50 LDA plots, 2 complexes on e-auction

Lucknow: At least 50 residential plots in Basant Kunj Scheme and two major commercial complexes have been listed for e-auction by the Lucknow Development Authority (LDA). According to LDA officials, 252 square metre plots located in Sector-G near Gau Ghat, adjacent to the Green Corridor, have been put up for auction for the first time. The base rate was fixed at Rs 32,955 per sqm. These plots, with an estimated collective value of Rs 310 crore, were planned in a prime residential area. Additionally, several high-value properties identified through a land audit were also included. A 2.5-hectare plot near SSB in Gomti Nagar Extension, valued at nearly Rs 100 crore, was selected for e-auction. Commercial and nursing home plots in Vishal Khand, Gomtinagar, measuring 1800 sqm, have also been listed. Two multi-storey commercial complexes constructed earlier by the authority have been put up for sale. The five-storey Ratan Khand complex (6729.6 sqm) was valued at Rs 87 crore, while the Mansarovar complex (1586.43 sqm) was valued at Rs 15.27 crore. Both were included in the current auction. Officials have been asked to prepare plans for high-rise residential buildings on LDA-owned land near Balu Adda (4200 sqm) and Bhadeva in Aishbagh (5000 sqm), which were identified through the same land audit process.

LUCKNOW : The Lucknow Development Authority will launch two major infrastructure projects worth Rs 3,300 crore at prime locations in the city. One will be a group housing project — River View Apartments —behind the UP Police Headquarters near Shaheed Path and other will be a hotel-cum-commercial complex at 1090 Crossing. LDA vice-chairman Prathamesh Kumar shared detailed plans for both projects during a meeting with stakeholders from the real estate sector on Friday. The River View Apartments project will be developed on 51 acres of land at Maleshemau village in Gomtinagar Extension , which was recently cleared through a demolition drive. With an estimated investment of Rs 2,500 crore, the project will feature residential units ranging from 1BHK to 4BHK flats, along with penthouses and dedicated housing for EWS and LIG categories. Residents will have access to modern amenities, including swimming pools, gyms, clubs and yoga centres. All the apartments will offer a view of the Gomti river . The project will be divided into three clusters to encourage participation from multiple developers. With a floor area ratio (FAR) of 5, it will include several high-rise towers. The second project will come up on a 5.5-acre LDA-owned plot at 1090 Crossing. This Rs 800-crore development will include a hotel, commercial complex and office spaces. It will be executed under the Public-Private Partnership (PPP) model. LDA will serve as a co-developer. To make the structure iconic, special emphasis will be placed on architectural design and the building façade. Upon completion, the commercial and office spaces will be leased for 90 years, with provisions for extension. The project is expected to boost tourism, commercial activity and employment opportunities in the city. The VC informed that LDA is simultaneously working on key infrastructure near the housing site. These include a green corridor, a cloverleaf connecting Shaheed Path and Sultanpur Road, a masterplan road and a flower valley. These additions are expected to significantly enhance the area's overall appeal. Request for proposals (RFPs) for both the projects are expected to be released in June. After signing the agreements, selected developers will be required to complete the construction within three years.

LAHORE: A Punjab Special Planning Authority (PSPA) will be set up to eradicate illegal housing societies in the province. The decision was taken in a meeting presided over by Chief Minister Maryam Nawaz Sharif. A proposal of separate designs for commercial and residential areas was reviewed in the meeting. The participants considered recommendations to make the housing societies eco-friendly and walkable in accordance with modern requirements. The chief minister issued directives to ensure immediate disposal of pending applications of the housing sector. She sought a detailed report to review progress on the Lahore Development Plan on a daily basis. It was decided in principle to establish the PSPA to eradicate illegal housing societies. Commercial, residential and agricultural land will be zoned. The PSPA will conduct district land use planning and zoning. The district land use plans and zoning will be reviewed after every four years. It was also decided that a special planning committee would be stablished in each district. The relevant deputy commissioner will be the head of the District Special Planning Committee. Representatives of the Water and Power Development Authority (WAPDA), Sui Gas, Water and Sanitation Agency (WASA) and other service providers will be included in the committees. A violation tracking mechanism will also be launched to prevent illegal use of land. Misuse of land will be identified through the 'District Digital Wall'. A decision on fast-track approval of applications would also be based on the digital data. The chief minister said, "Town planning guarantees a stable future. Owing to poor strategy, illegal housing societies are being built in the urban areas." The CM was informed in a briefing that millions of rupees had been saved due to e-tendering in the Lahore Development Plan. A progress report was presented on 414 schemes under Phase-I of the plan. Meanwhile, Lahore Development Authority (LDA) Additional Director General Dr Mujtaba Irfan informed a delegation of trainee officers from Khyber-Pakhtunkhwa that LDA was in the process of becoming a paperless organisation. He said the authority had issued over 1,300 online residential designs to citizens. The delegation was informed that over 850 kanal of LDA-owned land had been reclaimed last year. The officers were briefed on LDA's property management, enforcement, town planning, land use rules, and sustainable development practices in its schemes. The delegation received detailed information on building and zoning regulations, residential schemes and mega projects undertaken by the authority. They were also briefed about the workings of WASA (Water and Sanitation Agency) and TEPA (Traffic Engineering and Planning Agency). The LDA on Wednesday sealed 105 illegal commercial properties. The action was taken against the use of residential buildings for illegal commercial purposes in violation of the regulations. At Khayaban-e-Firdousi, 30 properties were sealed, including cafes, food points, private offices, restaurants and other commercial establishments operating without authorisation despite the area being designated for residential purposes. In addition to Johar Town, LDA teams sealed 34 properties in Sabzazar, 30 at Canal Road, New Muslim Town, and Shadman, and 11 in Faisal Town. With additional input from APP
