'BEEAH's entry into real estate marks a natural evolution in its transformation from an environmental management leader into a multi-sector innovator shaping future-ready cities,' Group CEO and Vice Chairman Khaled Al Huraimel told Zawya Projects. He highlighted Sharjah's real estate boom as a key driver, pointing to data from the Sharjah Real Estate Registration Department showing 13.2 billion UAE dirhams ($48.5 billion) in transactions during the first quarter of 2025 alone — a 31.9 percent increase compared to the same period last year. 'This surge, alongside the growing need for climate-smart and sustainable cities, created a timely opportunity for us to introduce Khalid Bin Sultan City, shaped by our commitment to future-ready and environmentally responsible urban living,' Al Huraimel explained. He emphasised that the move into real estate is part of a broader, carefully considered vision, beginning with the development of BEEAH's headquarters, a LEED Platinum-certified landmark designed by Zaha Hadid Architects. 'Our headquarters not only reflects our dedication to sustainable building practices, but also acts as a living prototype for the future of urban design,' he said. 'As we shape resilient and sustainable spaces, we're embracing another opportunity to contribute to the emirate's evolving and diversified economy.' Nada Taryam, CEO - Real Estate at BEEAH told Zawya Projects that Khalid Bin Sultan City project leverages the company's extensive experience in environmental innovation and sustainable infrastructure, setting a new standard where "smart technology and sustainability aren't added features, but embedded essentials." 'Khalid Bin Sultan City is not just a real estate project; it is a systems-integrated, sustainability-first, community-driven ecosystem,' she explained. This includes key community facilities and a portion of the middle park, representing around 27 percent of the total 1,500 residential units planned. Sales for Phase 1 are scheduled to launch in October 2025. Contracts will be announced in the lead-up to that date, along with unit pricing and sales availability. As a freehold development, the project will be open to both local and international buyers. Are there plans for future phases or additional projects tied to the Khalid Bin Sultan City development? Every building, transport node, and utility will feed into a central digital twin – enabling real–time optimisation of energy and resource use. For example, public lighting and cooling systems can adapt to weather, occupancy, and time of day. Residents will have decentralised digital identities, offering seamless access to homes, services, and mobility platforms. AI will enhance everything from logistics to public safety. Quality of life ties it all together. We're creating walkable neighbourhoods, shaded green paths, wellness zones, vibrant parks, and cultural venues. No home will be more than a five–minute walk from key services. The entire environment — from greenery to infrastructure — is designed to support physical, emotional, and social wellbeing. BEEAH has had success across sectors such as environment and healthcare. How will learnings from those industries inform your real estate strategy? Our expertise across sectors gives us a 360–degree view of how cities operate. In environment, our zero–waste systems — which have helped Sharjah achieve over 90 per cent landfill diversion — are embedded in the city's infrastructure, including smart bins, digital collection tracking, and decentralised composting hubs. In energy, we're applying waste–to–energy and solar innovation at the neighbourhood level, ensuring clean, reliable power with built–in resilience. From healthcare, particularly the Jawaher Boston Medical District, we've adopted a design philosophy that centres wellbeing, health access, and biophilic planning. In technology, ventures like EVOTEQ and have enabled us to build platforms for supply chain management, logistics, recycling, and EV infrastructure — all of which are being adapted to serve residents directly. With Sharjah as your base, will future projects be concentrated in the UAE or will we see BEEAH real estate ventures regionally and globally? Our roots are in Sharjah, and we're proud to contribute to its growth. But the vision we are developing — for net–zero, smart, and human–centric cities — is one that has global relevance. We see strong opportunities for regional expansion, especially in markets that are prioritising sustainability, infrastructure development, and climate adaptation. Our experience in Saudi Arabia and Egypt, through environmental partnerships, has shown us how our models can be adapted to different geographies. Real estate is a natural extension of this. That