'Whether you have a sprawling garden or a cosy top-floor flat with no outdoor space, summer is the season to make the most of your entire home. 'This doesn't have to mean expensive renovations or a full décor overhaul. Sometimes, small, inexpensive changes can have the biggest impact.' As such, Liv, who now lives in Marbella, has shared her top ten affordable furnishing tips that might help a home stand out from the crowd. But making sure you get the most out of a move can be stressful. 5 However, property expert Liv Conlon - who stages homes for a living - has shared her essential 10 tips for boosting value. And some cost just pennies but can had hundreds to the asking price. Liv, 26, is the CEO of multi-award-winning which furnishes more than 400 homes a year, as well as a StagerBoss - a coaching business teaching other women how to do the same. The Scots mum, who was brought up in Glasgow and now lives in Marbella with son Cash and mum Ali, says: "From posh pillows to hotel-style bedding, the right styling can make buyers fall in love and nudge them above the asking price. FIRST IMPRESSIONS A buyer decides in 10 seconds whether they are going to buy your home or not - so your entrance and hallway need to make a good first impression. Make it warm and welcoming. Buy a new door mat that's only used for viewings, with no dirty shoe marks, and place two identical plants at either side of the door - which is either clean, new or given a lick of paint. Opt for colours such as black or navy blue so it looks 'classy', rather than something more 'out there'. Clear away the clutter, and lose the smelly shoes and dumped coats. LIVING ROOM VISION The living room is the heart of the home - and buyers know it. It's where they picture relaxing with a glass of wine, watching TV, or hosting friends. A property staging expert has revealed the genius tricks used by celebrities to dazzle potential buyers and sell their homes in a flash. Liv Conlon, from Glasgow, is a British entrepreneur who launched ThePropertyStagers when she was just 16 years-old, and has since forged a highly successful seven figure business kitting houses out before a sale - even if they have been on the market for years. Now the expert, who made £1million before she turned 18, has shared some of best tips and tricks used by A-listers during viewings - and they needn't break the bank. Taking inspiration from a number of glitzy VIP mansions, there are things sellers can do to glam rooms out; even if they don't have a spare million in the overdraft. 'Celebrities may have an off-the-scale budget when it comes to styling their homes for sale - but there are ways to copy the look on a budget,' Liv explained. 'Whether it's creating an unforgettable first impression, using crisp five-star hotel-standard bedding, or a homely aroma wafting around the kitchen, you don't need a Hollywood income to achieve the same effect.' She urged those hoping to sell their homes to start making adjustments now, since spring is one of the busiest seasons to sell. 'Putting things in place now if you are looking to market your property, will only stand you in good stead,' she advised. The first step to making a quick and profitable sale is to make a good first impression. 'Whether it's in the photos you share of your home, or when potential viewers come to look around - is a big deal,' Liv continued, adding that the difference could be as significant as generating zero interest or instigating a bidding war. Here are seven of her favourite tips and tricks to make even the frumpiset of spaces look red-carpet worthy... The power of a grand entrance Taking inspiration from Kris Jenners $13.5 million mansion, Liv noted the importance of creating a 'grand entrance'. She said people may want to seek inspiration from the reality star's property, which has 'two winding staircases and a chandelier hanging from the ceiling' - hence creating a 'wow factor'. It's one of most crucial factors involved in staging a desirable viewing, as it creates an 'impactful first impression as someone walks into your home'. This might involve creating a 'clutter-free environment' by sweeping aside shoes and boots in the doorway, or using light to create the illusion of more space. HOW TO DO IT ON A BUDGET She suggested using 'a large mirror to create the illusion of space and bounce light around'. Elsewhere, Liv advised people to 'upgrade your front door with a fresh coat of paint or stylish new hardware'. 'Add a sleek console table with chic décor like candles or a sculptural vase,' she added. And finally, she said that 'using a bold but sophisticated rug to create a defined entry space' can make all the difference. Hotel-style luxury bedrooms One celebrity to have utilised the power of 'hotel-style' furnishings is Olivia Attwood, who has used fresh crisp bedsheets to add a luxurious feel to her £1 million Cheshire mansion. 'There's nothing quite like slipping into crisp, white sheets - especially if you're staying at a luxurious hotel and you know someone else is making the bed the next day,' Liv expressed. 'Celebrities are well aware that a plush, spa-like bedroom instantly increases a home's appeal. It allows potential buyers to want to see themselves relaxing in the space. 'For instance, Olivia Attwood's bedroom features soft linens, a neutral colour palette, and layered textures for a cozy feel. 'I know I'd love to live there - and so will potential buyers.' HOW TO DO IT ON A BUDGET Liv suggested investing in 'white or neutral bedding' which can help 'create a clean, high-end look' - even if the brand itself isn't pricy. Secondly, adding an upholstered headboard can help create an expensive feel to the space. 