Paris Neilson's next project is a $59m strip in the heart of Redfern
The Town Hall's corner site at 366 Darling Street in Balmain has three levels. It's being sold with development approval for alterations and additions to the existing building and the use of the premises for food and drink. The site is currently vacant. For the past 10 years it operated as a pub and a mixed-use premises occupied by a massage parlour, gym and bottle shop. Originally the Town Hall Hotel, the property was built from 1887-1888 as part of the Balmain Civic group of buildings. The sale will be managed by James Cowan and Matthew Meynell from Colliers, along with HTL's Sam Handy and Andrew Jolliffe. Sydney House Construction of Sydney House, the former City Tattersalls Club in Pitt Street, into a mixed-use development is entering its next phase. The 130-year-old State Heritage-listed building, now owned by a consortium led by Singapore-listed First Sponsor Group, and Melbourne-based ICD Property will become Sydney's newest mixed-use tower. With an end value of about $200 million, the project at 194-204 Pitt Street is on track for delivery in 2027. The project includes 241 premium residences atop of a 135-room boutique hotel. BVN Architecture designed the tower and interiors, and FJC Studio worked on the heritage podium. Richard Crookes Constructions is the builder and confirmed demolition and bulk excavation are now complete, and major structural activities are progressing at pace. The site includes four different buildings, of which three will see significant heritage retention and restoration to both facades and key internal elements. Heritage works on site will retain the facade and Lower Bar, Sydney Room, Corinthian Room, and Billiard Room. Loading Tightly held The chance to own the only motel in Lennox Head is now available. In the tightly held coastal area of northern NSW, which is considered one of the country's most scenic and rapidly growing beachside towns, the Santa Fe Motel and Holiday Units is for sale with vacant possession. It sits on a prominent 1370-square-metre landholding just 150 metres from Seven Mile Beach and offers direct access to Lennox Head's restaurants, cafes, bars and shops. Under the same ownership for over 26 years, the motel has13 guest rooms, a manager's residence, reception and office area, swimming pool, guest laundry facilities and on-site parking. No price was disclosed, but the agents said it is underpinned by solid trading performance and land value of $2.56 million, as assessed by the NSW Valuer General as of July 1, 2024.

Six car bays in Sydney's CBD have sold for millions of dollars
If you thought the cost of real estate in Australia could not get anymore unaffordable, a handful of car bays in Sydney's CBD have just sold for millions of dollars. Located within one of Sydney's most enviable addresses, six car bays at 2 Phillip St went under the hammer for an eye-watering $3.65m. The 85sq m concrete slab is located on the ground floor of The Quay, a 29-storey residential building just 150m from Circular Quay and within walking distance to the Opera House and new Quay Quarter. The prime parking bays costing a soul destroying $600,000 each for 14sq m of space were sold by Collier executives James Cowan and Cameron Colquhoun. The sale price was almost double a previous record for a car spot which sold for $304,700 in Bondi last year. In 2013, the City of Sydney restricted carparking in the city to encourage people to use public transport and reduce congestion. The restrictions led to limited parking and high costs in the city with off street parking costing drivers about $40 an hour.

Sydney parking space smashes sales record as bidders go crazy for prime location
Six parking spaces in a carpark have sold for a mammoth $3.65million, smashing a previous sale record. The spaces were sold as a single lot underneath the 29-storey building known as The Quay on 2 Phillip Street, in Sydney 's CBD, last week. Each parking space was valued at around $608,000 with five bidders ultimately vying for the 85sq metre block. The most expensive single car space in the Harbour City had previously been set on Notts Avenue, in Bondi, when it sold for $304,7000 in January 2024. The car park fronts onto Circular Quay ferry terminals and the thoroughfare toward the Opera House. A budget of about $600,000 would purchase two-bedroom apartments in some of Australia's other capital cities, including Adelaide or Perth. Colliers advertised the 'premium car spaces' as an 'irreplaceable opportunity'. 'Ideal for nearby office and residential owners, corporate institutions, or savvy investors, this offering presents a rare chance to acquire valuable parking in the tightly held Sydney CBD market,' the listing read. Ninety-two prospective buyers inquired about the property, and 16 inspected the lot. It is understood most interested parties were affluent locals to the nearby Bennelong, Opera Quays and One Circular Quay apartments. Selling agent James Cowan said the bidding war surpassed his expectations. 'Being one of the most undersupplied and tightly held asset classes in the Sydney CBD, we knew competition was going to very high,' he told The spaces were offered with vacant possession and were dubbed the 'holy grail' of city parking by an industry insider.