said, we remain focused on execution — ensuring that our first developments deliver both impact and insight. The ceremony began with a film titled "We're are shaping the next era,' which explored the origins and evolution of BEEAH Group over time, expanding internationally, and transforming it from a small waste management company to a leading global institution exploring how to build a better future for all, offering various services in the fields of sustainability, energy, technology, healthcare, and real estate development. Khaled Al Huraimel, CEO and Vice Chairman of BEEAH Group, revealed that "Khalid bin Sultan City" represents a pivotal milestone for BEEAH in the field of real estate development, considering it a pioneering project that embodies the group's vision to reshape urban life. He described the project as an expansion of BEEAH's journey to build an integrated system of sustainable solutions in the environment, energy, technology, and healthcare sectors. Sheikh Sultan Bin Ahmed listened to an explanation of the city and its smart infrastructure that adheres to net-zero standards, renewable energy systems, water recycling facilities, and sustainable transportation solutions that support modern lifestyles. Smart technologies also contribute to enhancing infrastructure based on artificial intelligence and providing digital services, ensuring an integrated and seamless urban experience. The Deputy Ruler of Sharjah was briefed on the master plan, which aims to create walkable neighbourhoods, facilities that support a healthy lifestyle, and a vibrant community environment that inspires interaction, belonging, and shared growth. Khalid Bin Sultan City is planned to include seven distinct residential neighbourhoods, aiming to build a connected, human-centred community. Each neighbourhood revolves around a central plaza, a vibrant public space designed as a social hub and wellness space, located within a five-minute walking distance. It will also include children's centres and health clinics, in addition to sports facilities and outdoor cafes. At the heart of the project is a 2-kilometre green oasis, forming the city's natural backbone. It will feature jogging and cycling tracks, parks, and shaded plazas. Khalid Bin Sultan City will feature freehold residential units, including villas, townhouses, and apartments, offering a variety of carefully designed living options that combine sustainability, comfort, and modern amenities. Additional details about the availability of available units and community services will be revealed soon during future sales phases. At the end of the tour, the Deputy Ruler of Sharjah received a commemorative shield bearing the design of Khalid bin Sultan City, in appreciation and gratitude from BEEAH Group for his presence at the event. Sharjah-based waste management firm Beeah Group entered into the real estate market with the launch of Khalid bin Sultan City — a multi-billion billion dirham freehold project located between Dhaid Road and Khorfakkan Road. 'The project starts from our headquarters, moving south around 1.5 kilometres. Designed by Zaha Hadid, it's a mixed-use development, and it's a sustainable project to be net zero and zero waste. It's built to be the city of the future. We're looking at decentralised digital identities for the residents and people that work and live there,' said Khaled Al Huraimel, group CEO of Beeah Group. 'This city will be freehold, so open to all nationalities. The project will have seven neighbourhoods and will be launched in phases. We have not yet announced the date of the launch of sales, but it will be announced very soon. The price will be extremely competitive for investors or end users,' he said. 'It will also be a LEED-certified master plan. We like to call it a climate, smart, sustainable city.' Beeah Group chief said there is a lot of demand for real estate in Sharjah. 'In the first quarter of this year, sales in Sharjah were up 31 per cent over the previous year. There is a lot of demand in Sharjah for quality developments. Over the last few years, several quality developers have launched different projects in Sharjah because there is much more demand. We had a project launched recently in Sharjah and that was sold out in three hours. So demand is there. And prices are still going up in Sharjah that's because the demand is more than the supply here in Sharjah for quality developments,' he said. Al Huraimel added that GCC, Arabs and UAE nationals dominate the buyers in the emirate, but Asian communities are also growing very fast. 'We have demand from Asian and Arab communities because Sharjah is ideal for its location and has an international airport that's getting busier and now expanding as well,' he added.

