Buyer stays within budget with $700,000 deal for condo corner unit

Agent Ira Jelinek spent March escorting his clients through nearly a dozen downtown properties, either two bedroom or one bedroom and a den, priced between $650,000 and $750,000, but they couldn't find one that met the constraints of their budget. However, they were able to chop $49,000 off the price of this two-bedroom unit at the Fabrik building, just off Spadina Avenue between Queen and King streets. 'We made an offer on another unit that was priced low, and we knew was worth over $800,000, but we tried,' said Mr. Jelinek. 'This one checked a lot of boxes: It was a corner unit downtown, and the maintenance fees aren't outrageous.' This nine-year-old unit has a contemporary design, with nine-foot ceilings, hardwood flooring and floor-to-ceiling windows as well as a south-facing balcony off the living room. An L-shaped kitchen, two bathrooms and stacked laundry facilities round out the space. A parking spot comes with the unit. The cost of heating, water, concierge, theatre, gym and rooftop deck are incorporated into monthly fees of $602. 'This part of Richmond, Adelaide and Spadina isn't so busy, so it was a good location,' Mr. Jelinek said. 'It's a little bit off the beaten path from Queen Street and King Street, which are a lot busier.'

Third time's the charm for 1950s-era North York bungalow that fetched over-asking price

The owners of this three-bedroom bungalow were disappointed by two early offers, but the same buyers resurfaced days later, both suggesting a willingness to improve their bids. One formally resubmitted a revised offer, but was rejected once more. A third attempt, coming in at $255,000 over the asking price, was accepted. 'More often than not, we'd cancel a listing and relist it at a higher price,' said agent André Kutyan. 'But because the buyers were still hanging around and actively engaged, we left it the way it was.' Done Deal: Bitter weather conditions partly to blame for slow sale of Calgary home '[My clients] had a number in mind, and we also believed it was worth more than we were getting on offer day, so we just waited a bit.' This brick-and-stone-clad bungalow with an attached garage sits on a 42- by 130-foot lot across the street from Bannockburn Public School, just west of Avenue Road. It was built in the 1950s and has 1,116 square feet of living space, including a kitchen and a dining area on the main floor. Four-piece bathrooms and entertaining areas are on both the main and lower levels. 'We had people potentially looking to living in it and renovating it, and/or tearing it down,' said Mr. Kutyan. 'The average lot depth [in this neighbourhood] is about 110 or 115 feet, and Haddington had good depth at 130 [feet].' Two bids for newer home in Whitby, Ont., with final selling price just under asking

This four-bedroom house, located near highways 401 and 412 about 50 kilometres east of Toronto, was viewed by multiple potential buyers who largely lived in the area. Two made reasonable offers; the sellers opted for one offering $2,000 less than their asking price. 'There wasn't much on the market at the time,' said agent Ira Jelinek. 'Other houses that sold recently, none of them went in multiple offers, but I was able to get multiple offers because the timing was right, and it showed very well.' This roughly five-year-old house was built with a classic brick and stone façade, a covered porch and an attached double garage facing the street. The main floor has a modern, open layout with nine-foot ceilings and pot lights throughout. The living room was enhanced with a fireplace, and the eat-in kitchen was designed with granite countertops, an island and a door to the back of the 37-by 103-foot lot. The second floor is divided into four bedrooms. The basement is not finished. 'A lot of homes in that area are newer with 25 [foot] width and this was 37,' Mr. Jelinek said. 'Most have three washrooms, we had four, so it was a little more souped up inside.' This property is also surrounded by amenities, from a major grocer to a local park with a playground and sports fields. 'People like being very close to the highway and being around Dundas [Street] as well with all the amenities and plaza,' Mr. Jelinek said.
