Twin Cities housing nonprofit paid $5.41 million for Rochester town homes

May 30—ROCHESTER — A St. Paul-based nonprofit developer with a focus on affordable housing recently paid $5.41 million for a northwest Rochester townhomes complex as its first investment in the Med City. The Twin Cities Housing Development Corp., under the name of Innsbruck, LLLP, purchased the aging 40-unit Innsbruck complex at 1530 50th St. NW on May 27, Twin Cities Housing Development has built or renovated over 2,940 units of housing in the Twin Cities in the past 41 years. While the Twin Cities is its primary focus, it does consider any communities within two hours in its geographic range. It did acquire and upgrade a 48-townhome complex in Owatonna last year. This is the nonprofit's first foray into Rochester. "We love the Rochester market. There's just so much energy there," said Ken Isaacson, Twin Cities Housing's Development Manager. Isaacson explained that the plan is to make improvements to Innsbruck, while keeping it as low-income affordable housing with the help of Low Income Housing Tax Credits and other means. Innsbruck is fully occupied. "The site itself is in good shape, but it needs some TLC," he said. Nath & Associates of Bloomington, Minn. sold the 43-year-old property. Nath, which also owns The Quarters in Rochester, had owned Innsbruck since 2015, when it paid $2.85 million to buy it. Olmsted County estimated the total market value of the Innsbruck complex at $4.61 million for 2025-2026.

– Walter Isaacson, biographer of Elon Musk, suggested in an interview on CNBC that a merger between Tesla Inc (NASDAQ:TSLA) and xAI, Musk's privately held combination of his artificial intelligence startup xAI and social media platform X (formerly Twitter), is a real possibility. Isaacson said such a move would align with Musk's ambition to transition Tesla from a purely electric vehicle manufacturer to a leading player in physical artificial intelligence. 'I think it's going to happen,' Isaacson said. 'Because Musk, even in my book when he's starting xAI, [was] talking about [how] these chatbots are fine, but what you need is real world AI. You need to be able to not only take all the texts and tweets that have ever been written, but all the videos from Teslas and the all the Optimus robot [is] seeing and the hearing.' Expanding on the theme, Isaacson noted that merging the two companies would significantly accelerate the development of real-world AI capabilities. 'You will have real-world AI and once again, that will be one order of magnitude increased from what we're looking at now,' he said. The potential merger would underscore Musk's intention to integrate datasets from multiple ventures, including Tesla's autonomous vehicle footage and Optimus humanoid robots, as well as X's real-time news, into a unified AI architecture. Isaacson's comments imply that Musk views Tesla not as an end product, but as a platform for deploying large-scale, sensor-driven intelligence. 'He feels he has to [have] control in a company that's doing [physical] AI,' Isaacson said, pointing to Musk's preference for centralized oversight of key emerging technologies. By combining assets from Tesla and xAI, Musk could streamline both development and deployment of physical AI applications. Investors have speculated that Musk's end goal could be a mass-merging of all his companies, which, besides Tesla and xAI, would include Neuralink, a brain-implant startup, SpaceX, a rocket manufacturer and space exploration company, Starlink, a satellite constellation company and subsidiary of SpaceX, and The Boring Company, an underground tunneling and transportation company. A merger between Tesla and xAI would be a first step in this assumed goal. If realized, the merger would mark a major evolution in Musk's industrial strategy, shifting the center of gravity from electric mobility to embodied artificial intelligence. Such a move could reframe Tesla's identity and valuation, especially given the rising interest in next-generation AI technologies. By this logic, investors have partially priced-in the potential of Tesla to be the leader in physical AI across many sectors, despite lackluster performance in its core business lately. The stock has seen a surge from its lows in March and April, in hopes that physical AI speculation will come to fruition and lead to a return to the all-time highs of December. -- TD Cowen downgraded Skechers to Hold in a note Wednesday, highlighting a closed window for competing acquisition offers following 3G's announced deal. 'We are downgrading to Hold as the window for another bidder for Skechers to emerge has closed,' the analysts wrote. The $63 per share buyout offer from 3G Capital equates to 13.5 times TD Cowen's fiscal year 2027 earnings-per-share estimate and 6 times FY27 estimated EV/EBITDA—figures that align with the firm's prior price target but fall short of its bullish case. 'Sector valuation is +24% from April lows and now in line with 10 and 5 yr median P/E, awaiting more trade deals,' the analysts noted. TD Cowen called this the 'largest deal in Softlines Retail sector history,' well above the $2.5 billion Reebok acquisition, and framed it as 'opportunistic investing in the sector during a time of uncertainty.' The deal is said to include a unique structure: shareholders may receive either $63 in cash, or $57 in cash plus one LLC unit, with proration. 'Insiders owned roughly 14% of the shares pre-deal,' TD Cowen said, and stand to collect over $1.3 billion in proceeds. They add that management could maintain a 'sizable ownership position' depending on shareholder elections. Looking ahead, TD Cowen sees 3G pursuing margin expansion via cost-cutting and efficiencies, potentially leading to Skechers going public again. But near-term concerns remain: 'Capex as a % of sales is reaching all-time highs,' and the business model is 'heavy on distribution growth and working capital needs.' Jason Isaacson said that this attack has 'shaken India to the core' and has 'echoes' of the October 7, 2023, attack in which Hamas terrorists killed over 1,200 people and took over 200 hostages in a coordinated attack on Southern Israel. Speaking with ANI, Jason Isaacson said. 'The massacre of 7th October 2023 by Hamas was brutal and it has left a very deep attack echoes in my mind as I see what has happened in Jammu & Kashmir. It was a brutal and horrific attack on people vacationing and singling them out as Hindus. A terrorist act which has shaken India to the core. It has also horrified people has echoes of what happened on October 7, 202,3, in Israel, Isaacson agreed that Hamas and LeT's operations regarding targeting of civilians on religious identity have similarities and said that their 'motivation is to identify others as evil.' He further assured that Prime Minister Narendra Modi has complete support to 'root out terrorists.' 'Yes, that is the characteristic of the terrorist. Their motivation is to identify others as evil that need to be wiped out in some genocidal campaign. It is certainly characteristic of Hezbollah's feelings towards Jews, and has characteristics of a certain movement that has targeted Hindus. PM Modi has pledged to root out these terrorists, and he has the full support of my country and other friends of India around the world,' Isaacson said. Isaacson further said that it is 'not a big leap of imagination' to think there may be Pakistan's involvement in the Pahalgam attack, suggesting that they can't operate without the funding or support of Pakistani society, military or intelligence service. 'It doesn't take too large a stretch of an imagination to think that if no funding or support for this movement is provided by the elements within the Pakistani society, or military, or intelligence services, if such a force can operate that has a clear motivation to drive India out. It is not a big leap of imagination to think there may be some Pakistani involvement,' Isaacson said. Terrorists attacked tourists at Baisaran meadow in Pahalgam on Tuesday, killing 25 Indian nationals and one Nepali citizen while leaving several others injured, in one of the deadliest attacks in the valley since the 2019 Pulwama strike in which 40 CRPF jawans were killed.