The announcement comes as Sharjah's property market experiences significant growth, with real estate transactions in the first quarter of 2025 increasing by 31.9 per cent compared to the same period last year. BEEAH's first regional property development project revealed BEEAH's entry into the sector aligns with the emirate's economic diversification efforts and builds upon the company's track record of achieving a waste diversion rate of over 90 per cent, among the highest globally. Whilst specific details remain under wraps, Nada Taryam, CEO of Real Estate at BEEAH, confirmed that the upcoming announcement will reveal 'a first-of-its-kind project in the region.' 'In the coming weeks, we'll be unveiling a major development — one that captures a vision we have nurtured for years.' The development will incorporate AI-powered building management systems that automatically regulate lighting, cooling, and energy use based on occupancy and time of day — technologies already successfully implemented at BEEAH's LEED Platinum-certified headquarters, designed by Zaha Hadid Architects, Al Huraimel said. He added that the project aims to create 'an entirely new niche' rather than reproduce existing models. 'The goal is not to reproduce existing models but to create an entirely new niche. It's about setting benchmarks and raising expectations for sustainable living across the industry,' he said. BEEAH's real estate venture will also integrate technologies and expertise from across the group's operations. The company has developed from managing a single landfill in Sharjah to operating the region's first Waste-to-Energy plant and expanding into Saudi Arabia and Egypt with large-scale integrated waste management solutions. 'As a diversified group, we now represent an entire ecosystem of offerings for tomorrow's sustainable, smart cities: Environment, Energy, Technology, Healthcare, and now Real Estate,' Al Huraimel said. 'By pursuing real estate development, we are moving closer to our mission of pioneering a sustainable quality of life by launching projects with people at the heart of it,' he added. The integration will also extend to BEEAH's various subsidiaries and ventures such as ION, the group's green mobility platform will provide EV charging infrastructure, whereas digital ecosystem will offer on-demand logistics and waste recycling services. Moreover, EVOTEQ's supply chain technologies will enhance commercial operations within developments. Strategic partnerships to drive BEEAH real estate development plans Collaboration remains central to BEEAH's real estate strategy, following successful partnerships across its other sectors, the chief executives added. The group's healthcare venture, the Jawaher Boston Medical District, leverages expertise from US medical institutions including Mass General Brigham and Dana-Farber Cancer Institute. 'Partnerships have been essential to BEEAH's success across every sector,' Al Huraimel said, adding as they expand into real estate, 'collaboration will remain at the core of our strategy. We are engaging with partners in architecture, engineering, mobility, energy, and smart systems, all of whom will be instrumental in bringing our developments to life.' The developments will feature comprehensive smart technology integration, drawing from BEEAH's experience across multiple sectors. The Sharjah Waste to Energy facility, developed through a joint venture with Masdar, generates enough low-carbon electricity to power nearly 60,000 homes, with expansion plans set to double this capacity. BEEAH is also developing the Middle East's first commercial-scale Hydrogen-from-Waste plant and, in partnership with Khazna Data Centres, is building Sharjah's first Tier 3 data centre with groundbreaking sustainability standards. 'Our goal for the technologies we will deploy in the city is to simplify day-to-day living, reduce resource consumption, and create a more connected, intuitive living experience,' Al Huraimel explained. Taryam outlined BEEAH's approach to real estate development, explaining that the projects focus on creating integrated spaces. 'Our developments will be integrated, intelligent, and purpose-built to serve people now and into the future,' she said. The approach builds on lessons learned from previous projects, including the BEEAH headquarters and Taryam's role as project manager and strategic lead for the Sharjah Creative Quarter. The latter project blends traditional design with modern functionality through green spaces, exhibition areas, courtyards, and collaborative workspaces. 'That experience reaffirmed the importance of placemaking, and the role of sustainable design in fostering creativity and human connection,' Taryam said. BEEAH's real estate developments will also prioritise human experience through green mobility solutions and comprehensive wellness integration. The projects will feature integrated EV charging infrastructure, car-free zones, and mobility hubs that encourage cleaner transit options. 'Our developments prioritise the human experience, which means enabling green mobility to minimise street level emissions, in addition to green spaces to support walkability and overall well-being,' Taryam explained. The wellness approach extends beyond traditional healthcare, incorporating learnings from the Jawaher Boston Medical District, designed by Renzo Piano Building Workshop as 'an exceptional patient-centric ecosystem surrounded by a lush forest.' Whilst BEEAH's immediate focus remains on the UAE market, the company has also outlined ambitions for international expansion. 'We want to ensure that this living model is replicable for future cities in the nation and beyond,' Al Huraimel said. The group already operates waste management solutions in Saudi Arabia and Egypt, providing a foundation for potential real estate expansion. 'In the future, we will be open to working with like-minded partners to take our real estate model to other regions. Our aim is to export a proven framework for sustainable, smart urban living, one that can have a positive impact on communities internationally,' Al Huraimel added. Outlining BEEAH's long-term real estate objectives, Taryam explained that the creation of sustainable, smart cities that incorporate innovation whilst maintaining harmony with nature. 'Our vision is to build sustainable, smart cities of the future — places that incorporate sustainability and innovation where people can experience exceptional living in harmony with nature,' she said.
