Lodha Developers' net profit falls 27 pc sequentially, revenue also declines
Realty major Lodha Developers Limited has reported a sharp 26.84 per cent quarter-on-quarter (QoQ) decline in net profit for the April-June quarter (Q1) of FY26. The company's net profit dropped to Rs 675.1 crore in Q1 from Rs 922.8 crore in the previous quarter (Q 4 FY25), according to its stock exchange filing. Similarly, revenue from operations in Q1 stood at Rs 3,491.7 crore, down by 17.34 per cent compared to Rs 4,224.3 crore in the January-March quarter. Total income also slipped to Rs 3,624.7 crore -- marking a 17.99 per cent fall from Rs 4,420.3 crore in Q4 FY25. Expenses, meanwhile, were lower as well, dropping 15.84 per cent to Rs 2,721 crore from Rs 3,233.1 crore in the previous quarter, the company stated in its regulatory filing. Despite the QoQ decline, the company posted a 42 per cent jump in net profit when compared to the same period previous year. Lodha Developers had reported a net profit of Rs 475.9 crore in Q1 FY25, with total income at Rs 2,918.3 crore. In FY25, the company had posted a net profit of Rs 2,766.6 crore on a total income of Rs 14,169.8 crore. This year-on-year growth was driven by strong housing demand. Managing Director and CEO Abhishek Lodha said that Q1 of FY26 marked the company's best-ever first-quarter pre-sales performance, clocking Rs 4,450 crore. However, he acknowledged that uncertainties during the India-Pakistan conflict in June had some negative impact on the overall performance. He added that the company's growth strategy is anchored in rising homeownership demand, improving household incomes, and increasing preference for quality homes offered by trusted brands. 'We aim to deliver 20 per cent topline growth sustainably in the coming years,' Lodha said. He also noted signs of revival in mid-income housing demand, supported by interest rate cuts and tax benefits, and expects this trend to gain momentum in the second half of the fiscal. Lodha Developers is a Mumbai-based real estate firm with a presence in the MMR, Pune, and Bengaluru.

"With further strengthening of our launch pipeline for the current fiscal on the back of significant business development achieved during the June quarter, we remain on track to achieve FY26 pre-sales guidance of ₹21,000 crore," the company said. The company said that despite considerable investment in business development, net debt remained at ₹5,080 crore, comfortably below the company's 0.5× net‑debt‑to‑equity cap. Rebranding of the company The company announced that Lodha Developers, formerly known as Macrotech Developers Limited, will rebrand as Lodha Developers Limited with effect from June 16. Abhishek Lodha-led firm Macrotech Developers Ltd received approval from the Registrar of Companies to change its name almost two months after settling the trademark dispute with the younger brother who owns the House of Abhinandan Lodha. They settled the dispute on April 14. Lodha Group and 'House of Abhinandan Lodha' have no connection with each other, and both entities decided to communicate this widely, they had said in a statement.

Lodha Developers acquires 945 transit camp apartments measuring 3.29 lakh sq ft for ₹567 crore from Arihant in Mumbai
Mumbai-based listed real estate developer Lodha Developers Limited has purchased 945 permanent transit camp (PTC) units, spanning over 3.39 lakh sq ft, from Arihant Construction Company in Mumbai's Mankhurd area for ₹567 crore, according to property registration documents accessed by CRE Matrix. The deal is linked to Lodha's ongoing project in Vikhroli, where, under the Slum Rehabilitation Authority (SRA) scheme, the developer is required to hand over a portion of built-up space to the SRA in exchange for additional construction rights for sale in the open market. Arihant Construction, which is undertaking a slum rehabilitation project in Mankhurd with over 83,000 sq m of free-sale component, is supplying these PTC units. To meet its obligations, Lodha will transfer the acquired units to the SRA. The documents show that the transaction forms part of a larger deal involving the transfer of free sale Floor Space Index (FSI) under the Development Control and Promotion Regulations (DCPR) 2034. Transit camp units are temporary housing accommodations provided to people, typically slum dwellers or tenants, who are displaced due to redevelopment projects, especially under slum rehabilitation or infrastructure development schemes. Slum Rehabilitation Authority (SRA) scheme is a government initiative aimed at redeveloping slum areas in Mumbai by providing free, permanent housing to eligible slum dwellers while allowing private developers to construct and sell residential/commercial units for profit on the remaining land The agreement allows Lodha to integrate the acquired Floor Space Index (FSI) into its own Vikhroli project, enabling the use of Arihant's free sale rights to develop residential and amenity spaces within the township. The transaction was registered on June 3, 2025, with a stamp duty of ₹34.02 crore and registration fees of ₹30,000 paid. Macrotech Developers Limited changes its name to Lodha Developers Limited
Macrotech Developers Limited has changed its name to ' Lodha Developers Limited' with effect from June 16. The company informed the exchange of the name change in a filing.