'Layer throw pillows and cozy blankets for texture,' she added. And finally, she suggested using 'matching bedside lamps to create a balanced aesthetic'. As well as working to create a space that is appealing on the eye, Liv also emphasised the importance of using scent to stage a desirable home. She explained: 'Walking into a viewing and being greeted by the smell of sweaty trainers, or musty pets is bound to get up the noses of potential buyers. 'A signature scent is a secret weapon in luxury home sales, creating an immediate emotional connection. 'Many celebrities, such as Victoria Beckham, use subtle yet sophisticated fragrances to create an inviting atmosphere throughout their homes.' The former Spice Girl recently shared a glimpse from inside her family home in a photo of her son Romeo, who appears next to a Diptyque candle costing £58. HOW TO DO IT ON A BUDGET The stager said: 'Use essential oil diffusers with scents like sandalwood, vanilla or citrus. 'Place bowls of dried lavender or eucalyptus in key areas.' As well as adding candles and diffusers, the homely smell of baked cookies or simmered cinnamon sticks can also entice potential buyers. Crafting a gourmet kitchen Another element that's often overlooked by those looking to sell their houses is kitchen layout. But as the property mogul pointed out, ensuring that the culinary space is tidy and organised can be the start to making buyers feel as though they are arriving at a 'chef's paradise' - a feat which she said was well executed by the Duchess of Sussex. 'Meghan Markle - whether you love her new TV show or not - is a great example, with stylish open shelving and neatly arranged accessories,' Liv revealed/ 'While you might not have thousands to spend on interior design, there are easy ways to improve or make the best of what you've got.' HOW TO DO IT ON A BUDGET An easy way to do this is to ensure countertops are cleared, and that there are a 'few chic kitchen accessories' laid out to maximise effect. Elsewhere, home owners can 'arrange fresh fruit in a stylish bowl for a pop of colour'. She also suggested using 'matching storage jars to create a cohesive look' and swapping 'cabinet handles for a sleek, modern update.' Maximise natural light Next on Liv's list of suggestions is to ensure that all forms of natural light are being maximised to their full potential, a trick she said was well emulated in Ben and Annie Shepard's home. 'Walking into a dark, dingy home isn't going to create the best first impression. Something luxury homes do well is always appearing bright and airy, making spaces feel bigger and more welcoming,' she pointed out. 'Natural light enhances a home's appeal by creating a warm and inviting atmosphere, while also showing off architectural details and high-end finishes. 'Buyers are drawn to spaces that feel open and illuminated, as they subconsciously associate brightness with cleanliness and spaciousness. 'Good Morning Britain star Ben Shepard has done this really well in his home.' HOW RTO DO IT ON A BUDGET For people who have heavier blinds, Liv suggested swapping to sheer panels or light-coloured ones. She also recommended placing mirrors strategically to reflect natural light and open up the space. 'Keep windows spotless to maximise brightness,' she added, and use 'light-coloured paint to make rooms feel larger'. Statement artwork and large-scale décor 'It's not unusual to see oversized art pieces in celebrity homes, creating an instant focal point in the room, and elevating the space,' the staging expert said. 'In terms of styling, large-scale artwork adds a sense of sophistication, drama and personality to a home.' Like many other A-listers, Amanda Holden has executed this design technique expertly. According to Liv, this is done 'perfectly' and 'by using abstract paintings, bold photography or custom commissions to reflect their style and make a lasting impression on visitors.' HOW TO DO IT ON A BUDGET The expert suggested home owners to 'print high-resolution artwork from free online resources and frame it. 'DIY an abstract painting using inexpensive canvases and acrylic paints,' she added. Elsewhere, using wall decals or removable wallpaper can help create 'an instant focal point'. Indoor-outdoor living spaces Victoria and David Beckham haven't only succeeded in creating a highly lucrative business empire between their brands, but also in designing a beautiful home. And Liv pointed out how the the family's house is a masterclass in the blending of indoor and outdoor spaces, a feature which she said created an 'airy feel' that's perfect for enjoying the sunshine and entertaining guests. 'Hollywood homes blur the lines between indoor and outdoor living, creating seamless entertaining areas,' Liv said. 'It's something we're seeing creeping into everyone's homes. 'A great example of this is David and Victoria Beckham's Cotswolds estate, which features large glass doors that open up to an expansive outdoor space with a terrace and stunning views, creating a seamless transition from the interior to the garden. 'The design allows for an open, airy feel that's perfect for entertaining guests while enjoying the natural surroundings.' HOW TO DO IT ON A BUDGET 'Use string lights and lanterns to add ambiance to patios or balconies,' Liv suggested. Another trick is to 'arrange outdoor seating with affordable cushions and throws' and to add potted plants to 'make the space inviting'. Finally, the expert also advised that sn outdoor rug can also be used to help 'define space'.
