€20k/acre expected at auction of 19-acre Wexford holding
Coming up for online public auction at the end of next week on Friday, August 8, is an 18.66-acre tillage holding just outside Ferns, County Wexford. Selling agent David Quinn of Gorey-based auctioneers Quinn Property expects good interest in this convenient parcel which is a five-minute drive from the M11. 'The lands are of excellent quality and are set out in two fields,' says David. 'They have free-draining soil and are suited to most agricultural activities and enterprises.' The property enjoys excellent road frontage onto the R772. Ferns is 1.5km away and the GAA's Centre of Excellence is next door. Enniscorthy is 10km away and Gorey is 18km. 'It's a property with excellent visibility and accessibility,' adds David. At the auction, the holding will be offered in two lots; the fields forming one lot each. Lot 1 consists of 9.9 acres and Lot 2 consists of 8.9 acres of land. Quality and conveniently sized land parcels such as this one tend to attract good offers, from farmers and non-farmers. The inclusion of a derelict house on Lot 1 should also ensure stronger interest. The price guide is €20,000/acre. Read More 61-acre Wexford farm guiding at €16k-€18k/acre at online auction

58-acre South Wicklow farm snapped up pre-auction
A 58-acre holding in South Wicklow, featured here on May 28, was due for online public auction on Wednesday June 18, but it was sold beforehand. Located just 1.7km from the village of Knockananna and 11km from Tinahely, the holding was close to the border with Carlow and Wexford, with a public road running through it. The farm was due to be offered in four lots, with David Quinn of Gorey-based auctioneers Quinn Property, describing it as a 'valuable parcel of land' which enjoyed 'an excellent location along the L2004'. The property is in grass with parts of rough grazing and suitable for a number of agricultural uses, with easily accessible fields ideal for grazing or tillage. Prior to the auction, the farm was guiding in the region of €350,000 (€6,000/acre). With such substantial acreage as this, it is unsurprising that the interest pre-auction would be significant. 'There was a nice bit of interest in the property,' Mr Quinn said afterwards, without disclosing what the final price agreed was. He did say, however, it was in excess of the guide price. 35-acre Wexford holding fetches almost €28k/acre at auction
Last featured here just two weeks ago, a 35-acre farm near Gorey, County Wexford, was successfully sold at an online auction last week on Wednesday, May 28. The property had a pre-auction expectation of between €15,000 and €20,000/acre, its location next to the picturesque village of Coolgreaney giving it something of an edge that might bring its value above its purely agricultural usage. The high-quality lands have extensive road frontage and a natural water course. They were in tillage until recently. Prior to the sale, auctioneer David Quinn of Gorey-based Quinn Property said that there were 10 registered bidders – 'mostly local farmers and businessmen.' Lot 1 (4.25 acres) and Lot 2 (30.35 acres) were offered initially, reaching a combined value of €530,000 (€15,100/acre). There appeared to be a stronger appetite for the entire holding (Lot 3). When it was offered to the virtual floor, rapid bidding brought the value to €850,000 (€24,300/acre). Lots 1 and 2 were offered once more and this time the combined value hit €890,000 before another bid on Lot 3 brought it to €910,000. It was only when another round on Lots 1 and 2 brought the combined total to €940,000 that bids on Lot 3 ceased and the property was then declared on the market. Four more bids on Lot 1 brought it to €140,000 (€32,200/acre) and a final bid on Lot 2 resulted in €830,000 (€27,300/acre). With a combined figure of €970,000 (€27,700/acre), it was well in excess of its expectations. Read More Good-value acreage in 58-acre Wicklow farm for June auction
