stir up an emotional response have backfired, following his 2023 trip to Seattle, in which he attempted to show how 'crimes and drugs are now expectations in Dem (ocratic) cities'. However, his trip to the so-called 'democratic hellscape' was left lacking its, well, hellscape, after residents shrugged off his attempts at fearmongering. 'I've never seen any crime in Seattle,' one man declared. 'I've never seen any of it. I've seen fun and laughter [instead].' Another woman looked distrustful and told Johnny: 'I don't believe that number.' As for Clooney, the Hollywood star became something of a scapegoat in the wake of Donald Trump's re-election, with many blaming him for negatively influencing the election. More Trending However, he has stood by the decision, telling Daily Beast: 'It was a civic duty. I'm a Democrat in Kentucky – when I saw people on my side of the street not telling the truth, I thought that was time [to say something]. 'Some people are mad, sure. But that's okay, you know. Listen, the idea of freedom of speech is you can't demand freedom of speech and then say, 'But don't say bad things about me'.' He continued: 'That's the deal, you have to take your stand if you believe in it. Take a stand, stand for it and then deal with the consequences. That's the rules. Got a story? C-SPAN's Next Big Bet Is a 'Radically Different' Sort of Cable News Show: ‘CeaseFire'
Can a 'radically different' cable news show help C-SPAN make an impact in a radically divided Washington D.C.? The non-profit public affairs channel has ordered a new weekly program called CeaseFire (yes, it's a play on the late and lamented CNN show CrossFire), a show in which 'Democrats and Republicans come together to solve problems and discuss the great challenges facing our nation,' per the channel. The program is the first big swing by Sam Feist, who joined C-SPAN from CNN a year ago (yes, he also produced CrossFire). Feist has leaned into C-SPAN's roots as an unbiased and unfiltered chronicler of national politics, with live feeds and coverage of Congress that traditional cable channels mostly ignore. 'In a media landscape that too often rewards outrage over understanding, CeaseFire stands out by showing what respectful, principled conversation looks like,' said C-SPAN CEO Feist. 'C-SPAN may be the only television network in 2025 uniquely equipped to air a program like this — operating as a non-profit public service, we aren't driven by ratings or drama, but by a mission to inform, educate and empower an engaged citizenry.'
