We also develop our own building projects. Although managing all the business aspects can be overwhelming, I've always stayed hands-on and enjoy helping clients find the perfect property whenever I can. This is still the part of my work I enjoy the most.' The appeal to Malta began with the Malta citizenship program. 'It is possible to gain Maltese citizenship in only 12-18 months, depending on individual circumstances,' says Salt. 'Initially, US purchasers need to invest a minimum of €700,000 to satisfy the real estate requirements of the citizenship programme and use the property as their residence in Malta. Many will subsequently continue to invest, recognizing that the Maltese market offers strong investment potential and allows diversification by investing in Euros. Some investors have established a portfolio of properties – the real estate rental market is incredibly buoyant and rental tax is a flat 15% with impressive yields.' For Americans looking for a European base, Malta ticks a lot of boxes. It's also become a hot travel destination due to its incredible beaches, historical cities and rich culture. With a location in Valletta, Da Pippos is a lively trattoria-style restaurant. 'The food is very Mediterranean and the restaurant always attracts a fun crowd,' says Salt. "The owners love to play Italian music and lunch can often drag on into the late afternoon with people dancing on tables!" If you're looking for a great steakhouse, Salt advises booking into Lore and Fitch. Overlooking the Spinola Bay, he claims the meat selection is always excellent and they offer great homemade desserts. Located on the rooftop of the Xara Palace hotel, the deMondion Restaurant is a spot that shouldn't be missed in Malta. Housed within the beautiful historical city of Mdina, Salt says the atmosphere is very special. Plus, it has a Michelin star, so the food choice is amazing. AKI is a beloved contemporary Japanese restaurant in Valletta. 'The restaurant is very stylish and the choice of dishes is vast,' says Salt. 'They also offer a great selection of cocktails, so the restaurant is popular for both dining and nightlife experiences.' Hidden in the fishing village of Marsaxlokk, La Capanna is a delicious seafood spot. 'Great for both lunch and dinner, the seafood is always fresh,' says Salt. 'One of my favorite dishes is the wild seabass cooked in a cake of sea salt.'
